COMPREHENSIVE MAINTENANCE OF CENTAL AC PLANTS (AMC) OF ARTICLE A TP UNDER GE (AF) JAMNAGAR NO 01

M&L for Preventive and comprehensive maintenance including servicing of central AC chiller Plant of 03 Nos of 180 TR capacity each unit (screw type chiller compressor unit complete of make VOLTAS, Mode No ACEGAFXR2002MH). The work shall be carried out through OEM (M/s Voltas) of Chiller plants and equipments by checking the functioning of chiller unit,compressor, condensers, control panels, sensors, entire spare parts associated with chillers unit. Preventive maintenance of chiller comprising replenishing of refrigrant gas R134a and compressor oil, leakage arresting in the system, replacement of all defective parts as per site requirement and technical functional point of view of plant . Servicing /descalling/cleaning of chiller, evaporator coils, pre filters etc as per site reqirement and OEM technical mannual instrusctions. Material & labour (incl T&P) and replacing of any unserviceable spare parts as and when reuquired related to compressors, thermostat , cut outs, micro processor unit control panel, control boards, transducers of packed unit, chiller condensing unit, eavaporators, expansion valves, Air cooled condencers, oil and refrigerant pipe lines, oil and refrigerant filters, solonoide, automatic control valves etc complete installed items as per existing quantities etc., for above mentioned models of make VOLTAS with the followings complete all as specified and directed by Engr-in-Charge:-

(a) Chiller unit Model No ACEGAFXR2002MZ-03 Nos of 180TR capacity each, Make:- Voltas Note : (i) The unit rates quoted by contractor shall be included M&L for servicing, replacement of defective parts water inlet & outlet, caliberation of temperature & realative humiditry sensors of chiller units through OEM. The certificate of testing of plant shall be issued every quarterly after physical service of plant by OEM x 4 times in an year). (b). Comprehensive, preventive maintenenace includes spare parts such as Solonoide valves, HP/LP cut outs switches, Liquid line core dryers , Oil sepration dryers, compressor oil, Refrigerant R134a, (PCB) mother board, supply board, Fan cards, Heater relay board, contactors, Relays , Fuzes, Connectors, control panel with wiring , Pressure guages, Pressure switches, Water flow switches etc including any other parts except the parts mentioned in para (c) below. (c) The following parts are not included in the comprehensive maint such as replacement of screw type chiller compressor, fan assembly, AHU, pumps etc. However, the rate quoted shall deemed to be included the all other necessary spare parts to run the chiller unit which are not mentioned in para 1 (b) also necessary labour cost for replacement of items are deemed to be included in the quoted rate. (d) Work shall be carried out by OEM as per MoU and service report of work form auth OEM/vendor/channel partner ot be submitted after every visit.

(e) Checking and leakage, arresting of oil & gas including with charged Oil and refregerant (R134A) as per site requirement as and when required. (f) Checking the central AC Plant or Refrigeration system and equipment such as compressors and its electrical controls on the respective equipments etc. (g) Lubrication of all necessary points in the system & its components in line as per reqmt. (h) Changing of spare parts as specified and technically reqd (not whole units such as chiller screw compressor, control panel, Fan assembly, Pumps, AHU's) but repairing/ rewinding or re-calibration of items shall be carried out as per site reqmt. (j) Lubricants will be changed as per schedule and as per site requirement. (k) Attending to brekdown on calls withing 24 hrs. (l) M&L for one coat of painting with syntheitic enamel paint after rubbing of existing surface and applying one coat of primer inside and outside complete of iron surface of channel/ iron parts of Chiller plant is to be carried out in one time in a contract period. (m) Repair/rewinding of Primary& Secondary motor (11KW capacity) if required including taking out after disconnecting all incoming and outgoing connections and refixed the same its original location after repaired as per site requirement including replacement of M-seal, Butterfly valve ball valve etc.

Building No B1, B2 & B3 - (24 Nos CSU's in each bldgs=72 Nos CSU's ) of capacity 3 TR, 1200CFM, 1HP Motor complete all as specified and directed by Engr-in-Charge Note:- For the purpose of payment Preventive maintenance icluding servicing all the 72 Nos CSU's on one occassion, shall be counted as one job .

Building No B4 (A & B) = 04 Nos AHU's each of capacity 25 TR, 8000 CFM (7.5 HP blower motor) complete all as specified and directed by Engr-in-Charge. Note:- For the purpose of payment Preventive maintenance including servicing all the 04 Nos AHU's on one occassion, shall be counted as one job.

Building No B4 (A & B) = 02 Nos AHU's each of capacity 15 TR, 5000 CFM (5HP blower motor) complete all as specified and directed by Engr-in-Charge . Note:- For the purpose of payment Preventive maintenance icluding servicing all the 02 Nos AHU's on one occassion, shall be counted as one job.

Buildig No B5=02 Nos AHUs each of capacity 30 TR, 12000 CFM, 10HP blower motor complete all as specified and directed by Engr-in-Charge. Note:- For the purpose of payment Preventive maintenance including servicing all the 02 Nos AHUs on one occassion, shall be counted as one job.

M&L for Preventive maintenance including servicing of Make:- Rapid cool Hot water generatore (Total -2 Nos ) of 90 KW capacity complete by opening the existing assembly and drain out complete water, cleaing the container, checking / replacement of u/s heating element, pressure gauge etc and resembling the same and testing after servicing complete all as specified and as directed. Note:- For the purpose of payment Preventive maintenance including servecing all the 02 Nos Hot water Generatore on one occassion, shall be counted as one job.

M&L for Preventive maintenance including servicing of Make:- Rapid Cool Hot water Generatore (Total -2 Nos ) of 45 KW capacity complete by opening the existing assembly and drain out complete water, cleaing the container, checking/ replacement of u/s of heating element, pressure gauge etc and resembling the same and testing after servicing complete all as specified and as directed. Note:- For the purpose of payment Preventive maintenance including servecing all the 02 Nos Hot water Generatore on one occassion, shall be counted as one job.
