CWE/AF AMB/AMB-01/2022-23 COMPREHENSIVE MAINT OF CENTRAL AIR CONDITIONING PLANT, ELECTRICAL INSTALLATION AND MISC REPAIRS AT TECH AREA OF SITE III UNDER GE (AF) AMBALA

Periodical, preventive and comprehensive maintenance of 3x150TR Central Air Conditioning Plant alongwith under mentioned accessories installed at site-III under GE AF Ambala as per manufacturer's manual of preventive and comprehensive maintenance with periodicity(monthly) mentioned therein and as per particular specifications detailed here-in-after complete all as specified & directed:- (a) Package chiller units each consisting of 3 x 150 semi-hermetic/open type compressor along with motor and its condenser, flooded chiller, microprocessor based control panel system - 03 Nos. (b) Preventive, comprehensive & routine maintenance of the following equipments:- (i) Condensing pump sets along with motors of 600 USGPM - 03 Nos. (ii) Chiller pump sets alongwith motors of 400 UPGPM - 03 Nos. (iii) Pumping set for hot water circulation 25 HP - 02 Nos. (iv) FRP cooling towers complete with motor, fan, gear box - 03 Nos. (v) Condenser water pipe lines and its control valves - 01 Lot. (vi) Chiller water pipe lines and its control valves - 01 Lot. (vii) Expansion tanks including their insulation for chilled water and hot water system - 02 Nos.

(viii) Electrical operated hot water generator of capcity 60 KW with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel - 04 Nos. (ix) Descaling of 150 TR condensing units of the condenser by recommended chemical, Cleaning agent by soaking methods disconnecting of condenser from system by taking out nut, bolts studs, 2 valves and MS/GI pipe line from both side cover, cleaning with nylon brush to each tubes for the AC plants. Notes:- (i) The maintenance shall be done through OEM i.e. Blue Star Ltd or Voltas or Daikin. (ii) The Contractor shall submit a Memorundam of Understanding (MoU) on stamp paper duly notarized, as per performa specified hereinafter alongwith a copy of Annual Maintenance Contract from OEM within 10 days from the date of acceptance, failing which the contract will be liable to be cancelled and work shall be got executed at the risk & cost of the Contractor. (iii) The Contractor shall carry out all major and minor break down/repairs pertaining to machineries of central AC Plant & connected cooling tower and RO plant installed for pure water supply after filtration through passing plant and fire hydrant system complete with Jocky pump, LT panel, Starter of motor and connected items & AHUs.

(iv) The contractor shall maintain indoor design condition as dry bulb 23 degree celsius plus/minus 2 degree, if the above said temperature and relative humidity as specified is not achieved a penalty of Rs 5000/- per hour shall be imposed on the contractor from the dues as and when becomes due. (v) In case of breakdown, it is contractor's responsibility to attend the breakdown immediately without any extra cost. (vi) Taking down/out of old spare parts and fixing only of new spare parts (unless otherwise specified here-in-after) deemed to be included in quoted rates, however the new spare parts shall be measured & paid seperately as supply only under respective items here-in-after. (vii) The maintenance shall run for entire period of contract from the date of commencement and during this period the smooth funcitoning of plant is responsibility of contractor. (viii) The Contractor will arrange OEM visit quarterly for inspection and to check functionality of the plants including maintenance services as required and shall provide satisfaction certificate of smooth functioning of plant (ix) The rates quoted shall be deemed to be inclusive of the all above aspects.

Servicing / overhauling of Hot Water Genrator system 60KW capacity (installed at Site-III ) by taking out and removing unserviceable/defective parts/spares, cleaning, servicing, de-scaling water jackets, refixing the serviceable parts in position after proper cleaning testing complete all as specified & directed

Dismantling the rusted body of AHU of 8000CFM / 10000CFM capacity, blower motor, blower shaft, and other spares from AHU for repairing/ over-hauling the body of AHU by replacement of defective components to ensure the proper functioning of the AHU, reassembling after necessary repairs, connecting, and testing complete all as specified & directed.

