Comprehensive maintenance for Central Air Conditioning chilling package of (72X2=144TR) Scroll type refrigeration Compressor (Model No.ACWCDS078DPMN3X2D Make-Voltas Ltd) with refrigerant R407C with Microprocessor Panel and Suction and Discharge control valves including quarterly visits and monthly periodical inspection with any number of visits for attending emergency breakdowns of AC Plant during the month by the OEM/ Authorised dealer and also carrying out of periodical maintenance programme as per the inspection report provided by OEM company and servicing of power supply system of the AC Plant all complete subject to the following conditions:-

NOTES FOR SERIAL ITEM NO 01 ABOVE (a) Descaling of condenser and chiller tubes to meet the designed specifications of flow of refrigerant in compressor and water in condenser. Descaling will be measured and paid under respective item of this schedule.. (b) Check leakage and shortage of refrigerant in the machines with soap solution and rectify the system defect causing leakage including topping up of refrigerant.Cost of Refrigerant required for topping up will be measured and paid separately under respective item of this schedule.. (c) Ensure the proper functioning of microprocessor panel and take the control test quarterly and the report needs to be submitted at the time of RAR.. (d) Monthly Checking for proper working of all Ammeters, voltmeters, Hour meters, KWH meters and overload relays etc and replacing the same, if found unserviceable (e) Monthly Cleaning of electrical Panels and chiller machine periodically. 1.06 Monthly Checking of functioning of water flow switch and interlock in the system. (f) Monthly Checking of all safety and operating controls for proper functioning and replacing if the same is defective for proper sequence of operation of the machine (g) All the breakdowns including compressor failure will be attended and the visit shall not be counted in periodical inspection. (h) Monthly Checking of refrigerant filter and drier core, replace the same , if found necessary.

(j) Monthly Checking of oil level and oil heater in the system and top-up the oil if found necessary. (k) Monthly Checking of oil level and oil heater in the system and top-up the oil if found necessary. (i) Monthly Checking of evaporator and condenser approach and compare the chilled water temperature at full load with the chilled water temperature control (m) Seasonal adjustment of controls if required and software upgrade once during the contract period (n) Inspect entire system for any unusual condition such as noise, vibration etc. (o) Contractor shall be responsible for providing the items to the operators such as cotton waste, grease, oil, insulation tape, temperature record instruments for AC, tool kit Ref Mechanic , Hand gloves, Discharge Rod upto 11000 Volts, pipe wrench upto 300mm, Teflon tape, Earth tester, multimeter, Tong tester respectively, First Aid kit with standard kit , proper sitting arrangement to operator at installation, torch light with batteries, cleaning material etc all as directed by Engr-in-Charge (p) Supply of electrical parts except electrical spares for incoming panel. (Electrical Spares like fuses, incoming electrical controls, cables etc) Note: for item No 1.00 :- (i) Contractorprovide mechanic/ technician from 06.00AM to 10.00PM whose responsibility will be to maintain : (a) Water chilling machine 72 TR- 02(02 Nos working) (b) Pumps for chilled water, Condensor water , Primary pumps, Secondary pumps, Draining out plant complete and all as specified. (c) Cooling tower of capacity 140 TR- 02 Nos (d) AHUs of various capacity- 03 Nos (e) All types/ size of pipes and valves in Plant room and AHU Rooms

(f) Various sizes of Ducting (g) All LT Panels /AHU Panels (h) All types/sizes of cables & Earthings (k) Internal fixures at AC Plant room (l) Running record to AC Plant with log sheets (m) Sunday works such as temperature maintain inside Bldg/ each room , repair to minor leakage seepage if any all as directed by Engr in Charge (ii) The contractor is responsible for providing power supply through DG set of capacity 380 KVA and 125 KVA installed at AC plant ,whenever power outage the regular power supply to AC plant occurs (iii) The contractor should carry out servicing through authorised dealer of Voltas only (iv)The contractor shall be responsible to maintain the AC Plant in serviceable condition for entire contract period & additional worn out spare parts of chilling water pumps and condenser pumps like couplings, belts, screws/fixing bolts, pipe, refrigerant & condensed water pressure gauges etc if found unserviceable shall be replaced by contractor without any additional cost to the Deptt . (v) Proper Servicing Certificate shall be produced immediately after servicing (vi) Proper Register/log sheet for running of AC Plant shall be maintained by the contractor for entire contract period (vii) The authorised technician from Voltas should visit once in two months for preventive maintenance & emergency breakdown. (ix) All types of valves including float valve, quick fill valves, drain valves and other associated items like gear box, strainer, eliminators, if found faulty will be provided by the contractor at no additional cost to the Deptt.

