Comprehensive maintenance for chilling package of (350X2=700 TR) Screw type refrigeration Compressor with R134A refrigerant with Microprocessor panel and suction and Discharge control valves including one annual and monthly inspection during the contract period at approximately equal intervals by the OEM and the maintennace programm will proceed as and when required as per the inspection report provided by company reprenstative and servicing of complete power supply system of the AC Plant including sub panels complete all as specified and directed by the Engr in Charge as detailed in below notes

Comprehensive maintenance for chilling package of (50X3=150 TR) Scroll type refrigeration Compressor with R407C refrigerant with Microprocessor panel and suction and Discharge control valves including one annual and three periodical inspection during the contract period at approximately equal intervals by the OEM and the maintennace programm will proceed as and when required as per the inspection report provided by company reprenstative and servicing of complete power supply system of the AC Plant including sub panels complete all as specified and directed by the Engr in Charge as detailed in below notes

NOTE FOR SERIAL ITEM NO 01 & 02 ABOVE (a) Descaling of condenser and chiller tubes once if required to meet the designed specifications of flow of refrigerant in compressor and water in condenser and it will be the part of AMC (b) Checking leakage and shortage of refrigerant in the machines with soap solution and rectify the system defect causing leakage rectification including topping up of refrigerant. If leakage is not rectified by the soap solution then nitrogen pressure testing will be carrid out to identify the refrigerant leakage through the chiller machine and refilling/topping up of refrigerant will be the part of this item and no sepaerate payment will be made in this regards. Amount quoted by the contractor should be inclusive of cost of nitrogen pressure testing (c) Carry the proper functioning of microprocessor panel and take the control test (d) Check the electrical panels for tripping, overheating, chattering in electrical parts and terminals for proper tightness (e) Check for proper working of all Ammeters, voltmeters, Hour mtrs, KWH Mtrs and overload relays etc and replacing the same if found unserviceable. (f) Checking the operation of MCCB's, MCB, Isolators, etc and replacing the same if found unserviceable. Proper load balancing should be carreid out by the contractor of electric supply system to the chiller machines and necessary arrangements will be carried out for measurement of electric load in all phases by the contractor at no additional cost and the subject report of load in the electrical panel will be submitted at the time of inspection report of the chillers (g) Clean electrical panels and chiller machine periodically. (h) Check functioning of water flow switch and interlock in the system. (j) Check all safety and operating controls for proper functioning and replace if the same is defective for proper sequence of operation of the machine (k) All the breakdowns including compressor failure will be attended and the visit shall not be counted in periodical inspection.

(l) Check refrigerant filter and drier core, replace the same , if found necessary. (m) Check oil level and oil heater in the system and top-up the oil if found necessary. (n) Check chilled water flow by checking pressure drop across the chiller (o) Check evaporator and condenser approach and compare the chilled water temperature at full load with the chilled water temperature control (p) Seasonal adjustment of controls if required and software upgrade (q) Inspect entire system for any unusual condition such as noise, vibration etc (r) Supply of electrical parts except electrical spares for incoming panel. (Electrical Spares Like:- fuses, incoming electrical controls, cables etc) (s) All changes/ repair shall be valid only after satisfaction of Engr-in-charge/GE. Contractor shall submit all related documents of expenditure of AMC time to time to avoid delay on payment (t) AC Plant have occur any breakdown, take immediate action arrange all necesssary material, T & P and labour, unable to provide material and delay in smooth operation/working of AC Plant/AHU etc recovery will be done on the based of Rs. 2000/- per hour.

M&L Servicing of back pull out Secondary chilled water pump with induction motor of Cap- 30 HP operated on 240V, 50 Hz with replacing of box set-04 Nos, mechanical seal -01 No, cut off switch 01 No, bearing 02 Nos, Air filling in tank complete as per site requirement or as directed by Engr-in-charge.

M&L Servicing of back pull out condensor water pump with induction motor of Cap- 30 HP operated on 240V, 50 Hz with replacing of box set-04 Nos, mechanical seal -01 No, cut off switch 01 No, bearing 02 Nos, Air filling in tank complete as per site requirement or as directed by Engr-in-charge.

M&L Servicing of back pull out chiller water pumps/condensor water pump with induction motor of Cap- 5 HP operated on 240V, 50 Hz with replacing of box set-04 Nos, mechanical seal -01 No, cut off switch 01 No, bearing 02 Nos, Air filling in tank complete as per site requirement or as directed by Engr-in-charge.

M&L Servicing of blowers for AHU's with induction motor of Cap- 10 HP operated on 240V, 50 Hz with replacing of box set-04 Nos, mechanical seal -01 No, cut off switch 01 No, bearing 02 Nos, Air filling in tank complete as per site requirement or as directed by Engr-in-charge.

NOTE FOR SERIAL ITEM NO 04 & 08 ABOVE (a) Check the alignment and conditions of coupling to prevent damage to shaft and impeller. (b) Lubricate bearings with grease guns. (c) Replace gland thread if required. (d) Check lubricant oil level and make up the oil if required. (e) Check packing and mechanical seals for leakage. (f) Half yearly inspection and service for pumps (g) Inspect shaft sleeves,shaft, bearings , bearing housing and overhauling of all pumps. (h) The impeller and shaft to be repaired and made functional. If they are found not repairable, then same will be replaced . (j) The packing, mechanical seal, bush, bearing, Shaft sleeves, coupling etc. If found faulty to be replaced by the contractor with out any extra cost.

M&L Taking out & rewinding the existing unserviceable burnt motors of condensor/chiller water pumps (Pressure pumps) of Cap Upto 10 HP,Three phase, 50 cycles by disconnecting electrically and mechanically and transporting to the locally workshop. Dismantling the motor and removing the old burnt copper winding & demoisturise, cleaning, rewinding the coils with same gauge supper enamelled copper wire, with suitable F class paper insulation, varnishing, and reassembling by replacing bearings reinstalling at the installation and testing, commissioning etc complete.

M&L Taking out & rewinding the existing unserviceable burnt motors of condensor/chiller water pumps (Pressure pumps) of Cap from 20 HP Upto 40 HP,Three phase, 50 cycles by disconnecting electrically and mechanically and transporting to the locally workshop. Dismantling the motor and removing the old burnt copper winding & demoisturise, cleaning, rewinding the coils with same gauge supper enamelled copper wire, with suitable F class paper insulation, varnishing, and reassembling by replacing bearings reinstalling at the installation and testing, commissioning etc complete

M & L Cleaning and spray Painting the surface of condenser pipes and chilled water pipes including all valves and fittings including pumps with two coats of synthetic enamel paint over a neat coat of redoxide primer over 10 cm width of girth and making good to the surfaces of all pipe and valves connections at certain places all as specified and directed

S&F GI Sheet metal work as in repairs for the following :-

Reapiring & Servicing of complete all electric supply panels for AHU rooms by cleaning all MCCB connections and bus bars with anti rust spray, replacing of nuts & bolts,washers, with suitable lugs of burnt / rust contacts & fitting of screws & rewiring with suitable guage copper conductor / flexible wires, all as required as per ground condition, with tightening of all loose connections, with testing complete on load all as directed by Engr-in-charge.

M& L Painting to water supply panel with spray painting inside and outside the panel complete all as specified

M & L Spray painting of AC plant on existing colour complete all as specified and directed by Eng-in-charge.