Dismantling the rusted body of AHU of 1200CFM capacity, blower motor, blower shaft, and other spares from AHU for repairing/ over-hauling the body of AHU by replacement of defective components to ensure the proper functioning of the AHU, reassembling after necessary repairs, connecting, and testing complete all as specified & directed. Notes for BOQ item No. 2.00 to 4.00: (i) The Hot water generator system and AHU(s) shall be got repaired / overhauled from specialized firm or agency as approved by the GE. (ii) Taking down/out of old spare parts and fixing only of new spare parts (unless otherwise specified here-in-after) deemed to be included in quoted rates, however the new spare parts shall be measured & paid seperately as supply only under respective items here-in-after.

Supply & charging Refrigerent R-134a gas (MEFRON / REFRON / FLORON ) in plant (Central AC plant Screw type compressor of capacity 150 TR at site-III) after detection / rectification of any leakages in the system by using CO2 gas and flushing the complete system thoroughly with nitrogen gas including pressure test complete all as specified & directed. Notes :-. (i) Gas shall be brought by the contractor at site from authorised dealer/ manufacturer company in sealed cylinder of standard packing with test certificate and purchase vouchers and charging of gas shall be done through OEM only. (ii) Re-filling/charging shall be done in the presence of Engr-in-charge. (iii) The empty cylinder after use shall be returned to the contractor. (iv) Only gas used/filled shall be considered for payment purposes. (v) While filling/charging, if any leakage of gas noticed/occured, payment for that qty shall not be accounted for. (vi) The unit rate quoted is includes leakage test to pressure test.

Supply & filling Compressor oil including drain out existing oil, non freezing of grade CPI 120 WC in AC plant including vaccum testing complete all as specified & directed. Note :- (i) Compressor oil shall be brought by the contractor in sealed canes from the authorised dealer alongwith the test certificate with purchase Vouchers. (ii) Replacement of compressor oil will be carried out in presence of Engineer-in-charge. (iii) Only qty of filled oil accounted as per compressor capacity shall be considered for payment purposes. (iv) While filling , if any leakage/wastage of oil noticed/occured, payment for that qty shall not be accounted for.

Supply only of spare part (BOQ item No. 7.01 to 7.51 here-in-after) for AC plant & other installations as specified here-in-before Note:- (i) Cost of labour element in respect of taking down and fixing of spare part has already been included in items here-in-before. (ii) The items covered here-in-after are provisional and shall be executed only if required during overhauling / repair / Servicing of AC plant.

Supply only copper heating element , 3 phase, rating-20 KW, 60cm long alongwith 10mm, 6 hole flanged including insulation material/gasket, nuts, bolts & washer for hot water generator complete all as specified & directed.

Supply only UPS 1000 VA capacity suitable for online switching and operation with battery backup for 30 minutes comprising of SMF batteries complete all as specified & directed.

Supply only UPS 600 VA capacity suitable for online switching and operation with battery backup for 30 minutes comprising of SMF batteries complete all as specified & directed.

Supply only Temperature and Relative humidity sensors suitable for duct Sensor (Temperature Range: -40°C to 70°C, output: DC 0 to 10Volt and Humidity: DC 0 to 10Volt) by instrukart duct mounting complete all as specified & directed. Make: Catpart No. QFM2120 of Siemens or equivalent in Voltas or Daikin

Disconnecting from mains & taking out existing unserviceable inner unit of Split type Air Conditioner capacity 1.5 tonne of any make any type from any location and Supply, Installation & testing of company made Inner Unit including cleaning and removing dust/dirt from the Outer Unit with necessary modification (capilary tube etc.) & Charging of Gas F-22/R-134A and commisioning of both inner & outer unit to entire satisfaction of Engineer-in-charge complete all as specified & directed. Note for BOQ item No. 27.00 & 28.00:- (i) The supply & charging of Gas is included in quoted rates. (ii) The contractor shall obtain one year guarantee certificate from the manufacturer's and shall submit to Engineer-in-charge in respect of new outer unit as well as new inner unit.

