Outsourcing of services for maintenance and operation STIR & CABS of 3 x150 + 3 x 50 + 3 x 5.5 & 3 x 5.5 TR capacity air cooled chilled water air conditioning plant complete with 150 TR capacity scroll compressor, pump sets at STIR/DX type chilled water central Air condition plant at CABS/Air cooled type package type Ac plant at NDF bulding at CABS/ Air cooled type package AC plant at Anechoic Chamber at CABS , air handling units complete operating with fully computerized building management system (BMS) including all other connected air conditioning system and equipment in general shift all as directed by Engineer-in-Charge Minor repairs upto Rs 500 only borne by the contractor Shift timings :- General shift from 0800 hours to 1700 hrs on all days except Sundays and General Holidays ( Lunch break half an hour) Minimum operating staff to be employed :- 1. Ref Mech - 02 No (1No at CABS & 1No at STIR) 2. Helper - 02 Nos ( -do-)

Items to be maintained and operated are as under :- (a) Maintenance for 3 x 50 TR package/ AC,3x5.5 and 3 x 5.5 capacity duct able units consists of daily inspection and checking of all electrical control panels, supply and return diffusers, refrigerant gas, leak testing and weekly inspection and checking of distribution duct systems, checking and cleaning of all electrical motors, belt and fan blades, alignment checking , refrigerant pipe line insulation checking etc. including rectification of minor faults as occured and major faults should immediately be intimated to the MES authorities complete all as directed.

(b) Maintenance for Air Handling Units connected to 450TR (3 x 150) capacity chillers package units installed at STIR with different capacities (14 units) on daily checking of electrical cable panel, VFD switches, checking of AHU propellers and weekly inspection and necessary repairs of all system/ replacement of parts as required connected to AHU including cleaning of pre -micro filters, AHU shaft bearing alignment, checking of cooling coil etc. to keep the system function properly according to the manufacturers parameters as set by authorised service agent to installed system complete all as directed

(c) Maintenance of computerised building management systems connected to 450TR capacity chiller package units installed at STIR consists of weekly inspection and checking of all electronic devices, VFDs, pneumatic actuator, including rectification of minor faults as occured and major faults should immediately be intimated to the MES authorities complete all as directed

Out sourcing of services for maintenance and operation water supply system/ fire hydrant pump house/fire alrm and DG Set 100 X 1 No including installation in STIR area to fill up water in tanks/sumps regulating the valves upto 150mm dia for water supply distribution including Sundays and holidays all as specified and directed

(i) Attending of all day to day external water supply complaints. (ii) Operating of pump sets installed in pump house for potable water and raw water of any capacity for pumping of water from UG sumps to over head tank or directly to building service tanks twice each day all as directed by Engineer-in-charge. (iii) Operating of submersible pumps set of any capacity for pumping of water from the bore wells to the sumps as directed.

(iv) Cleaning of valve chamber, controlling sluice values, maintaining of valve including replacement of gland packing, routine maintenance of pump sets by cleaning, greasing and arresting of leakage’s etc as and when necessary and keeping the pump set in serviceable, conditions. (v) Filling water in the sumps from the main supply line. (vi) Keeping clean the surrounding of sump/ over head tank/ pump house installations, manned by the contractor all as directed by Engineer-in-Charge. (vii) Replacement of spares is out of the scope of this contract.

(viii) Maintenance and operation of water filtration plant installed at STIR 7000 lts/ hrs Make : ION exchange softening plant with control valves, motor & pumps all as per original manufactures recommendation comprising of :- (a) Normal operation of sand filter plant & softener. (b) Back wash of filter plant based on differential pressure. (c) Softener regeneration and checking the hardness inlet / outlet. (d) Prolonged back wash of sand filter as and when required. (e) Servicing sand filter and softener once in 6 month. (f) Analysis of inlet and out let of softener. (g) Checking the dosing rate for the required PPM.

Maintenance and operation & cleaning of 2 X 500 KVA DG Set for round the clock (including Sunday and Holiday) in three shifts comprises of the following machineries installed at STIR :- (a) 500 KVA DG Set-02 Nos (b) AMF Panel with ACB-02 Nos (3200 Amps) (c) DG Synchronizing panel with ACB and sophisticated relay-02 Nos (d) 1600 Amps bus ducts

Note:- Engine- checking of fuel and lubricating oil toping up if required, checking all parameters and performance of engine on load condition Alternator:- checking of mounting and coupling bolts for tightness, checking of bearing for condition and greasing checking IR valves of alternator, insulations, cleaning of alternator, tightening the loose connections and cable and terminations, checking for vibration, voltage, frequency, RPM, carbon brushes etc Control:- Cleaning AMF panel, MCCB's contactor relays and panel timers with blower & CTC solutions ,checks for control and power wiring ,tightness of connections and fuses, correctness and calibrator of all meters, relays, contactors and MCCBS and when required

Batteries:- Tightness of connections, Diagnostics of fault and rectify supply& replacement of terminals and applying petroleum jelly, checking specific gravity of electrolyte of each cell and checking the charging system Cooling:- Checks for any leakage of radiator supply& filling of coolant, if required to check the condition of hose pipes, jubilee clamps, V-Belts and repair of all the minor parts as required Fuel system:- Checking and repair of fuel pump, fuel pipelines and hoses, cleaning the fuel tank etc

