Comprehensive maintenance and routine check up of the chiller unit, Model No 30HXC285A of capacity (2x 285 TR Working + 1 x 285 TR standby) water cooled Chilling unit installed at INHS SANJIVANI on monthly basis, comprising of the following(Higher side of AC plant),Make: Carrier screw chiller of model 30HXC285A Hermetic rotary screw compressor using R- 134 A refrigerent, flooded type shell and tube evaporator shell and tube condenser, microprocessor based control panel ,star delta/part winding starter with control microprocessor to maintain inside temp 23 ± 2 Deg C and RH 55 ± 5 %. Preventive Maintenace scope of work:- i) To visit & check the operating parameters of the chillers every quarter / month as per OEM schedules. ii) To review the previous months operating log records and alarm history. iii) To inspect the unit for any unusual vibration, noise etc. iv) To check for a sign of refrigerant leakage and rectifying the same. v) To check the operation of the expansion valves, once a year. vi) To check the proper functioning of microprocessor and take control test. vii) To check / calibrate the flow switch for proper functioning. viii) To check the antifreeze and carrying out the setting of the same. ix) To check the LP / HP cut out switches and to replace the same, if found defective. x) All the breakdowns including the compressor failure, if any shall be attended and rectified. xi) To clean the electrical panel of the chiller every quarter with air blower xii) Rewinding of the compressor motor, if required. xiii) Repairing of the leakages except pertaining to the heat exchangers. xiv) To attend to the complaints as and when called for. xv) To provide any spare covered under the scope of AC plants

A. ANNUAL MAINTENANCE OF CHILLER CONDENSER TUBE( Once in contract period) (i) Cleaning of shell and tube condenser and chiller capacity 3 x 285 TR by chemical and mechanical process using brush after opening with sides of condensers and chillers brushing and reconnecting with suitable size of packing /gasket in same position including leak testing as per requirements and quoted rate included refixing of removed thermal insulation with new nitrile rubber / Gasket sheet complete all as specified and as directed. B. ANNUAL SHUTDOWN INSPECTION (Once in Contract Period) 1. To replace internal oil filters, as & when required during the contract period. 2. To replace refrigerant driers, as & when required during the contract period. 3. To inspect the oil quality by color and replace/top up as per requirement. 4. To operate the machines for 08 hours (Maximum) and adjust the controls for the optimum operation. Note :- 1. The comprehensive maintenance and complete allied works shall be done through OEM agency i.e Carrier air conditioning and Refrigeration Ltd. The Contractor shall enter into a MOU(Memorandum of understanding) for Comprehensive maintenance contract with the OEM agency for the complete Higher side Machineries of the AC Plant. 2. The above comprehensive AMC certificate shall be provided by the contractor in favour of GE(NS) before commencement of work, after acceptance of CA 3.The higher side of AC plant defects shall be get checked by OEM ( Carrier air conditioning and Refrigeration Ltd) and made serviceable in case of any defects observed during the routine check up or on call during emergency breakdown including replacement of all minor spares ,Leak detection ,pressure testing with nitrogen ,vacuumising,Labour for compressor oil charging, and testing if required complete all as specified and directed.

4. The quoted rate including repalcement/repair of any kind of spares labour cost for replacement of defective spares which are excluded by OEM on Comprehensive AMC .The quantity of materials may vary and excecuted at site only on required basis. 5. Any complaints shall be attended within 24 Hrs the same day of complaint lodged by MES authority or user (INHS sanjivani) .A penalty of Rs 1000/- per day will be deducted on failuring to attend the complaint within 24 hrs. 6. Consumable items which are excluded in CAMC by OEM like (refrigerent,filters/driers,compressor oil etc) are measure and paid under relevent items as supply only. 7. The contractor has to submit no dues certificate from the OEM before completion of work.

Supply only Refrigerant Gas R 134 A in sealed cylinder,all as specified and as directed .

Supply only Nitrogen gas in sealed cylinder comprising of 12 PSI gas 6 cum in all as specified and directed.

Supply only Internal oil filter cat part no 2001972 complete all as specified and directed

Supply only External oil filter cat part no 2000144 complete all as specified and directed

Supply only Filter drier core cat part no 2000797 complete all as specified and directed

Supply only Compressor Oil suitable for R-134 A refrigerent based 30HCX285A model screw chiller all as specified and as directed .

Comprehensive maintenance and routine check up of following Lower side AC equipments components on monthly basis/as per requirement to ensure the working of all machineries without breakdown of AC supply to the hospital complex with all materials and labour for smooth functioning of plants :- Horizontal back pull type end suction chilled water pump 50 HP with TEFC motor, bronze -impeller (2 Working & 1 Standby) complete all as specified and as directed.

Horizontal back pull type end suction condenser water pump 75 HP with TEFC motor, bronze -impeller (2 Working & 1 Standby) complete all as specified and as directed. MONTHLY PREVENTIVE WORKS FOR CONDENSER PUMPS AND CHILLED WATER PUMPS a) Checking & make it Functioning and cleaning of pump starter panels. b) Checking and tighten cables. c) Checking & make it functioning. d) Checking and cleaning of terminals. e) Checking & make it Functioning of coupling of pump and motor. f) Checking of spider bush of pump. g) Checking of water seal of pump. h) Checking of motor amps. i) Checking and lubricate of motor bearing. j) Checking and cleaning of inlet strainers of pump k) Checking alignment of motor and pump l) Repairs/Replacement of motor winding if found wornout. m) Supply and fixing of any motor/pump spares required and proper functioning of chillers. n) Repair/Replacement of drain pipe of pumps to arrest the leak. o) The replacement cost for any kind of material and labour including bearing, motor winding shall be deemed to be included in the quoted rate. p) Any breakdown shall be attended within 24 hrs. A penalty of Rs 1000/- per day will be deducted on failuring to attend the complaint within 24 hrs.

