Notes for BOQ item No. 1.00 to 3.00 here-in-before:- (1) The descaling chemical should be non corrosive and non polluting in nature and safe to handle. Descaling chemical compound is RXSOL-41-8865-25. (2) The job includes all three units, condensers & cleaning and re-assembling the complete plant after necessary maintenance and shall be measured as one Job.. (3) Restarting and Maintaining of the required /desired Parameters should be provided by the contractor. (4) All the cleaning equipment i.e brush, cotton clothes, nuts, bolts of CI washers etc as required of suitable sizes are included in quoted rates. (5) Date wise record of stage passing register shall be maintained as and when servicing of each unit of each plant carried out alongwith consumable used in each unit dully signed by Contractor, JE & Engineer-in-charge.

Notes for BOQ item No. 1.00 to 3.00 here-in-before(contd.../-):- (6) The maintenance services shall be carried out through one of the OEM i.e. Voltas or Blue star or Daikin. The Contractor shall submit a MoU signed by OEM on stamp paper duly notarized, as per performa specified here-in-after from OEM before commencement of work, failing which the contract will be liable to be cancelled and work shall be got executed at the risk & cost of the Contractor. (7) Contractor will arrange OEM visits quarterly (i.e. 4 Nos. visit during contract period) for inspection and servicing as under:- (i) Checking the functioning of chiller units & its internal controls. (ii) Free replacing of defective and/worn out parts with new or repaired parts for compressor/thermostats/cutouts, contactor, field devices, sensors etc. based on OEM’s assessment in chiller. (iii) Repairing of chiller at site or any part need to repair at OEM’s service station if required. (iv) De-scaling of condensers based on OEM assessment and working parameters of the chiller. (v) Replenishing refrigerant gas in the system arising out of system defect. (vi) Checking of compressor for its proper working.

Notes for BOQ item No. 1.00 to 3.00 here-in-before(contd.../-):- (vii) Checking of microprocessor control panel, control boards of chillers unit for their correctness and replace or repair if necessary. (8) Any breakdown shall be attended within 48 hours from intimation by executiv concerned, failing which contractor shall be liable for a penalty of Rs. 2000.00 for every 24hrs beyond initial 48hours. (9) The maintenance shall run for the entire period of contract from the date of commencement of contract and during this period the smooth funcitoning of plant is responsibility of contractor. (10) If any defect/problem found in chillers during the Pre-inspection/handing over it will be rectified by contractor through OEM without any extra cost. (11) Spare parts, compressor oil, refregerant shall be measured & paid separetely if found defective during pre-inspection. Cost of minor part which are not catered here-in-after is deemed to be included in the quoted rates (12) The taking down of old unserviceable spare parts deemed to be included in quoted rates unless otherwise specifically not mentioned here-in-after. (13) Detection of leakage of refrigerant and remedial action to stop such leakage deemed to be included in quoted rates.

Supply & Installation of Thermometer, case and bezel moc shall be cast aluminum 304, weather proof as per IP-65. Immersion length around 200 mm, Connection 1/2" to 3/8" BSP with SS-304 thermowell dully filled with glycerin/equivalent complete all as specified & directed.

Supply, Installation, Testing & Commissioning of Automatic Purge Valve, MOC shall be of Brass and Plastic Cap shall be provided on the Outlet to shut the air vent when not in use. There shall be check valve at the bottom to seal the system when the Auto Air vent is removed for servicing. Auto Air Vent shall be installed on all High Points in the water piping system to automatically remove the trapped air. 3/8" BSP suitable for maximum operating pressure at 10 Bar complete all as specified & directed.

M&L periodical servicing of AHUs capacity 6000 CFM to 10000 CFM by opening air filter, nut bolts, tray for AHU including cleaning of air filter panel, cleaning of cooling coil by coil cleaner solution and high pressure water and rectified refrigerant leakage in cooling coil complete with brazing and soldering, opening and disconnectning of AHU motor from blower room checking seviceability of shaft, fan, pulley, fan belt and oiling /greasing complete, replacement of unserviciable vibrating pads/spring inside of AHU for equal air flow from blower to difuser of any type/capacity blower complete all as specified & directed.