Operation and maintenance of the following Centrifugal pump set installed in Fire Pump house at STIR installation cluding routine maintenance in order to keep the pump sets functional and deliver desired condition including checking/arresting of any leakage, replacement of gland of 'O' ring gaskets, nuts, bolts, washers and routine checks like electrical connections/controls checking, cleaning of plants, greasing to the motor, replacement of gland packing of motor/pump complete all as specified and as directed

(I) Plants/machineries installed in Fire pump house at MLCP, CABS

(a) Centrifugal pump set mono block 2 x 75 HP 3 phase - 02 Nos

Shift to be operated : 3 Shift round the clock with one hour lunch break on all day .( 01- FGM for 1 Each shift)

(i) 1st Shift : 0600 hrs to 1400 hrs (1- FGM )

(ii) 2nd Shift : 1400 hrs to 2200 hrs (1- FGM )

(iii) 3rd Shift : 2200 hrs to 0600 hrs (1- FGM )

Out sourcing of services for maintenance and operation water supply system and DG Set 500X1+62.5x1&50x1 Nos including installation in CABS area to fill up water in tanks/sumps regulating the valves upto 150mm dia for water supply distribution including Sundays and holidays all as specified and directed

(i) Attending of all day to day external water supply complaints. (ii) Operating of pump sets installed in pump house for potable water and raw water of any capacity for pumping of water from UG sumps to over head tank or directly to building service tanks twice each day all as directed by Engineer-in-charge. (iii) Operating of submersible pumps set of any capacity for pumping of water from the bore wells to the sumps as directed.

Providing services for operation of lift 12 passenger capacity & goods lifts of capacity 2500 Kg electrically driven catering for 5 floor including ground floor installed at STIR building on all days except Sundays and holidays in one shift. Minimum operating staff to be employed :- Lift operator (Skilled) -01 No Shift Timing : 0830 hrs to 1700 hrs with half an hour lunch break.

Outsourcing of services for maintenance and operation CABS of Variable Frequency Refrigent Flow system of 28 HP/15 HP/32HP including maintenance & operation of cassette Type AC/ Split Type AC of different Capacity Fitted in Security bld AEW&C hanger/ Admin bld at CABS & STIR ,including all other connected air conditioning system and equipments in general shifts all as directed by Engineer-in-Charge Minor repairs upto Rs 500 only borne by the contractor Shift timings :- General shift from 0800 hours to 1700 hrs on all days except Sundays and General Holidays ( Lunch break half an hour) Minimum operating staff to be employed :- 1. Ref Mech - 01 No ( CABS & STIR)

Note for Item Ser No. 1 to 44 (i) Necessary two Nos uniform duly marked as Category of workers and mobile facility shall be provided to all operators . The rate shall be deemed to include for the same. (ii) Contractor will provide ITI certificate for tradesmen or minimum experience of 4 years from reputed organization (iii) PF, ESI of all tradesmen/helper is required & payment should be given through Bank account only (iv) If contractor fails to provide the tradesmen /helper the recovery should be @1500 per shift (v) Contractor will provide all the required Documents , Register, Tools, uniform, First Aid Box etc. at the duty places

(vi) Contractor shall arrange to attend emergency and break down calls and the system should be brought back to workable condition with minimum possible time as assessed by the Engineer-in-Chrage. The rate quoted by the contrator shall deemed to be included the provision also. (vii) Contractor shall submit the periodical service report, break down repairs and spares replaced by the service men in the format as approved by the Accepting Officer. This report shall be submitted to GE along with payment claims by the contractor. (viii) The labour charges for servicing and replacement of spares shall be deemed to be included in the rate quoted by the contractor. (ix) The contractor should maintain the AC plant and BMS system room and AHU rooms for inspection as and when asked by Engineer-in-Charge (x) Contractor should maintain data sheet /log sheet separately for AC Plant & inside design temperature / and humidity floor wise should be recorded . (xi) All the registers /charts required for inspection should be maintained by the contractor and display as and when directed by Engineer-in-Charge for inspection.

Dewatering the existing RCC UG sumps of 125000 litrs capacity and cleaning the internal wall and bottom surface of tank to remove silt/scales mud and other foreign materials using water and scrubbing with coir/jute/wire brush and washing the surfaces with fresh water claning the surfaces with mixture of bleaching powder and water and finally washing with fresh water and treating with one coat of cement paint to internal walls bottom surfaces and ceiling of sump complete including writing on out side of the sump CLEANED ON DATE and DUE ON DATE with white paint on black paint back ground on external surface of the sump at convenient height all as specified and as directed for the following locations in CABS & STIR (a) Near watch tower No -4 STIR (b) Near Security Bld CABS

Desiliting/ cleaning of borewell including taking out and lowering of new/repaired submersible pump set of any size (5 HP to 7.5 HP), 3 phase 400/415 Volts in 200/250 mm size tube well up to existing depth of bore comprising following natur of work.

(a) Dip connection existing pipe connection any size and removing electric connection.

(b) Errection of trapord/chain pulley block at site .

(c )Unscrewing the submersible pump and removing the same at site for relowering.
