Special Maintenance and Repairs to Lighthouse Tower at Jegri island Lighthouse

Providing and fixing double scaffolding system (cup lock type) on the exterior side, up to seven story height made with 40 mm dia M.S. tube 1.5 m centre to centre, horizontal & vertical tubes joining with cup & lock system with M.S. tubes, M.S. tube challies, M.S. clamps and M.S. staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for the required duration as approved and removing it there after .The scaffolding system shall be stiffened with bracings, runners, connection with the building etc wherever required for inspection of work at required locations with essential safety features for the workmen etc. complete as per directions and approval of Engineer- in-charge .The elevational area of the scaffolding shall be measured for payment purpose .The payment will be made once irrespective of duration of scaffolding etc complete for all heights of Light House Tower as per direction of Engineer-In-Charge including supply of all labours, tools & plants fixing materials,scaffolding, erection,transportation and all other charges etc complete.

Removal of Damaged Concrete Removal of damaged concrete along with loose damaged and cracked concrete/cover concrete at all specified locations up to beyond the corroded steel reinforcements to a depth of 10 mm minimum behind the reinforcement by chipping/hacking with chisel and hammer or by mechanical means like chisel hammer, pneumatic chippers including high pressure water jetting to chipped concrete and reinforcement and removal and disposal of debris within owners premises including all plant and machineries. Hard concrete shall not be removed. However if the rebar is corroded, concrete around it shall be removed. Depth of chipping may very from 50 mm to 150 mm complete with labor, machinery, tools etc. all as directed by Engg.in charge. The edges of repair location shall be saw cut to a depth of at least 10 mm to avoid feather edgeing and provide a square edge. Removal of dust, loose particles, marine growth etc. from concrete surface manually by wire brush, mechanically or any other means to obtain a sound surface over areas other than above.

Rust Removal Cleaning as directed & specified all rust/ scales/corrosion from reinforcement bars using rust remover Reebaklens RR of Fosroc or equivalent having Specific Gravity 1.16- 1.22. The material to be applied to the rusted metal using brush and make leaving to dry for 30 mins & washing surface with fresh water as required to exposed reinforcement bars complete as specified

Zinc rich coating Providing & applying inhibition coats/system to exposed reinforcement bars after drying & also new bars after cleaning & removing scales and rust completely as specified. Two component inhibitor nitozinc Primer or equivalent having specific gravity of 1.75, Adhesive bond strength > 1.5 N/mm2, Solid content- 60 %, 40 microns DFT as approved by engineer shall be used as per manufacturers specification in two coats including all labors, tools and tackles, necessary surface preparation and necessary protection after and during work.

Injection Grouting Providing and executing injection/pressure grouting in cracks in the parent concrete by fixing PVC nipples at 150 mm to 200 mm distance or specified distances as per design and detailed specifications. Pressure grouting using low viscous epoxy grout Conbextra EP 10(M) of Fosroc or equivalent having mix density 1060 kg/m3,Compressive Strength(ASTM D695)-60 N/mm2,Tensile Strength(ASTM C 304-97)-20 N/mm2,Flexural strength(BS 6319 Part 4)-45 N/mm2.Pressure grouting shall be done at required pressure etc.shall complete as directed by EIC. Payment shall be made on actual grout consumed.

Additional Reinforcement Cutting, fabricating new reinforcement Fe500 (TMT Bar of TATA/VIZAG/SAIL Brand ( and fixing with old existing reinforcement which was reduced to 20 % or more of its original diameter as provided in original structure and additional steels as directed by EIC as required welding or tying with 16 guage annealed binding wire complete as per drawing and specifications for all heights of Light House Tower as directed by EIC

Shear Connectors Drilling holes into existing concrete substrate for anchoring of new rebars with 10 mm dia shear connectors at 0.5 mtr c/c and fixing with chemical anchor Lokfix of Fosroc make or equivalent which shall be tested in accordance with BS 4551,BS 5080,BS 2782 having ultimate compressive strength (BS 6319 Part 2: 1983)- 70 N/mm2. Drilling hole diameter: 16 mm, Drilling hole depth: 80 mm for all heights of Light House Tower including, cleaning, cutting, fabricating,welding , chemicals, tools, etc. complete as directed by EIC.(Rate are exclusive of reinforcement bar)

Epoxy Bond Coat Providing and applying bond coat on the prepared surface to receive polymer modified mortar/polymer modified micro concrete, with two component epoxy based bonding coat Nitobond EP of Fosroc make or equivalent,having specific gravity 1.15 to 1.2 gm/cc, Compressive strength(BS 6319 Pt.2)- 50 Mpa at 7 days, Flexural strength strength(BS 6319 Pt.3)- 35 Mpa at 7 days, Tensile strength (BS 6319 Pt.7)- 20 Mpa at 7 days, Shear Strength (BS 6319 Pt.4)- 10 Mpa at 7 days, having an over lay time of 6 hrs and 30 ̊C. Laying of reinstatement polymer modified mortar or micro concrete shall be completed within the overlay time of bonding coat. The bond coat act as a bonding coat between old and new concrete. Item rate is inclusive of materials all labour, tools and tackles, and transportation etc. complete for all heights of Light House Tower as per specification and as directed by Engg.-in-charge.

