The agency have to do following scope of works

The agency will be responsible for corrective & preventive maintenance for ensuing uninterrupted, safe & trouble free performance of lifts under the safe operating condition.

Lifts inspection and preventive maintenance should be carried out at least 12 times a year, or as and when called for.

To examine and systematically adjust, lubricate, repair and renew the following machine: motors and controller parts including worm gears, thrust bearing, magnet coils brake, brake shoe, brushes, winding, rotating elements, contacts, coils, resistance motor circuits, magnet frames and other mechanical parts for smooth operation.

No extra cost will be paid for replacement of above spare parts if and when required only genuine parts for the purpose to be used.

To replace free of cost all the wire ropes as required to maintain adequate factor of safety and repair and replacement of conductor cable and windings.

Proper cleaning and car enclosures, hoist way and pit, as and when required.

To examine all safety devices and governors to keep the same in working order including S&F of spare free of cost as would be required for the same.

Decisive report of the Lift Inspector, PWD, during maintenance period will be treated as final and authentic and will be binding of the agency notwithstanding anything contained in the terms and conditions.

A log book in respect of repair, replacement and maintenance as in item 1 to 6 must be maintained by the agency duly countersigned by Junior Engineer.

The bill should be submitted quarterly along with signed challan in support of their performance as per condition stated above along with the log sheet maintained by the agency.

Department will provide ARD battery, car fans and car light only. This good materials replacement responsibility lies to agency’s end.

If the agency fails to comply the scope of works maintained above then no payment would be made for that period. In addition a sum equivalents 10% of the charge per day will be deducted for not functioning of the lift, beyond three days against major breakdown from the date of intimation as the lift service is of an emergent nature. For any major breakdown, the time period necessary to set right the lift will be decided by the Engineer-In-Charge, if such period exceeds 15days in a month will be paid.

The agency have to obey following Terms & Conditions,

The contract may be terminated by either side with a notice of 1 (one) month.

Service challan should be submitted to the Assistant Engineer/ Junior Engineer. The bill shall be submitted for payment, at the end of every three months, on satisfactory completion of work, in quadruplicate, to concerned Junior Engineer, along with the monthly log sheet for verification and payment.

An earnest money will have to be deposited at the time of agreement.

The maintenance agency will not be held responsible for any loss and damages of the plants and equipments due to fire, earthquake, flood and any other natural calamity beyond the control of the agency and thereby not due to the lapses on the part of agency for making good the damages, the same will not fall on the scope of contract.

The maintenance agency will be held responsible for any damages of the equipments due to improper maintenance or lapses by him or his staff.

Power and Water, required for servicing or repair work, will be provided free of cost.

Monthly Maintenance Report (MMR) should be placed to The Junior Engineer in every month positively, otherwise payment will be held up.

Department has right to deduct Rs. 500/- Each day if any deviation found in these terms & conditions.
