PREVENTIVE/ROUTINE MAINTENANCE OF SREW CHILLER 3X285 TR CAPACITY AC PLANTS INSTALLED IN INHS SANJIVANI AT NAVAL BASE KOCHI

Comprehensive maintenance and routine check up of the chiller unit, Model No 30HXC285A of capacity (2x 285 TR Working + 1 x 285 TR standby) water cooled Chilling unit installed at INHS SANJIVANI on monthly basis, comprising of the following(Higher side of AC plant),Make: Carrier screw chiller of model 30HXC285A Hermetic rotary screw compressor using R- 134 A refrigerent, flooded type shell and tube evaporator shell and tube condenser, microprocessor based control panel ,star delta/part winding starter with control microprocessor to maintain inside temp 23 ± 2 Deg C and RH 55 ± 5 %.

Preventive Maintenace scope of work: i) To visit & check the operating parameters of the chillers every quarter and month as per OEM schedules. ii). To review the previous months operating log records and alarm history. iii). To inspect the unit for any unusual vibration, noise etc. iv). To carry out the cleaning of the condenser fins in case of air cooled chillers. v). To check for a sign of refrigerant leakage and rectifying the same. vi). To check the operation of the expansion valves, once a year. vii). To check the proper functioning of microprocessor and take control test. viii). To check / calibrate the flow switch for proper functioning. iX). To check the antifreeze and carrying out the setting of the same. x). To check the LP / HP cut out switches and to replace the same, if found defective. Xi). All the breakdowns including the compressor failure, if any shall be attended. Xii). To clean the electrical panel of the chiller every quarter with air blower Xiii) Rewinding of the compressor motor, if required. xiv). Repairing of the leakages except pertaining to the heat exchangers. xv). To attend to the complaints as and when called for. xvi). To provide any spare covered under the scope of AC plants

MONTHLY PREVNTIVE WORKS FOR CONDENSER PUMPS AND CHILLED WATER PUMPS (a ) Checking and making it fuctioning and cleaning of pump starter panels (b) Checking and tighten cables. (c) Checking and making it functioning of contactors (d) Checking and cleaning of terminals . (e) Checking and making it functioning of coupling of pump & motor . (f) Checking of spider bush of pump . (g) Checking of water seal of pump . (h) Checking of mortor load amps while in running . (i) Checking and lubricating of mortor bearing . (j) Checking and cleaning of inlet strainers of pump. (k) Checking alignment of mortor and pump .

Note :- 1. The comprehensive maintenance shall be done through OEM agency i.e Carrier air conditioning and Refrigeration Ltd. The Contractor shall enter into a MOU(Memorandum of understanding) for Comprehensive maintenance contract with the OEM agency for the complete Higher side Machineries of the AC Plant. 2. The above comprehensive AMC certificate shall be provided by the contractor in favour of GE(NS) before commencement of work, after acceptance of CA 2.The higher side of AC plant defects shall be get checked by OEM ( Carrier air conditioning and Refrigeration Ltd) and made serviceable in case of any defects observed during the routine check up or on call during emergency breakdown including replacement of all minor spares ,Leak detection ,pressure testing with nitrogen ,vacuumising,Labour for compressor oil charging, and testing if required complete all as specified and directed. 3. The quoted rate including repalcement/repair of any kind spares labour cost for replacement of defective spares which are excluded by OEM on Comprehensive AMC .The quantity of materials may vary and excecuted at site only on required basis. 4. Any complaints shall be attended within 24 Hrs the same day of complaint lodged by MES authority or user (INHS sanjivani) 5. Consumable items which are excluded in CAMC by OEM like (refrigerent,filters/driers,compressor oil etc) are measure and paid under relevent items as supply only. 6. Cost of all above works and checks shall be deemed to include in the above quoted rate of above Item

Supply only Refrigerant Gas R 134 A in sealed cylinder,all as specified and as directed .

Supply only Nitrogen gas in sealed cylinder comprising of 06 Cum volume with 2000 PSI gas in all as specified and directed.

Supply only Intrenal oil filter cat part no 2001972 complete all as specified and directed

Supply only External oil filter cat part no 2000144 complete all as specified and directed

Supply only Filter drier core cat part no 2000797 complete all as specified and directed

Supply only Compressor Oil of synthetic type SW 220 Cat No. 2000998 of Carrier make for R-134 A refrigerent based 30HCX285A model screw chiller,all as specified and as directed .

Comprehensive maintenance and Routine check up of the Lower side of AC plant on Monthly basis consists of the following components:- (a) Horizontal back pull type end suction chilled water pump 50 HP with TEFC motor, bronze -impeller (2 Working & 1 Standby) (b) Horizontal back pull type end suction condenser water pump 75 HP with TEFC motor, bronze -impeller (2 Working & 1 Standby) (c) Induced Draft type 300 TR, Cooling tower of FRP ( 2 Nos working) complete with all accessories, basin , fittings, 10 HP fan motor etc (d) AHU - 18 Nos (capacity of AHUs as follows):- (i) 22000 CFM - 1 No. (ii) 20000 CFM - 1 No. (iii) 14000 CFM - 1No. (iv) 11600 CFM - 2 Nos (v) 6200 CFM - 1 No. (vi) 14350 CFM - 1 No. (vii) 8400 CFM - 1 No. (viii) 16800 CFM - 1 No. (ix) 3500 CFM - 1 No. (x) 13600 CFM - 1 No. (xi) 3850 CFM - 1 No. (xii) 4900 CFM - 1 No. (xiii) 7200 CFM - 2 Nos iv) 6000 CFM - 1 No (xv) 8000 CFM - 2 Nos