(x) Repairs of FRP Cooling Tower/basin and replacement of HUB, blades of fan, fills, nozzle and distribution channels if found necessary will be done by the contractor at no additional cost to the Deptt. (xi) Cleaning the vegetation/ shrubs around the plant upto 30 M area will be the responsibility of the contractor (xii) This is type 'A' AMC i.e. "ALL IN ALL" . (xiii) Quoted Rate should include repair and Maint before AMC (Pre AMC). (xiv) Contractor shall responsiible for attend the AC plant on all days including Sundays and holidays and also,complaints should be attended and rectified within 24 hrs, otherwise a penalty of Rs 10000.00 per day will be recoverd from the contractor. (xv) Leakage and seepage running repair & maintance of AC plant shall be sole responsibility of contractor. (xvi) Quoted rates shall inclusive of for rectifying any breakdown .However ,the material/ spare parts shall be paid included under other items of this schedule (BOQ) as required for making installation functional. The contractor is liable to maintain the AC Plant functional with the execution of items listed atserial item No 02 to 18 of BOQ as on required basis during the contract period.

M&L Maintenance and servicing of the chilled water motor pump assembly complete of 7.5 HP including all as specified and directed by Engr-In-Charge

M&L Maintenance and servicing of the condenser water motor pump assembly of 10 HP including all as specified and directed by Engr-In-Charge

M&L Maintenance, servicing and rewinding of motors of AHU’s of Cap up to 10 HP with blowers including replacement of all worn out belts of specified size, replacement of motor / gaskets and greasing to moving parts complete all as specified and directed by Engr-In-Charge

Notes to Item No 4: (a) Check the alignment and conditions of coupling to prevent damage to shaft and impeller. (b) Lubricate bearings with grease guns. (c) Replace gland rope if required. (d) Check lubricant oil level and make up the oil if required. (e) Check packing and mechanical seals for leakage. (f) Half yearly inspection and service for pumps (g) Inspect shaft sleeves, shaft, bearings, bearing housing and overhauling of all pumps. (h) The impeller and shaft to be repaired and made functional. If they are found not repairable, then same shall be replaced. (i) The packing, mechanical seal, bushes, bearings, Shaft sleeves, coupling etc.if found faulty shall be replaced by the contractor without any extra cost.

M&L Taking out & rewinding the existing unserviceable burnt motors of condenser/chiller water motors of Cap Upto 10 HP, three phase, 50 cycles by disconnecting electrically and mechanically and transporting to the locally workshop. Dismantling the motor and removing the old burnt copper winding & demoisturise, cleaning, rewinding the coils with same gauge supper enamelled copper wire, with suitable F class paper insulation, varnishing, and reassembling by replacing bearings reinstalling at the installation and testing, commissioning etc complete all as specified and directed by Engr-in-Charge

M & L Cleaning and spray Painting the surface of motors, condenser pipes, chilled water pipes, cable duct supports of angle iron and all other rough surfaces including all valves and fittings including pumps with two coats of synthetic enamel paint of existing colour over a neat coat of redoxide primer over 10 cm width of girth and making good to the surfaces of all pipe and valves connections at certain places all as specified and directed by Engr-In-Charge

S&F Puff insulation for chilled water piping and valves as in repairs all as specified and directed by Engr-in-Charge

M & L Descaling of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directed by Engr-In-Charge

M & L Nitrogen Pressure testing for water cooled screw chillers including refrigerant Recovery, vacuumising and recommissioning of chillers of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directed by Engr-In-Charge

S&F Refrigerant R407 C for topping up of refrigerant in the system to compensate any leakge qty of refrigerant complete as in repairs all as specified and directed by Engr-in-Charge

S&F Thermometers as per site requirement to be fixed in chiller lines and condenser pipe lines complete as in repairs all as specified and directed by Engr-In-Charge

S&F Automatic star delta starters in sheet steel enclosure AC-3 duty, 415 V, 10 HP,with ralay range 15-30 A complete as in repairs all as specified and directed by Engr-In-Charge

S&F Contactor type- MCX13 of AC3 80 Amp, 415V, 50 Hz complete as in repairs all as specified and directed by Eng-In-Charge

S&F Single phasing preventer, Make : EllicoType-ESP-2 , 415 Volt, 50 Hz or equivalentcomplete as in repairs all as specified and directed by Eng-In-Charge

S&F Electronic timer Make : Ellico Type-S/D-C-100 , 230/415 Volt, or equivalent complete as in repairs all as specified and directed by Eng-In-Charge

Repairing / Servicing of complete all electric supply panels for AHU Rooms by cleaning all MCCB Connections and Bus bars with anti rust spray, replacing of nuts & bolts, washers, with suitable lugs of burnt/rust contacts & fitting of screws & rewiring with suitable guage copper conductor/flexible wires, all as required as per ground condition, with tightening of all loose connections, with testing complete on load all as directed by Engr-in-charge

S&F Pressure gauges 100 mm dia for condensor water lines and chiller water lines , complete as in repairs all as specified and directed by Eng-In-Charge

S&F AC Scroll type compressor suitable for 72 Ton AC plant, complete as in repairs all as specified and directed by Eng-In-Charge
