Periodical, preventive and comprehensive maintenance of package type 3Nos. chiller units, each consisting of 1No. 100TR alongwith motors and their condensors including descaling, flooded chiller, scale guard units, micro-processor based control panel system of central air conditioning plant installed at IACCS, as per manufacturer's manual of preventive and comprehensive maintenance with periodicity mentioned there in and as per particular specifications detailed here-in-after and for the following equipment complete all as specified & directed:- (i) Condensing pump sets alongwith motors 12.5HP - 03Nos (ii) Chiller pump sets alongwith motors 12.5HP - 03Nos

Notes for BOQ item No. 1.00 & 2.00 :- (i) The maintenance shall run for one year from the date of commencement of contract and during this period the smooth funcitoning of plant is responsibility of contractor. (i) The maintenance services shall be done through OEM i.e. Voltas or Blue star. The Contractor shall submit a MoU on stamp paper duly notarized, as per performa specified hereinafter alongwith a copy of Annual Maintenance Contract from Voltas within 10 days from the date of acceptance, failing which the contract will be liable to be cancelled and work shall be got executed at the risk & cost of the Contractor. (iii) The Contractor will arrange OEM visit quarterly for inspection and to check functionality of the plants including maintenance services as required and shall provide satisfaction certificate of smooth functioning of plant (iv) The rates quoted shall be deemed to be inclusive of the all above aspects.

Periodical, preventive and comprehensive maintenance of the following accessories of central air conditioning plant installed at IACCS, as per manufacturer's manual of preventive and comprehensive maintenance with periodicity mentioned there in and as per particular specifications detailed here-in-after complete all as specified & directed;- (i) FRP cooling towers with motor, fan, gear box - 02Nos. (ii) Compressor water pipe line and its control valves -01lot (iii) Chiller water pipe lines and its control valves- 01lot (iv) AHUs with accessories such as casing chilled water coil, hot water coil, any type of air filters, drive motors control panel, etc. having capacitiy 28000CFM - 01No, 24000CFM - 01No & 23000CFM - 01No. (v) Expansion tanks including their insulation for chilled water and hot water system - 01No. (vi) Electrical operated hot generator of capacity 2 x KW with automatic and safety controls such as safety valve, purge valve, high limit cut out automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel- 01 No. (vii) Hot water pump set alongwith motor and control valves pump set 5HP - 02Nos.

(viii) Hot water piping, insulation, fittings control valves connected between hot water unit to pump set and pump set to various AHUs - 01lot (ix) Replacement of controller for compressor (x) Controls for AHUs comprising of three way mixing valves with modulating motor, thermostat and humidistat- 03 Nos. (xi) Supply air ducting complete, aluminium section grills/diffusers its dampers, fire dampers, etc. (xii) Cubical type floor mounted main LT panel consisting of control switch gear, starters of pump sets, cooling towers and its single phase preventors, no volt and under volt protection system, meters indication lamps - 02 Nos. (xiii) Sub control panel provided for AHUs including controls starter, meters indication lamps -03 Nos. (xiv) Central control console panel comprising of ON/OFF push buttons and ON/OFF indication lights - 03Nos. (xv) LT cables from main electrical panel to compressor motor, pump motors cooling towers motors, sub panels of AHUs units floor mounted and ceiling suspended and control cables of central console panel - 01 lot (xvi) 02 Nos. earth pits and earthing strips provided for panels and motors - 01 lot (xvii) Air washer operated on 230AC Supply - 02 Nos.

Notes for BOQ item No. 3.00 to 4.00 :- (i) The works shall be got done through authorised service agency of the OEM i.e. Voltas or Blue star. The Contractor shall carry out all major and minor break down/repairs pertaining to machineries of central AC Plant & connected cooling towers, AHUs and the rates quoted is deemed to be included for all other aspects except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc. (ii) The contractor shall maintain indoor design condition as dry bulb 23 degree celsius plus/minus 2 degree, if the above said temperature and relative humidity as specified is not achieved a penalty of Rs 5000/- per hour shall be imposed on the contractor from the dues as and when becomes due. (iii) Submission of testing report of AC plant as & when required by Engineer-in-charge. (iv) In case of breakdown, it is contractor's responsibility to attend the breakdown immediately without any extra cost. (v) Taking down/out of old spare parts and S&F of new spare parts shall be measured & paid seperately. (vi) The maintenance shall run for one year from the date of commencement of contract and during this period the smooth funcitoning of plant is responsibility of contractor.

(vi) To check and servicing the undermentioned items fitted in plants also included in quoted rates:- (a) All the valves of water pipe line of condenser (b) All the valves of water pipe line of chiller motor (c) Painting of all pipe line of air conditioning system. (d) Fitting float valves in cooling towers. (e) Fitting new water pipe line from reserve water tank to coling towers . (f) Fitting new water pipe line in both reserve wtaer tank. (Incoming water pipe line) seperately with On/Off valves (g) Fitting float valves to Reserve water tanks (h) Fitting water by pass valve to both cooling tower (j) Replacement of FRP of both cooling tower (k) Maintenance of Air ducts of Air conditioning system (l) Checking of Air flow of Air conditioning system (m) Putting insulator (n) Replacement of coarse filters (o) 1No AHU is having low cooling efficiency thoroughly checking of sytem (p) Setting of thermostats in AHU room for temperature control (q) Replacement of U/S thermometer . (r) Fitting new water pipe lines to reserve water tank for over flow of water

Supply and charging of refrigerent R-134a gas in plant after detection/ rectification of any leakages in the system by using CO2 gas and flushing the complete system thoroughly with nitrogen gas including pressure test (for Central AC plant Screw type compressor of capacity 100TR at IACCS complete all as specified and as directed.

