SERVICING, MAINTENANCE REPAIR OF AIR CONDITIONING PLANT PACKAGE TYPE AT NAVAL DOCKYARD, VISAKHAPATNAM UNDER GE (I) DM VISAKHAPATNAM

Preventive maintenance of central type AC plant by carrying out routine check of the Plant complete for smooth functioning all as per manufacturer's instructions and as directed for 8.0 TR x 03 Nos installed at Telephone exchange bldg including attending to under mentioned jobs to ensure its satisfactory performance:- Note: Quoted Rates are deemed to be for carrying out checks as under :- (i) Contractor has to deploy manpower at the worksite to attend the breakdown calls received from representatives during two shifts throughout the week including sundays & holidays and on emergencies in third shift shall be attended, preventive maintenance for the entire duration of contract.It is the contractors responsibility to make the unit functional and sufficient stock of spares shall be maintained to rectify the breakdown within scheduled period. Cleaning, stacking,sorting,handling and upkeeping of maintenance shall be carried out by contractor. (ii) Checking the system for visual leaks at all flare fittings and arresting.

(iii) Carrying out leak test with soap solution in case reports indicate frequent loss/recharging of refrigerant into the system whenever required (iv) Checking operation ,suction& discharge pressures.In case of any abnormality identifying and correcting the same (v) checking and setting of safety controls such as HP/LP cutouts,overload protections and thermostats etc. (vi) Cleaning of pre air filters and replacing the same if necessary (vii) Checking lubricating oil level at the sight glass if found below the normal level the problem shall be analyzed and rectified. (viii) Running of standby unit and observe for satisfactory performance. (ix) Checking the incoming voltage and running currents and take appropriate measures. (x) checking for any abnormal noise/vibration from moving parts such as compressors,motors,fans etc in case of any abnormality,investigating and correcting the same (x) checking and rectifying any water leaks and arresting them

(xi) Checking the operation of controls and making them functional (xii) Checking and cleaning of fan,runner blades and replace if required (xiii) Cleaning cooling coils by cleaning agent (CFC free) (xiv) Checking the cooling tower water level (xv) Checking the water level in the makeup water tank. (xvi) Starting and checking the running condition of cooling tower fan (xvii) Starting the pump and checking the running condition including checking the NRVs and arresting the leaks (xviii) Cleaning condensate drain tray (xix) Checking the cooling tower nozzles for proper spray and replacing the same if necessary. (xx) Descaling the condenser and replacing the condenser end shield gaskets (xxi) Record of these shall be maintained and submitted monthly to engineer in charge

Note :- The above quoted rate is inclusive of all spare parts apart from below mentioned spare parts which will be paid seperately to make the unit completely functional, T&P manpower required in the site

Material and labour for de-scaling the condensers of 5 to 16.5 TR package AC units by using HCL acid agent with continuous circulation method using circulation pump, finally neutralizing with fresh water, opening both ends covers of shell and tube condenser, cleaning of copper tubes manually by using nylon brushes, re-fixing the end cover with new ‘Neoprene make’ rubber gaskets, nuts, bolts etc., and commissioning after conducting performance test of the system all as specified and directed Note:-Descalling of all the units at one location is considered as one job

Material and labour for dismantling the unit which includes removal of outer body, compressor, condenser,cooling/evaparator coil,transducers, fan motor and disconnecting all electrical connections, refrigerant lines, condenser water pipe lines etc and removing gas keeping into safe custody for reuse or for schedule of credit. Reassembling/replacing the unit by all the spares which are taken into custody/supply only and connecting the pressure lines/control wiring, leak testing recharging the gas ,correcting alignment of fan motor, tightening of loose nuts, bolts,connecting wires etc.,complete all as specified and directed. Note : The quoted Rates are inclusive of reinstalling testing and commissioning the unit as earlier with necessary modification to refrigerant copper pipe line with silver brazing replacement of shut off valves flushing out the system which requires pressure testing with nitrogen gas under constant pressure of 250 PSI for 24 hours, vaccumization, performance test and commissioning and charging the gas to unit making alignment gas charging and necessary tinkering/brazing and making the unit completely functional etc.

Supply only PVC mesh Air filters with MS frame suitable upto 16.5 T package AC plants including taking out old unserviceable filter all as specified and directed.

Supply only filter drier from package type AC unit suitable upto 16.5 TR all as specified and directed

Material and labour for cleaning of evaporator coil with caustic soda neutralising with fresh water blowing with electric blower for package type AC unit and replacement of canvas cloth with Zip arrangement for jointing the duct as required at site, all as specified and directed.

De-carbonizing/cleaning of LT 415/380 V, 3 phase bus bar, bus bar chambers of LT panels electrical connections complete, LT ACB, MCCB,MCB,switch fuse unit arrangement, in-coming and out-going installed in plant room and cleaning the bus bar with CTC, applying, Backtol (red) solution to the bus bar insulators, checking all the connections, tightening the nuts, bolts, thimbles duly applied with petroleum jelly to nuts, bolts and thimbles of in-coming and out-going system complete including replacement of defective rusted bolts , nuts and spring washers with new cadmium coated ones all as specified and directed.

Supply only indication lamps (LED type) red, yellow and blue in colours of 22.5 mm dia to monitor on LT panel board suitable for 240 V AC supply and taking down unserviceable indication lamps all as specified and directed.

Supply and fix pressure gauge 0-12 Kg./cm2 for water line for suction/discharge refrigerant lines and water lines of square/round type 2"/4" dial for Package AC plant including taking down old unserviceable pressure gauge complete all as specified directed
