Redevelopment of office buildings in plot nos C-10,C-11,C-12 and C-13 of Income Tax Department at E Block, Bandra Kurla Complex, Bandra (E), Mumbai SH:- Architectural consultancy services for Preparation of Preliminary Drawings, Preliminary Estimate and Detailed Project Report and carrying out Digital Survey and Geotechnical Soil Investigation of plots.

DIGITAL SURVEY Carrying out Digital Survey of plots C-10, C-11, C-12 & C-13 (Total Area:8575Sq.M) using Total Station for ground levels and contouring, Area Calculation by triangulation method, marking of buildings/structures, trees, poles and boundary limits, GPS Co-ordinates including submission of 5 nos. hard copies and 3 nos. CDs having Auto CAD drawings. Detail survey work. • Total Station traverse within the plot to locate the boundary and any other existing features to be plot. • Surveyed site plan showing Buildings, fence, compound wall, light poles, trees, Road, footpath and drain etc. • Providing the drawing of the contour map at suitable interval scale. • Dimensions of the building, existing open spaces of the building and peripheral dimensions of the plot. • The dimensions of the structures, road width, area of the plot under possession and area of total land surveyed. Survey drawing incorporating all the existing features in AutoCAD format and submitting five (05) colour print out in A-2 size paper of the final survey drawing for the entire area surveyed and 3 (Three) Nos. Auto CAD Drawings in CD.

GEOTECHNICAL SOIL INVESTIGATION Carrying out Geotechnical soil investigation upto minimum 6 meter depth below basement bottom level as per provision of IS 1892-1979 in plots C-10 to C-13 through Government Engineering college / IITB /Government approved private laboratory i/c Mobilization & de-mobilization of necessary plant, personal and equipment for carrying out the work including cleaning up of site etc. complete as directed by Engineer-in-charge. This item includes the following operations. (a) Charges for setting up of boring / drilling rig at each bore hole location. (b) Boring, drilling of 100mm diameter with mud circulation in all types of strata including boulders, gravels but excluding hard rock. Identifying all strata, maintaining bore logs and back filling with approved material, maintaining samples as specified all as per the direction of Engineer-in-charge. (c)Drilling NX system holes of size 75 mm dia through hard deposit such as boulders, all types of rocks using tungsten carbide bits including extracting and maintaining core recovery (Hard rock defined as N>100) all as per the direction of Engineer-in-charge (d)Conducting standard penetrometer test at 1.50 meter intervals or every change of strata whichever be the earlier, in over burden as per standard practice. (e) Providing wooden core boxes for preservation of soil, rock samples extracted from bore holes. (f) Conducting laboratory tests on soil, rock and water samples including collection of samples from bore hole, packing, loading, unloading and transportation of the samples to the laboratory. (g)On soil samples i) Natural moisture content of undisturbed samples of soil. ii) Bulk, dry & relative density of soil. iii) Liquid and plastic limit of soil. iv) Specific gravity of soil. v) Soil classification & Grain size analysis (h) On rock samples i) Un-confined compressive strength / point load index of roak ii) Water absorption iii) Dry density iv) Porosity test v) Specific Gravity (i) Chemical analysis i) Chemical analysis of soil for pH, sulphate and chloride content. ii) Chemical analysis of water for pH, sulphate and chloride content. (j) Collecting soil samples from each bore hole at various depths as specified including the rock samples in position in wooden boxes and soil samples in polythene pouches as required and as directed by the Engineer-in-charge including providing proper identification mark of bore hole number, sample no. and depth at which taken etc. all complete. i) ) Un-disturbed soil samples ii) Disturbed soil samples iii) Chemical analysis (k)REPORT (i) Layout of bore hole to be marked in plan and necessary identification to be marked at Income tax plot BKC Mumbai with C.C. Block size 300x 150x500mm. (l)Preparation and submission of detailed report with complete field and lab test results, from reputed institution like IITB, VJTI or other institution with interpretations and recommendation of foundation systems, SBC of soil etc. complete (5 Hard copies & 1 soft copy in CD/Pen drive) Note: The soil investigation shall be carried out as per the prevailing IS code and for the multi storey building (G +18) with Two basement of 3.35 meter each. The rate quoted by Agency shall include all above operations and nothing extra shall be paid.

AMALGAMATION OF PLOTS Providing Liasoning and consultancy services a) To obtain required permissions from statutory local authorities for Amalgamation of four plots (i.e. C-10 to C-13) completing all required formalities to get four plots amalgamated to the extent to get maximum foot print and FSI (i/c global FSI admissible) of the building in these four plots in consideration of applicability of CRZ guidelines and maximum building height allowed in the area and submission of required documentary proof of applicable or considered by –laws / guidelines followed to work-out the built-up area of the building/buildings to utilize maximum potential of plot/plots amalgamated.(The maximum required Floor Area for Income Tax offices at Mumbai is 97124 Sq. M ) b) Assessment of ‘Global FSI’ allowed in the area and its premium payable to Development Authority/MMRDA/ MCGM amount calculation and providing its complete report having relevant/referred documents. (All required statutory charges for(a) & (b) of this item will be initially paid by the agency and then the agency will produce the original receipt to Engineer-in-charge for reimbursement.)

PREPARATION OF PREIMINARY DRAWINGS. i) Interaction / consultation with client department i.e. Income Tax Department Mumbai detailing of inputs for preparation of Preliminary Drawings. ii) Preparation and submission of Three (3) different type of Conceptual design and drawings such as building plans and Elevation i/c parking details in consultation with Client department for selection of one design and drawings by Client department along with calculation of Permissible Built up Area and FSI allowed as per prevailing guidelines laid down by the MMRDA/ MCGM and other local statutory bodies and submit the same with all evidences or supporting referred document/laws. iii) Preparation & Submission of Preliminary Drawings and specification for approval of Client/CPWD department. If any changes are required by client/CPWD, the changes proposed by the client/CPWD are to be incorporated by the consultant and submit modified / revised preliminary drawings again for approval of client/CPWD. (Rates are inclusive all modification, changes till finalization of and approval of drawings by the client. iv) Preparation of site layout plan for redevelopment of plots C-10 to C-13 admeasuring in total 8575 sqm. v) Preparation and submission of 5 (Five) sets of drawings in A-1 size paper and 3 (Three) numbers CD having Auto CAD drawings.

Preparing and providing Detailed Project Report by incorporating all development work, Bulk Services and E&M services etc and also preparing Preliminary Estimate based on approved Preliminary Drawings and specifications. The preliminary Estimate is to be prepared on the basis of the Plinth Area rates (CPWD DPAR 2021) and Market rate for items not covered in DPAR 2021.

Preparing and providing 3D perspective view coloured of approved preliminary drawings 5 (Five) sets in A-2 size Matt finish 170 gsm paper as per direction of Engineer-in-Charge.

Preparing and providing walk through based on approved preliminary drawings of minimum duration 5 (five) minutes for approval of Engineer in charge/ client department. The agency will also incorporate changes/suggestions of Client department / Engineer-in-charge and submit the modified walk through for approval of client department/Engineer –in- charge etc all complete.

Preparing and providing PPT presentation slides (minimum 50 slides) incorporating major salient features of the project as per direction of Engineer-in-charge.
