M & L for de-scaling the shells and tube of condenser unit by circulating the diluted hydrochloric acid at the appropriate ratio depending upon the scale deposits till removal of all the scale inside the copper tubes after removal of the both end covers, brushing with nylon/GI wire brush, removal of all scale deposits and degreasing with caustic soda, flushing out thoroughly, re-fixing the end covers with new gasket packing, nut and bolts and connecting the inlet and out let, every six month or as directed by engr-in-charge all as specified and directed.

M & L for Removing the worn out duct insulation carefully , cleaning / preparing the surfaces and M&L for duct insulation (25mm thick) with resin bonded fibre glass wool roll of density 24 kg/Cum, with factory laminated aluminium vapour barrier, thickness of insulation as specified and including the following :- (a) M&L for cleaning the duct surface (to be insulated ) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt, dust, grease and other foreign materials, taking special care so that all duct joints are sealed against any leakage. (b) M&L for applying rubber based adhesive CPRX compound. (c) M&L for sealing of all longitudinal joints and circular overlaps with and including Aluminium foil tape 50 mm wide, to make the insulation leakproof. (d) M & L for securing the insulation with and including mechanically fastened nylon/ steel straps of size 12 mm/50 mm at maximum intervals of 1.2 mtr.

Repair and servicing to screw type compressor strip opening complete spare parts of at TPW 551, 552 Bldg of AC plant capacity 2x80 TR+1x80 TR. Inspecting the parts for serviceability and replacement only unserviceable worn out parts in the compressor, complete assembling cleaning the system with Nitrongen gas for leak detection after flushing out the system vacuumization and charging only refrigerant gas including replacement of compressor oil of make as recommended by OEM and testing the unit on no load and full load condition including checking al the parameters etc complete all as directed. . Note : (i) Compressor oil including other minor spares which are not covered here in after shall be included in quoted rate. (ii) Spares required shall be measured and paid as Supply only as mentioned here-in-after. (iii) Periodical monitoring / Inspecting the complete AC Plant and carrying out preventive / periodical maintenance to ensure smooth functioning of AC plant. The periodical inspection for preventive maintenance shall be carried out by the authorised technician / service engineer of OEM. (iv) If any breakdown occurs for monitoring the operational condition of AC plant during the contract period shall be attended whenever required which is included in the rate quoted.

Repair and servicing to semi hermetic sealed compressor of 2x140 TR+1x140 TR water cooled central AC plant at MWC bldg inclusive taking down and dismantling the complete compressor unit and including replacement of defective spare viz cylinder , piston heads, connecting rod, crank shafts, oil pump, bearings , valves, packing kit , o’ rings , reeds, etc. and Reassembling the same including cleaning and flushing out the system , the N2 gas for leakage proof and vaccuming and charging with suitable refrigerant gas and replacement of compressor oil of make as recommended by OEM and testing the unit on no load and full load condition including checking al the parameters etc complete all as directed. Note : (i) Compressor oil and refrigerant gas will be paid separately. Spare parts replaced will also be paid against items mentioned in the schedule here-in-after.

(ii) Spares required shall be measured and paid as Supply only as mentioned here-in-after. (iii) Periodical monitoring / Inspecting the complete AC Plant and carrying out preventive / periodical maintenance to ensure smooth functioning of AC plant. The periodical inspection for preventive maintenance shall be carried out by the authorised technician / service engineer of OEM. (iv) If any breakdown occurs for monitoring the operational condition of AC plant during the contract period shall be attended whenever required which is included in the rate quoted.