M&L periodical servicing of AHUs of capacity more than 20000CFM by opening air filter, nut bolts, tray for AHU including cleaning of air filter panel, cleaning of cooling coil by coil cleaner solution and high pressure water and rectified refrigerant leakage in cooling coil complete with brazing and soldering, opening and disconnectning of AHU motor from blower room checking seviceability of shaft, fan, pulley, fan belt and oiling /greasing complete, replacement of unserviciable vibrating pads/spring inside of AHU for equal air flow from blower to difuser of any type/capacity blower complete all as specified & directed. M&L Rewinding of AHU's electric motor of Capacity 7.5HP to 15HP three phase 415 volts by removing old unserceable burnt copper winding wire, cleaning of slots and insertion of insulating paper in the slots in appropriate size and rewinding with super enameled copper wire of suitable size alongwith insertion of superior quality of insulating material, winding, varnishing and drying, including dismantling of electric motors connections and refixing back after rewinding, replacement of connection plate and making necessary electric connection and testing complete all as specified & directed.

M&L Rewinding of AHU's / CT electric motor of Capacity 5 HP to 7.5HP three phase 415 volts by removing old unserceable burnt copper winding wire, cleaning of slots and insertion of insulating paper in the slots in appropriate size and rewinding with super enameled copper wire of suitable size alongwith insertion of superior quality of insulating material, winding, varnishing and drying, including dismantling of electric motors connections and refixing back after rewinding, replacement of connection plate and making necessary electric connection and testing complete all as specified & directed.

M&L Rewinding of AHU's / Cooling tower electric motor of Capacity 1.5HP three phase 415 volts by removing old unserceable burnt copper winding wire, cleaning of slots and insertion of insulating paper in the slots in appropriate size and rewinding with super enameled copper wire of suitable size alongwith insertion of superior quality of insulating material, winding, varnishing and drying, including dismantling of electric motors connections and refixing back after rewinding, replacement of connection plate and making necessary electric connection and testing complete all as specified & directed.

Supply, installation, testing & Commissioning in replacement 50mm dia electronic, self balancing, pressure independent type dynamic balancing valve with integrated modulating control valves in a single body. The actuator shall be capable of accepting upto 10volt DC and upto 20mA electric signal and shall provide similar transduced feedback output to control system. Maximum close off pressure shall not be less than 6Bar for upto 50mm valves and not be less than 7Bar for 65mm & above. Valves should have pressure rating of 25Bar minimum. Valve & Actuator combination should be able to give logarithmic control characteristics to achieve linear control.The valve shall have manual override facility & the scope shall include proportionate thermostat, transformer as required and wiring for interconnection with 1.5sqmm copper conductor multicore armoured cable complete all as specified & directed.

S&F in replacement Pre fine Air filters panel of size 20 x 20 x 2 inch or nearest size for dust filtration of particles up to 10 microns at 95% efficiency having air velocity through the filter Approx 350 FPM to 400 FPM complete all as specified & directed.

M&L repair & servicing of cooling tower of varying capacity upto 60TR AC Plant, Dismantling of cooling tower for removing of top cover and replacement of PVC Fills and unserviceable nozzle, replacement of rusted nuts, bolts with washers etc and cleaning bottom tank to remove mud and dust complete all as specified & directed. Note:- Spare parts i.e. float valve, PVC Nozzels shall be measured & paid separately.

M&L Rewinding of electric Fan motor of different cooling towers of Capacity 2 HP to 3 HP, three phase 415 volts by removing old unserviceable burnt copper winding wire, cleaning of slots and insertion of insulating paper in the slots in appropriate size and rewinding with super enameled copper wire ISI marked of suitable size alongwith insertion of superior quality of insulating material, winding, varnishing and drying, including dismantling of electric motors connections and refixing back after rewinding including replacement of connection plate and making necessary electric connection and testing complete all as specified & directed.

S&F in replacement triple layer ISI marked rotational molded polyethylene water storage tanks (Cylindrical vertical with closed top) hoisted and fixed in position of Capacity 5000 litre complete all as specified & directed.