Induced Draft type 300 TR, Cooling tower of FRP ( 2 Nos working) complete with all accessories, basin, fittings, 10 HP fan motor etc complete all as specified and as directed. MONTHLY PREVENTIVE WORKS FOR COOLING TOWER a) Checking & make it Functioning of Tower starter panel. b) Checking & make it Functioning and tighten cable connection. c) Checking and cleaning of contractors. d) Checking and cleaning of CT fan terminals. e) Checking & make it Functioning and lubricate CT fan motor bearing. f) Checking & make it Functioning motor Amps. g) Checking & make it Functioning and washing tower tray and strainer. h) Labour for replacement of fills. i) Checking of fan blades and alignment of sprinkler pipes. j) Checking of Vibration of structure etc. k) The replacement cost for any kind of material and labour including repair/replacement of cooling tower hub, blade, stay assembly, bearings and motor winding etc shall be deemed to be included in the quoted rate. l) Any breakdown shall be attended within 24 hrs. A penalty of Rs 1000/- per day will be deducted on failuring to attend the complaint within 24 hrs.

M&L for Painting of Central AC Plant i.e 3 x Chiller Units Completely including condenser pipe lines appx length 200 mtr, all type valves, 6 Nos of pumps & motors and 2 x cooling towers, panel board, iron frames complete with two coats of synthetic enamel spray paint of existing colour after preparation of existing surface of each unit and marking set numbers and markers all as specified and directed.

Supply only in replacement of PVC fills size suitable/existing for 300 TR cooling tower complete al as specified and directed.

Supply and fixing in replacement of analouge pressure gauge including valve facility 0-16 bar for existing pipe lines and plants as per suitable (dia) size and model including MS bend pipe upto gauge where required at site complete all as specified and directed.

Supply, Installation, testing in replacement of three way control valve in a single body equipped with electronic modulating actuator working on 0-10 v DC, 4-20 mA electric signal. The minimum close off pressure of actuator must be 1.5 times shut off head of pump as per specifications of following sizes. The valve shall be complete with digital type modulating thermostat (with NTC sensors) which will have provision of setting temperature. The valve system shall be complete with necessary control cabling between control transformer, valve and standalone thermostat. The valve shall be suitable for 50mm pipe size complete all as specified and as directed. Make : Anergy

M&L for two coats of synthetic enamel painting on chiller water pipe line at any height by using scaffolding ladder arrangements after preparation of surfaces upto 500mm outer dia all as specified and as directed.

M&L for two coats of synthetic enamel painting of chiller water pipe line at any height by using scaffolding ladder arrangements after preparation of surfaces above 500mm to 1000mm outer dia all as specified and as directed.

Taking down old unsv aluminium rectangular grill of size 600mmx 600mm, Supply and fixing of supply air /return air of aluminium rectangular grills complete with volume control damper, including gasket and all its connected accessories and all as directed .

Taking down old unserviceble drain pan of cooling coil from AHU box and supply and fix condensate drain pan is fabricated from 0.8 mm / 1 mm thick G.I. / SS304 wider drain pan with differential slope assures quick and complete water drainage, thus avoiding migration of moisture, which is the major cause of microbiological growth by cutting welding/ brazing all as requirement of site and direction of eng in charge. Note: labour cost for Dismantle & Refixing of necessary connected works like AHU wall panels and cooling coil ( if required at site) shall be deemed in quoted Rate.

M & L Steel structural fabrication works fabricated from structural steel sections including nuts,cable trays,clamps bolts,washers, welding ,bending cold or hot, drilling holes for bolts, in any shape or size as indicated or directed and inclusive of one primary coat, one under coat and one finishing coat of paint complete all as specified and directed.

M & L, Checking of existing condition of air ducts making the arrangement of visualization and the process for disinfection for Indoor air quality of AC ducts including plenum box, supply air, return air ducts with robotic camera, compressed air with flipper, HEPA Negative machine, air compressor, various types of air nozzles all as specified and as directed

M & L Sanitization of ducts by using fogging machine, Bio-cides so as to avoid fungal/Bacterial formation inside the ducts of AHU units/AHU rooms by using with permissable chemicals with suitable equipments complete all as specified and as directed.

M & L for servicing of air filters from AHU carefully and cleaning including arrangement of for removing of dust and foreign particles from the AHU rooms/filters/coiling coil throughly by using pressure water jet pumps and suitable washing products to ensure general hygeine and upkeeping of AHU rooms, greasing shaft and bearings, alignment of blower motor, tightening of blower V belt and refixing filters after drying and to ensure the drain lines, strainer, drain pan to arrest the micro/fungal growth inside AHU rooms complete all as specified and directed by Engineer-in-charge. Note :- (i) Replacement of Air Filter shall be resposibility of contractor if damage occur while removing or refixing.(ii) Servicing of one complete AHU will be considered as one job

Material and labour for leak testing of existing cooling coil of capcaity upto 150TR, arresting the leaks of cooling coil by forced pressuring water incl pipe cutting works, brazing works, aligning fins and repairs to insulation complete all as specified and as directed .
