REPAIR AND DAY TO DAY MAINTENANCE WORKS TO FLOOR WALL ROOF SEEPAGE LEAKAGE JOINERIES SANITARY FITTINGS PLINTH PROTECTION CERTAIN OTHER ITEM FOR CERTAIN BLDG AT L AND M AREA EXCEPT ASHOKA BLDG AT NB KOCHI

Attending complaints such as leakage and other petty repairs including providing and replacing minor items and ensuring proper and trouble free functioning of Pillar taps,sink cock etc of any description or size, complete all as specified and directed by Engineer-in-Charge. Note:- (a) Rectificatin of leakage by replacing tap washers, spidle, tightning the handle/knob/nuts/screws, tightning loosely fitted tap, replacement of thread seal tape/cotton thread, removing any blockage from tap or PVC connection pipe, tightning PVC connection pipe etc will be treated as minor / petty repairs. (b) Tap washers, spindle, washers for PVC connection pipe, nut/screw, thread seal tape/cotton thread, shellac, solvent cement etc shall be treated as miror items which shall be provided by the contractor as required without extra cost. Quoted rate shall be deemed to be inclusive of same.

Attending complaints such as non functioning of flushing cistern, leakage and other petty repairs including providing and replacing minor items and ensuring proper and trouble free functioning of low/high level flushing cistern complete all as specified and directed by Engineer-in-Charge. Note : (a) Rectificatin of leakage by changing siphon ,replacing washers of PVC connection, tightning the handle/knob/nuts/screws, tightning loosely fitted float or ball, removing, cleaning and refixing of siphon, replacement of thread seal tape/cotton thread, removing any blockage from inlet/out let mouth or from PVC connection pipe, tightning PVC connection pipe, fixing of flush pipe and cone, handle, brackets etc will be treated as minor / petty repairs. (b) Washers for PVC connection pipe, nut/screw, thread seal tape/cotton thread, shellac, solvent cement, M seal etc shall be treated as miror items which shall be provided by the contractor as required with out extra cost. Quoted rate shall be deemed to be inclusive of same.

Attending complaints and carrying out Petty/minor repairs to joinery and builders hardwares, such as easing/adjusting of shutters of any type or size, re-fixing of wire mesh, cub board shutters/shelves, easing/adjusting/refixing of hinges, tower bolts, handles, stoppers, sliding bolts / locks, magic eye, hook and eyes, hasp and staples, etc, of any type and size, and ensuring proper and trouble free functioning, including providing and replacing minor items complete all as specified and directed by Engineer-in-Charge. Note:- (a) Easing/adjusting of shutters and builders hardwares, tightning the handle/knob/nuts/screws, oiling/greasing of builders hardwares etc will be treated as minor / petty repairs. (b) Screws, nails, adhesives etc shall be treated as miror items which shall be provided by the contractor as required with out extra cost. Quoted rate shall be deemed to be inclusive of same.

M&L repairs to plaster in wall/floor and ceiling using CM 1:4 including preparing the patch surface by cutting out to nearest regular shape, removing loose particles, and cleaning the surface, applying neat cement slurry as required,including finishing the patch even and smooth without using extra cement and to match with existing surface , patches area n exc 2.00 Sqm each patch and removal of rubbish off the premises complete all as specified and as directed. Note:- (a) Necessary scafolding, Curing for specified period and leaving the site neat and clean shall be deemed to be included in quoted rate

M&L in repair cutting out floor and removing damaged floor/nahani trap, providing and fixing new floor trap/Nahani trap including making good floor to match existing flooring incliding joining trap to pipe line, sealing any voids, with CM 1:3 including water proofing compound,cement concrete 1:2:4,cleaning the pipes etc complete all as directed

M&L for repairing of conceald flushing cistern by replacing existing float valve and discharge valve including minor adjustments and servicing Make - Cera/perryware/Jaquar etc

Dismantling floor, hearth or wall tiling including cement mortar bedding (but not backing), removing serviceable tiles to store and rubbish off the premises.

M&L for 25mm thick PCC 1:2:4, type B-0, using 12.50mm graded crushed stone aggregate as in levelling course of floor complete all as specified and directed

M & L for Glazed coloured ceramic tiles size 450mm x 350mm x 7mm thick in vertical surfaces set and jointed with neat cement slurry and pointed in white or coloured cement to match including backing coat 10mm thick in CM 1:4 as in skirting/dado all as specified and directed.

M&L for Non skid coloured ceramic tile 7 to 8 mm thick (square/rectangular) area of each tile exceeding 0.06 sqm but not exceeding 0.11 sqm in floors etc, set and jointed in neat cement slurry and pointed in white or coloured cement to match including 15mm thick screed bed or bedding layer in CM 1:6 complete all as specified and directed.