Polymer modified Mortar-Patch repair Providing and laying of polymer modified single component, alkaline resistant fibre reinforced, thixotropic, cementitious patch repair mortar Renderoc SP 40 of Fosroc make or equivalent that achieves compressive strength (BS 1881 Pt.116) -> 20 Mpa at 1 day & > 45 Mpa at 28 days, Tensile Strength(BS 6319 Pt.7) > 2.5 Mpa at 28 Days, Flexural Strength(BS 6319 Pt.3)>7 Mpa at 28 days, Drying shrinkage to ASTM C 157-93, 28 days < 1000 microstrain. Finishing the same with trowel carefully compacting the same around the rebars and finishing to bring it in line with existing concrete surface on the beams, slabs, piles etc., where the thickness of application is less than 25 mm or more in patches of 2 layers as per specification after applying bonding coat(bonding coat shall be payable separately). Item rate is inclusive of materials all labour, tools and tackles, scaffolding and transportation etc. complete for all Heights of Light House Tower and as per specification and as directed by Engg.-incharge.

Applying Two or more coats of SE paint including one coat of primer (anticorrosive/wood primer as per requirement) over a door/window/Grill /Storm Signal Mast structure/ Lighthouse Tower surfaces of approved brand(Asian/Berger/Dulux) and manufacturer of required colour to give an even shade including throughly cleaning the surface(like loose paint ,rust,mortar draps etc) at all heights including all labours,,materials,scaffolding,tools & plants ,transportation and all safety measures etc complete.as per the instruction and direction of Engineer-In-Charge.

Removing white or colour wash by scrapping,grinding and sand papering and preparing the surface smooth (inside part of LH Tower) etc complete for all heights of Light House Tower , including supply of all labours/painters,tools & plants,materials,scaffolding,transportation and all other charges etc complete.as per instruction and direction of Engineer-In-Charge.

Providing and Applying white cement based putty of average thickness 1 mm,of approved brand and manufacturer over the plastered wall surface to prepare the surface even and smooth etc complete for all heights as per direction of Engineer-In-Charge including supply of all labours/painters,tools & plants,materials,scaffolding,transportation and all other charges etc complete.

Applying two or more coats of Oil Bound Acrylic Distemper (Asian/Berger)over a single coat of primer on wall/ceiling surfaces of (inside) buildings/ Light House Tower etc for all heights with best (1rst) quality of approved manufacturer and brand to give an even shade including throughly brooming the surface to remove all dirt,dust,loose paint,mortar draps and other foreign matter etc including cost of all labour,materials,scaffolding ,tools & plants,transportation and all safety measures etc at all heights etc complete as per the instruction & direction of Engineer -In-Charge.

Plastering the exposed surface(neat finish wherever required) of concrete/masonry surface including edges of slab (including hacking of concrete surface) / masonry wall surfaces of lighthouse Tower in cement mortar 1:4 (1 cement :4 fine river sand ) of 15 mm tk or more including cutting the patches in proper shape,raking out joints and prepairing the surface for plaster chippng/removing of old & uneven plaster surface , including making rough the smooth surface and level the old & new surface,all as directed and (including making of patta,groove,rain drip wherever required) all as per standard specification ,including the cost of all materials,labours,tools & plants,scaffolding ,transportation,curing etc. complete for all heights of Lighthouse Tower etc complete as per the instruction & direction of Engineer-In-Charge.

Providing , fixing & Replacing of Brass. fittings (Heavy duty )for doors,windows of Lighthouse Tower and as wherever directed (with brass screws including removing of old one) including removing damaged fittings with disposing unserviceable materials from the site etc. for all heights including supply of all materials,labours,tools & plants etc.complete as per the instruction & direction of Engineer-In-Charge.

Second Class Teak wood- 25mm to 40 mm thick shutter

Replacement of Existing GI Railings(C Class Heavy Duty of approved brand) and MS Ladder of specified size/ shape,brand including proper finishing of welding joints, applying one coat of anti corrosive primer coat, transporting and as directed by engineer – in – charge. Cost of supply of all labours,materials, tools & plants, scaffoldings and all others charges etc. complete.for all Heights of Light House Tower.

Providing and laying cement concrete 1:1.5:3 (1 cement:1.5 coarse river sand:3 graded stone aggregate 20 mm nominal down size) RCC works for Lighthouse Tower slabs including mixing, laying, compacting, vibrating, levelling, curing, etc all as per standard specification and as required including cost of all materials, tools & plants, labours, transportation , scaffolding and all other charges etc.complete but excluding the cost of reinforcement and shuttering.

Providing /Cutting and fixing 12 mm tk furniture ply of Century/equivalent brand for staff qtrs furniture including supply of all materials,carpenter/labour,tools &plants, transportation (lead &lift) and all other charges etc complete as per instruction and direction of Engineer-In-Charge.

Centering and shuttering (with shuttering oil)including strutting,propping etc and removal of form work for all heights(of Lighthouse Tower) including supply of all materials( binding wire,nails),labours,tools & plants,transportation,(lead& lift)scaffolding and all other charges etc.complete for all heights as per Instruction and direction of Engineer-In-Charge.
