The Plan/Drawing, DPR, Detailed Design of High-Rise Multi-storeyed Office Building have to be get vetted by IIT namely Rorkee / Kharragpur / Delhi / Bombay/ Kanpur etc. prior commencement of work and also approved from Government of India (GOI)/State Government [Before quoting the rate by the bidder it is important to go through all the parameter specially contained in Section 6, 8, 9, 10 of Volume-1 of the Bid document]

Construction & execution of High-Rise Multi-storeyed Office Building with Max. BuA 16545 Sq. Mtr. [B+G+14] floor (Taking max. Permissible FAR= 5.00 for Plot Area of 3309 sqm (0.818 acre), complete as per the technical specifications attached in the Bid document/Tripura PWD / CPWD / CPHEEO /CWC /BIS / specification of Rural Roads (MoRD) or relevant IRC standard specification with latest amendments and reference to approved drawings and DPR. The scope of work Includes, site clearance including dismantling of temporary structures, cutting up rooting of tress, bushes, earthwork excavation, disposal of earth ,all types of foundation works with base isolator, grade beams, lintels, stair and staircase room, lift well and lift room, parapet, columns including, roof beam and roof slabs for all floors, masonry works, plastering , door and window frame and joinery, Rolling shutters, grills, finishing ,flooring, water proofing treatment, handrail works ,structural steel, roofing ,construction of any other structure which is required for successful completion of work ,all internal and external activities, Sanitary , Plumbing and water supply works, Provision for water meter and obtaining water connection from Jal Board/Agartala Municipal Corporation (AMC),DTW, IRP, Water tank, fire and sump tank, Rain water harvesting, STP civil and mechanical works including external sewerage and drainage connection. Yard finishing, landscaping, external carparking and compound wall, Supply, Installation, Testing and Commissioning of 11kV tapping point from Tripura State Electricity Corporation Ltd. (TSECL) , 11kV RMU, Dry type Transformers, Diesel generator, AMF panel, DG exhaust piping, PS and Battery, Rising Mains, Main/ Sub main and LT Panels, HT/LT cables, Cable trays, Earthing system, Lightning protection, lighting system design, sub main DBs, DBs, ACBs, VCBs, MCCBs, Isolators, MCB, ELCBs, Point wiring, Indoor/Outdoor Light fixtures, HDPE Pipes, LT poles, CCTV, TV, HVAC, chiller plant Telephone system, Networking, Audio visual system at conference hall, Furniture Fixture, Workstation at each floor, IBMS for the whole building, Required capacity of solar PV panels have to be installed on site, Fire Alarms, firefighting system including wet riser & sprinkler, fire suppression system and Voice evacuation system, Providing lifts & separate service lift. All the operation, on call maintenance and Routine Maintenance of Air conditioning (HVAC) System, lift, Fire fighting system, electrical system have to be maintained during Maintenance Period/Defect Liability Period [the period of twenty four (24) months from the date of completion of the work as notified by the Bidder and certified by the Employer in accordance with relevant clause Bid document], Liaoning with Tripura State Electricity Corporation Ltd. (TSECL), and PWD (Internal Electrical), Fire department, preparation of as built drawings for all works, etc as required.as per minimum required specifications stated in tender documents and Architectural planning and design, approved by Employer/GOI/STATE GOVERNMENT, Including all taxes, charges, royalties, etc. complete as mentioned in the scope of work of the tender documents, including obtaining all statutory approvals from relevant departments etc complete including got approval of minimum 4(Four) Star GRIHA rating and ECBC Certification. [Before quoting the rate by the bidder it is important to go through all the parameter specially contained in Section 6, 8, 9, 10 of Volume-1 of the Bid document] [The Employer reserves the right to change/modify/curtail/enhance the spatial and functional requirement of the proposed Office building at any time or stage of progress of the tendering, awarding or implementation process, without assigning any reason whatsoever for the same and which the bidders/ contractor(s) / agency/agencies shall be bound to abide by without thus being entitled to any kind of extra payment or facility whatsoever. In case of curtailment of work in Built-up-Area at awarding / post-award/ execution stages, the payment to the Contractor shall be proportionately reduced in line with the reduced volume of work].