Note for Item No. 08 :- 1. The comprehensive maintenance contract shall be done through OEM or its authorised agency of OEM Carrier air conditioning and Refrigeration Ltd .The Contractor shall enter into a MOU(Memorandum of understanding) for Comprehensive maintenance contract with the OEM agency for the complete Lower side maintenance of the AC Plant. 2. The above comprehensive AMC certificate shall be provided by the contractor in favour of GE(NS) before commencement of work, after acceptance of CA. 3. The parts shall be genuine and from original Equipment manufacturer (OEM) and approved by GE 4. The contractor is responsible to carried out minimum one routine check up through OEM (Once in a month) or as per the direction of Engr- in - charge to ensure the serviceability and proper functioning of the AC Plant in all respect ( each month will be consider as 01 Job) 5. The quoted rate including repalcement of any kind of spares and labour cost 6. Any Breakdown complaints shall be attended within the same day with in 24 Hrs of complaint lodged by MES authority or user (INHS sanjivani)

MONTHLY PREVENTIVE WORKS FOR COOLING TOWER a) Checking & make it Functioning of Tower starter panel. b) Checking & make it Functioning and tighten cable connection. c) Checking and cleaning of contactor. d) Checking and cleaning of CT fan terminals. e) Checking & make it Functioning and lubricate CT fan motor bearing. f) Checking & make it Functioning motor Amps. g) Checking & make it Functioning and washing tower tray and strainer.

MONTHLY PREVENTIVE WORKS FOR AHU a) Checking and servicing of AHUs. b) Checking and servicing of AHU Filters. c) Repair the components of the AHU equipment at site / Service Station.( d) Checking all electrical controls and components of AHUs. e) Checking and servicing of AHU electrical Panel.( f) Lubricating the bearings of AHU motor. (g) Adjustment of tension and replacing of AHU blower motor belt if worn out.(h) Checking and lubricate of AHU blower bearings. i) Checking & make it Functioning of blower shaft.( j) Checking and cleaning of AHU blower. (k) Checking & replace with new if found tear/breakng of AHU canvas connection.( l) Checking of AHU blower pulley and motor pulley.( m) Checking and cleaning of AHU motor terminals.( n) Checking of AHU motor amps. (q) Checking of AHU room temperature (return air).( r) Checking of room temperature (supply air)( s) Checking of thermostat.( t) Checking & make it Functioning of humidistat. (u) Checking of AHU heater. (v) Checking and cleaning of AHU drain and try. (w) Checking and washing of AHU coil with water pressure.( x) Checking and cleaning of AHU in let water strainer.(y) Checking of all ducting and arresting of air leakages if any found during the maintenance period including proper insulation to achieve designed temperature in conditioned space.

ANNUAL MAINTENANCE OF CHILLER CONDENSER TUBE( Once in contract period) (I) Cleaning of shell and tube condenser and chiller capacity 3 x 285 TR by chemical and mechanical process using brush after opening with sides of condensers and chillers brushing and reconnecting with suitable size of packing /gasket in same position including leak testing as per requirements and quoted rate included refixing of removed thermal insulation with new nitrile rubber /Gasket sheet (ii) Cost of all above works/ checks shall be deemed to included in the quoted rate of above Item.

M&L for painting of central AC plant i.e 3 x chiller units completely including chiller and condenser pipe lines appx length 200 mtr , ,all type valves,6 Nos of pumps and 2 x cooling towers,panel board,iron frames complete with two coats of synthetic enamel spray paint of existing colour after preparation of existing surface of each unit and marking set numbers ,and markers all as specified and directed.

Supply and fixing in replacement of PVC fills size not less than 150x200x600 mm for existing 300 TR cooling tower complete al as specified and directed.

Materials and labour for earthing( as earth electrode for connecting dehumidifier units) complete with galvanised iron earth plate electrode of size 600 mm x 600 mm x 6 mm thick, burried directly and vertically in ground, earth pit not less than 2.25 Mtr deep below ground level with top edge of the plate not less than 1.5 m below ground level connetced with and including galvanised iron wire 4.0 mm (Upto length of 7.5Mtr wire) by means of nuts, bolts, check nuts and washers made of galvanised iron or steel earthing lead to be protected by galvanised iron pipe 40 mm bore (medium grade) and other end connected to earthing test point or lightening arrestor or main controlling switch/pumps/AC plants units etc as directed including providing funnel with 20mm bore galvanised iron pipe (light grade), wire mesh, charcoal or coke and common salt in alternate layer of 15cm (compacted thickness) all round the earth electrode, concrete earth pit in PCC (1:3:6) type C-1 (with 20mm graded aggregate), 50mm thick precast RCC (1:2:4) cover slab (re-inforced with 8mm dia complete all as specifed and directed .

Supply and fixing and connecting up earth continuity conductor GI strip of size 32 x6 as main earthing lead fixed to wall on batten or recess or chases or buried in ground or drawn in 40 mm GI Medium grade pipe for earthing etc as required complete all as specified and directed. Note; This item shall be measured for the quantity used at site , beyond the length of strip 7.5 Mtr

Supply and fixing and connecting up earth continuity conductor or main earthing lead of GI wire 4mm dia fixed to wall on batten or recess or chases or buried in ground or drawn in 20 mm GI Medium grade pipe for earthing etc as required complete all as specified and directed. Note; This item shall be measured for the quantity used at site , beyond the length of wire 7.5 Mtr

Supply and fix in repair Pre filter with 90% fitering capacity down to 20 micron including side beading of size 500mmx500mmx50mm as specified and directed

Supply and fix in repair Pre filter with 90% fitering capacity down to 20 micron including side beading of size 600mmx300mmx50mm all as specified and directed .

Supply and fix in repair Pre filter with 90% fitering capacity down to 20 micron including side beading of size 450mmx450mmx50mm all as specified and directed by Engineer in charge.