M&L servicing of silent DG sets 500 KVA at site in any location / position, decoupling the engine from alternator, cleaning of diesel tank internally thoroughly with water and air pressure, removing the sludge from the tank, opening of oil chamber cover, draining out used engine oil, cleaning the chamber throughly internally and refixing the chamber cover, taking off and replacing worn out / unserviceable parts, replacing worn out thimbles, bolts, washers, 'O' rings, etc. and making DG set functional including all testing on full load, etc. complete all as specified & directed. Notes: (i) Minor spares parts such as thimbles, bolts, washers, 'O' rings, etc. shall be deemed to be included in the quoted rates. (ii) Cost of labour element in respect of taking down of old spare parts & fixing of new spare parts are included in quoted rates. (iii) New spare parts, Engine oil & Coolant shall be measured & paid seperately as supply only (BOQ item No. 35.01 to 35.07 here-in-after). Dismantling the 3 Phase Induction motor, 2 HP from the present situation after disconnection of pump and / or other connected items and carry it to the authorised workshop for the following repair/replacement complete all as specified & directed:- (a) Replacement of both the bearing of existing size and type - 01 Job (b) Replacement of cooling fan of existing size and type -01 (c) Removing rotor, taking out burnt copper winding from the stator and re- winding it with super enamelled copper conductor winding wire of same gauge, weight, insulating varnishing, baking, keeping its pole and sequence same - 01 Job (d) Re-metalling the shaft made out of HCS - 01 No (e) Repacement of carbon brushes of existing thickness, length & specification. (f) Repacement of slip rings with its end shield. (g) Cleaning & greasing and re-assembling the stator, rotor along with its other components, rubber gasket and transporting the same, fixing and testing at site.

Dismantling the 3 Phase Induction motor, 10HP to 20HP from the present situation after disconnection of pump and / or other connected items and carry it to the authorised workshop for the following repair/replacement complete all as specified & directed:- (a) Replacement of both the bearing of existing size and type - 01 Job (b) Replacement of cooling fan of existing size and type -01 (c) Removing rotor, taking out burnt copper winding from the stator and re- winding it with super enamelled copper conductor winding wire of same gauge, weight, insulating varnishing, baking, keeping its pole and sequence same - 01 Job (d) Re-metalling the shaft made out of HCS - 01 No (e) Repacement of carbon brushes of existing thickness, length & specification. (f) Repacement of slip rings with its end shield. (g) Cleaning & greasing and re-assembling the stator, rotor along with its other components, rubber gasket and transporting the same, fixing and testing at site.

Dismantling & disconnecting 20 HP/15 KW centrifugal pump set from the electric motor and re-assembling the pump on existing foundation and complete with motor after repair / overhauling with following and testing complete all as specified & directed :- (a) fixing of new bearing of existing metal and size - 02 Nos. (b) Re-metalling the pump shaft made out of HCS - 01 No. (c) fabrication and replacement of sleeve nut as per existing -01 Nos. (d) fabrication & replacement of gun metal shaft sleeves as per sample - 01 No (e) Fabrication and replacement of neck ring/impeller wear ring made out of gun metal (as per sample) - 02 Nos. (f) repair and replacement of seal gland cup made out of gun metal (as per sample) along with mechanical seal. (g) cleaning, greasing & re-assembling all its parts duly completed in all respect along with rubber gaskit complete and transporting the same and fixing & testing at site complete all as specified & directed.

S&F in replacement low voltage HRC fuse 315 Amp, 50 Hz, protection against short circuit and overloded condition, compact design complete all as specified & directed.