M&L double wall corrugated (DWC) HDPE pipe outer dia 90mm confirming to IS 14930(Part 2) with end cap as in trenches/under road/under floor including cutting road/floor and making good wherever necessary or fixed to wall/pole with fixing arrangement with suitable size of MS clamps made from flat iron including nuts, bolts & washers for cable protection complete all as specified & directed. Note: Excavation for trenches shall be measured & paid seperately.

Periodical, preventive & comprehensive maintenance / break down maintenance of 3x150TR Central Air Conditioning Plant semi-hermetic/open type compressor along with motor and its condenser, flooded chiller, microprocessor based control panel, sensors, relays, contactors, switches complete as per manufacturer's manual of preventive and comprehensive maintenance with periodicity (monthly) mentioned therein and as per particular specifications detailed here-in-after complete all as specified & directed. Notes:- (1) Make of installed AC plant: Blue Star, Model No: LCWX1-0525D. The descaling chemical should be non corrosive and non polluting in nature and safe to handle. Descaling chemical compound is RXSOL-41-8865-25. (2) The job includes all three units, condensers & cleaning and re-assembling the complete plant after necessary maintenance and shall be measured as one Job.. (3) Restarting and Maintaining of the required /desired Parameters should be provided by the contractor. (4) All the cleaning equipment i.e brush, cotton clothes, nuts, bolts of CI washers etc as required of suitable sizes are included in quoted rates. (5) Date wise record of stage passing register shall be maintained as and when servicing of each unit of each plant carried out alongwith consumable used in each unit dully signed by Contractor, JE & Engineer-in-charge.

Notes for BOQ item No. 114.00 here-in-before(contd.../-):- (6) The maintenance services shall be carried out through one of the OEM i.e. Voltas or Blue star or Daikin. The Contractor shall submit a MoU signed by OEM on stamp paper duly notarized, as per performa specified here-in-after from OEM before commencement of work, failing which the contract will be liable to be cancelled and work shall be got executed at the risk & cost of the Contractor. (7) Contractor will arrange OEM visits quarterly (i.e. 4 Nos. visit during contract period) for inspection and servicing as under:- (i) Checking the functioning of chiller units & its internal controls. (ii) Checking of compressor for its proper working. (iii) Free replacing of defective and/worn out parts with new or repaired parts for compressor/thermostats/cutouts, contactor, field devices, sensors etc. based on OEM’s assessment in chiller. (iv) Repairing of chiller at site or any part need to repair at OEM’s service station if required. (v) De-scaling of condensers based on OEM assessment and working parameters of the chiller. (vi) Replenishing refrigerant gas in the system arising out of system defect.

Notes for BOQ item No. 114.00 here-in-before(contd.../-):- (vii) Checking of microprocessor control panel, control boards of chillers unit for their correctness and replace or repair if necessary. (8) Any breakdown shall be attended within 48 hours from intimation by executive concerned, failing which contractor shall be liable for a penalty of Rs. 2000.00 for every 24hrs beyond initial 48hours. (9) The maintenance shall run for the entire period of contract from the date of commencement of contract and during this period the smooth funcitoning of plant is responsibility of contractor. (10) If any defect/problem found in chillers during the Pre-inspection/handing over it will be rectified by contractor through OEM without any extra cost. (11) Spare parts, compressor oil, refregerant shall be measured & paid separetely if found defective during pre-inspection. Cost of minor part which are not catered here-in-after is deemed to be included in the quoted rates (12) The taking down of old unserviceable spare parts deemed to be included in quoted rates unless otherwise specifically not mentioned here-in-after. (13) Detection of leakage of refrigerant and remedial action to stop such leakage deemed to be included in quoted rates.

Comprehesive maintenance of AHU of 1200CFM capacity, blower motor, blower shaft, and other spares from AHU for repairing/ over-hauling the body of AHU by replacement of defective components to ensure the proper functioning of the AHU, reassembling after necessary repairs, connecting, and testing complete all as specified & directed.