Supply and charging of refrigerant F-22 gas in plant after detection / rectification of any leakages in the system by using CO2 Gas and flushing the complete system throughly with nitrogen gas including pressure test all as specified and directed. (For Central AC plant semi sealed type compressor of capacity 60TR at Gurt complex Notes for item No 5.00 & 6.00 : (a) Gas to be brought by contractor at site from authorised dealer/ manufacturer and shall be in company's sealed cylinder and empty cylinders shall be returned to the contractor. (b) The unit rate quoted are inclusive of the cost of nitrogen/ CO2 gas used for leakages test and pressure test prior to filling / charging of gas.

Supply & filling compressor oil including draining out existing oil, vacuum testing, filling oil (non freezing) in AC plant (compressor oil shall be brought by the contractor in sealed cans procured from the authorised dealer alongwith test certificate of Grade BSE-170 for IACCS AC plant complete all as specified and directed

Supply & filling compressor oil including drain out existing oil, vacuum testing, filling oil (non freezing) in AC plant (compressor oil should be brought by the contractor in sealed cans procured from the authorised dealer alongwith the test certificate of Grade 68 for Gurt Complex AC plant complete all as specified and directed. Notes for BOQ item No 7.00 & 8.00 :- (i) Replacement of compressor oil should be carried out in presence of the authorised rep of company Voltas/ Blue Star (York). (ii) Service report of authorised rep of the OEM shall be kept on record and to be produced during routine inspection/technical check by the rep of accepting officer.

M&L for rewinding of 100HP, 2900RPM, 3 phase, 50 Hz comperssor motor suitable for 60 TR York (USA) semi closed compressor for AC plant at Gurt complex complete all as specifed and comprising following activities:- (a) Disconnecting & removing the electric motor or mono block type pump motor of water pump/ cooling tower from the installed position for repair including its transportation to & fro from work site to repair workshop. (b) Dismantling existing burnt winding from the motor , preparing for rewinding complete with super enameled copper winding wire of existing gauge including all insulating materials such as insulation paper , sleeves, tape, varnish etc and painting with two coats of super enamel paint over a coat of primer and greasing of bearings. (c) Loading / unloading / transporting motor / pump set to the site, installing in position, alignment, electric connection, commissioning and testing in actual working conditon for 8 hours continuously. (d) Motors shall be handed over during the currency of contract on as required basis. (e) Repair / rewinding should be carried in the authorised workshop of company Blue star or York.

M&L for rewinding of electric motor of capacity 10 to 20 HP 3 phase operating on 50 HZ 415 volt supply at IACCS complete all as specifed and comprising following activities:- (a) Disconnecting & removing the electric motor or mono block type pump motor of water pump/ cooling tower from the installed position for repair including its transportation to & fro from work site to repair workshop. (b) Dismantling existing burnt winding from the motor , preparing for rewinding complete with super enameled copper winding wire of existing gauge including all insulating materials such as insulation paper , sleeves, tape, varnish etc and painting with two coats of super enamel paint over a coat of primer and greasing of bearings. (c) Loading / unloading / transporting motor / pump set to the site, installing in position, alignment, electric connection, commissioning and testing in actual working conditon for 8 hours continuously. (d) Motors shall be handed over during the currency of contract on as required basis. (e) The unsevicability of motor to be recorded in routine complaints register with docket No. and same shall be recorded in MB as well as necessary technical checks be carried out before shifted to the repair workshop..

M&L servicing of FRP cooling tower capacity 60 to 125TR, cleaning of water tanks, body of cooling tower to make the cooling tower functional and servicable in all respect with and including rectification of minor leakages from the cooling tower by using suitable sealing adhesives complete all as specified & directed

M&L in repair to wiring of control system of AC plant starter panel including contactor by using copper conductor PVC insulated wire of size as exists and making necessary connections to make the control / interlocking system functional with and including minor repair of contactor complete all as specified & directed

M&L taking down/out hot water generater, disconnecting electric/water connections, cleaning the tank with recommended chemical/cleaning agent, replacing defective parts such as heating element, nuts, bolts & washers including repairing of electircal panel of hot water generator by replacing the spare parts, repairing hot water generator tank by welding, making necessary electrical/water connections to make the plants functional complete all as specified & directed Note: Spare parts shall be measured & paid seperetely. Cost of minor part such as element, nuts, bolts & washers is deemed to be included in the quoted rates

M&L servicing, repair and overhauling of semi sealed type compressor capacity 60TR, after disconnecting, removing from system, transporting to work shop of OEM, replacement of gasket set, seals, suction / discharge reeds and other minor spares as required and transporting back to site, re-installing, commissioning and testing of the same and making necessary connections to make the the unit functional with existing system complete all as specified and as directed Note: The cost of minor spares such as gasket set, seals, suction and discharge reeds as required shall be deemed to be included in quoted rates