Servicing of ACB microprocessor type and range between 800 Amp to 1600Amp, 415Volt, 50Hz, 50 KA, category 'B' and electrical panel including replacing minor parts like springs, levers, terminals, packing etc and re-connecting, calibrating and testing complete to match with the present system comprising of the following complete all as specified & directed:- (i) Cleaning of breaker with CRC-226 , part of service /maintenance kit. (ii) Removal of old grease and re-greasing the same with recommended grease. (iii) Checking condition of arcing contact and gap between fixed and moving arcing contacts (iv) Checking the reset mechanism, tripping of breaker through push button. (v) Checking tripping of ACB through protection release. (vi) Tripping of ACB manually through volt metric release.. (vii) Checking and adjust freeness of DN and volt metric release trip rod. (viii) Checking presence and proper tightening of hardware. (ix) Checking presence of all clips. (x) Checking condition and alignment of jaw contact with cradle terminals. (xvii) Checking condition of arc chutes. (xviii) Checking ACB tripping through shunt release. (xix) Checking motor operation in case of EDO ACB. (xx) Checking closing coil operation of EDO ACB. (xxi) Checking continuity and proper changeover of aux contact block. (xxii) Checking of release by secondary injection for O/L, S/C, E/F. (xxiii) Setting of release as per the load. Potable water chemical analysis testing of water conducted by laboratories authosied by NABL, PPCB & CPCB, tests will analysis pH, colour, odour, taste, turbidity, total hardness, total alkalinity, Iron, chloride, residual free chlorine, fluroide, total dissolved solid, sulphate, nitrate, total coliform, E-coli etc including collecting of water in front of MES rep from the source, in a specilised glass botte used for this purpose and collecting & depositing the reports from the lab complete all as specified & directed..

Excavation in trenches not exceeding 1.5mtr wide and exceeding 1.5mtr but not exceeding 3.0mtr in depth for foundation etc or for walls, shafts, manholes, poles not exceeding 10 sqm on plan or for laying pipes/cables etc and getting out, in soft/loose soil complete all as specified & directed.

M&L finding cable fault with electronic fault detector in LT/HT UG cable of size 25 to 300 sqmm, 3.5/4/3 core after taking out faulty cable from both end, put the cable on test including excavation & earth work complete all as specified & directed. Note :- Cost of Electricity supplied to the cable fault machine shall be deemed to included in the quoted rates.

(iii) The chamber shall be constructed atleast 1.5 mtr away from the earth electrode.

M&L in replacement for maintenance free chemical earthing consisting each set of 03 Nos of earth electrode 17.2 mm dia, 3.00 mtr long made of high tensile low carbon steel circular rods having 250 microns, minimum thickness, molecularly bonded copper on outer surface of earth electrode to be lowered in 150 mm dia bore including filling of back fill/JAM compound in 50 mm dia bore in immediate contract around the earth electroode and the rest of the bore shall be fitted with well compacted earth and top of the bore shall be finished with 40 mm thick PCC1:2:4 type B1 using 20 mm graded mechanically crushed stone aggregates over 75 mm thick PCC in 1:4:8 type D-2 using 40 mm graded mechanically crushed stone aggregates and back fill/JAM compound shall be covered with advance polymer pit cover of 30 mm x 30 mm size complete all as specified & directed. Notes :- (i) The earthing shall comply to IS 3043, UL 467, BS/EN 50164-7. (ii) The earth resistance shall be less than one ohm. (iii) To obtain less than one ohm if a combination two or more earthings are to be interconnected or the length of the electrode is to be increased it shall be measured and paid as one earthing only. (iv) Testing of the earth shall be carried out along the departmental rep and a report shall be submitted to the Engineer-in-charge. (v) The cost of the above aspects and cost of Earthwork (if any) are deemed to be included in the quoted rates.

Conducting montly periodical testing of earth pits of chemical earthings (Total 250 chemical Earthing) by standred earth megger after disconnecting earth strip & submitting the records to Engineer-in-charge including reconnection complete all as specified & directed. Note:- (i) Rs.10000(Ten thousand) penlty for each month shall be levied to contractor, if contractor fail to submit the record in time for every month in 1st week. (ii) The work shall be executed through a specialist firm dealing in chemical earthing work as approved by GE. Contractor shall obtain approval of specialist firm from GE before testing of earthing started. (iii) Replecment of damaged nut/bolts, and required brazzing, soldring of strip are deemed to be included in quoted rates. (iv) The testing shall be carried out by contractor in the presence of rep of GE. (v) The total 250 Nos.(minimum) earthing pits shall be tested in a month.

S&F in replacement copper strip of size 20mm x 3.0mm with saddles and fixing screws, etc. for roof conductors, down conductors and wall conductors above the ground, etc. brazed/welded at each joint complete all as specified & directed

For Credit Schedule refer tender documents. The amount of credit schedule shall be deducted in total quoted amount of BOQ to arrive contract sum.
