M & L for de-scaling the shells and tubes of condenser units of 3 x 140TR Central AC plant by circulating the diluted hydrochloric acid at the appropriate ratio depending upon the scale deposits till removal of all the scale inside the copper tubes after removal of both the end covers, brushing with nylon/GI wire brush, removal of all scale deposits and degreasing with caustic soda, flushing out thoroughly, re-fixing the end covers with new gasket packing, nut and bolts and connecting the inlet and out let, every six month or as directed by engr-in-charge all as specified and directed.

M&L for servicing and cleaning of air handling unit of 48800 CFM capacity (central AC), with and including dismantling filter units, blowing out the dust, chemical cleaning by spraying the organic based scale removing agent Vaniklin at the appropriate ratio till removal of complete dust & scale deposits in the fin area of evaporator coil, flushing through for proper air flow across the coil, greasing of blower motor, checking of electrical connection, cleaning of air filters, greasing of blower motor, replacement of un serviceable bearings, cleaning water drain lines, renewal of rusted sheet metal screws, every month for running AC plant at optimal condition unit all as specified and as directed by Engineer-in-Charge. Note : There are 03 No's of 48800CFM capacity AHU and servicing of each AHU shall measured as "Each Job"

M & L for dismantling the defective wornout cast iron bed from the motor and pump assembly of any capacity, S & F a new cast iron bed of the same dimensions as the old bed, reassembling, testing and commissioning of the motor and pump set after proper alignment of shaft all as directed by Engr-in-charge. Notes :- Motor removed during fabrication shall be overhauled completely and small spares like nuts and bolts shall deemed to inclusive in the rate quoted.

M & L for dismantling defective induction motor of any make & 6 to 12.5 HP capacity, 415 V of any duty or any class of insulation from the bed duly coupled with pump, transporting to work shop, removing burnt out winding from stator, rotor and rewinding with suitable gauge super enameled copper wire and replacing worn out driven end and non driven end bearings, insulation materials, varnishing, heating reassembling, testing and commissioning complete all as specified and as directed. Note : Motor removed for rewinding shall overhauled completely and the quoted rate shall deemed to inclusive for the same.

M & L for Overhauling of split casing type pump up to 20 HP dismantling the pump carryout overhauling including replacing the complete damaged spare parts . Repair /replacing the wornout shaft ,replacing the bushes roller/ball bearings, wearing gland packages, renewal of all corroded studs, gaskets, damaged impellars etc. and reassembling with proper alignemnt including testing and commissioning the pump all as directed and specified by Engr-in-Charge.

Scope of Work: (a) Periodical monitoring / inspecting the complete AC plant and carrying out preventive / periodical maintenance to ensure smooth fuctioning by technician/service engineer of OEM once in a qurater other than breakdown calls for monitoring the operational condition of the plant including preventive maintenace / breakdown calls whenever required. Each preventive maintenace with a maximum of 02 nos of breakdown calls if any shall be measured as "Each Job". (b) Visual inspection for oil traces, technical inspection of all the microprocessors, microcontrollers, sensors, control wiring, insulation etc, to check the performance parameters such as the temperature difference between the inlet and outlet of the heat exchanger, check the motors and starters for performace and healthy condition of the plant. (c) Rectification of minor leaks in the system, filling the refrigirant upto 05 Kg at no extra cost if any.
