OD9928/2024-2025:Fully comprehensive annual maintenance for high side equipments in centralized A C system ( 1 no chiller unit 115TR,.5 nos of 10 H.P chiller motors,5nos of 12.5 H.P condenser motor,,1no cooling tower ,All starters in high side, All pipes & Accessories in high side ,etc.) Scope of work:- Annually Descaling &Cleaning of condenser & chiller chamber, by pumping down the system, Descaling the condenser tubes by nylon brushing and chemical flushing, Checking for any leakages and preparing for re commissioning . Top up refrigerant Gas(R-22 ,GARE-00000R22-00) with Refrigerant Gas Recovery system Removing the existing oil in the compressor, Flushing the system, and refilling the unit with fresh Mineral Refrigerant oil C-5s LUBBSM5 scrubbing the existing paintings of condenser body, cooling towers, condenser pipe line and motors etc. corroded area and re paint it with one coat of anti corrosive paint and finishing with one coat metallic paint Half yearly Check cooling tower and chilled water sample and drain out it if necessary Quarterly Check healthiness of operation of the safety devices checking all electrical contacts and rectifying loose connection and accumulated carbon Top up grease for all motors Check compressor oil sample Check and clean all strainers in high side Check and clean refrigerant strainers Check the condition of refrigerant drier Check for any abnormal noise and vibration Cleaning and servicing of A/C plant clean cooling tower sump General Monthly Checking and working condition of all high side equipments Free replacing /repairing the defective /worn out spares in high side with new or repaired Replacing of parts due to normal wear and tear Except the replacement of complete set of control board of the chiller. Checking compressor motor ,chiller motors and condenser motors and carrying out repairs including rewinding if necessary Checking of microprocessor control panel, control board ,transducers of packaged chillers/condensing unit for their correctness and repair if necessary Checking motors starter and carrying out repairs if necessary Providing trouble free operation of plant complete including attending breakdown calls with 24 hours

OD9929/2024-2025:Fully comprehensive annual maintenance for Low side equipment in centralized A C system includes (69 nos of AHUs,15nos of FCUs and all it accessories ,pipe line and accessories ,duct and all accessories, air windows etc.) Scope of work:- Quarterly Water servicing of Air Handling Units/ Fan coil units and petty repairing including cleaning of air filters, strainers, descaling of cooling fins etc. with water by pressure pump, AHU motor belt adjustment, cleaning of dip trays, drain pipes etc. Servicing all drain pipe in centralized A/C system Check and correct conditioned air leak in centralized A/C system General Checking working condition of all low side equipment and checking temperature of each room by mouth Free replacing the defective /worn out spares in Low side Replacing of parts due to normal wear and tear Checking AHU ,FCUmotors and carrying out repairs if necessary Checking motors starter , switches and carrying out repairs if necessary Checking and correcting any water leak in centralized A/C system Replacing defective belts with same specification Replacing damaged insulations in chiller pipe line if it necessary Replacing damaged insulations in duct if it necessary Providing trouble free operation of plant complete including attending breakdown calls with in 24 hours Cleaning all air windows in centralized A/C system Checking and correcting operation/ replacing the control valves(actuating valves), flow control equipment like thermostat switches etc.
