Material & Labour for carrying out the descaling of the shell & Tube condensers by isolation of each condenser by providing of dummy plate for inlet & outlet connection and separation of condenser from water circulation without disturbing the operation of the AC plant of capacity 25/30 TR, carrying out the descaling by circulation of the diluted scale removing agent organic compound type chemical of RA III / chemtex Brand at the appropriate ratio depend upon the scale deposit inside copper tube by forced circulation and opening the end covers, manually brushing the copper tubes with nylon brushes of various size to remove complete scale, de-greasing with caustic soda solution and flushing out with fresh water, refixing all disconnected pipes lines, end covers with new rubber gasket and opening water line valves and checking of water leakages, apply grease to all M.S. Bolts & Nuts and put the condensers of the following capacities in operational complete all as specified and directed.

M&L for descaling air cooled type condensers of pakage/ductable type ACs capacity 5 TR to 11 TR with cleaning acid by forced feed method to remove the dust particles formed on the coil and fins complete all as specified & as directed.

M&L for cleaning & servicing of FRP cooling tower of central type AC plant of cap 25 TR to 100 TR, removal of water tray, pipe line and cleaning of cooling tower fins by using brush.omplete all as directed.

Dismantling ,taking down/out and opening of monoblock pump set , capacity 3 HP ,of any make / type,at any location, for repairs , including cleaning , descaling , greasing , oiling and overhauling, replacement of gland packing, bush, ball bearing with & including by providing new one, re-assembling and installing the pump set at original location after testing complete all as specified and as directed.

Dismantling ,taking down/out and opening of monoblock pump set , capacity 5 HP to 7.5 HP ,of any make / type,at any location, for repairs , including cleaning , descaling , greasing , oiling and overhauling, replacement of gland packing, bush, ball bearing with & including by providing new one, re-assembling and installing the pump set at original location after testing complete all as specified and as directed.

Dismantling ,taking down/out and opening of monoblock pump set , capacity 10 HP ,of any make / type,at any location, for repairs , including cleaning , descaling , greasing , oiling and overhauling, replacement of gland packing, bush, ball bearing with & including by providing new one, re-assembling and installing the pump set at original location after testing complete all as specified and as directed.

M&L for dismantling and overhauling of condenser/Chiller water pump set of capacity 10 HP, dismantling pump and motor separately, cutting the burnt out winding from slots and rewinding the same by existing size and gauge of super enamalled copper wire including varnishing, heating, repairing the insulating materials, repalcing bearings, bushes and remetalling the shaft including necessary heat treatment , and repairing the pump , including replacing the gland packing , bearings and all rusted nuts and bolts, washers and remetaling the Impeller of suitable size and bore for lifting the water from source and reassembling the motor and pump with gland packing includings painting of pump amd motor assambly complete with two coats of super enameled paints over one coats of red oxide, fixing the motor & pump at its position and connecting the suction and delivery water pipe and testing under working conditions, complete all as specified and directed.

M&L for repair and servicing to squirrel cage induction motor 3 phase 415V, 40 HP by dismantling of motor from the pump set removing the stater/rotor separately, cutting the burnt out winding from slots and rewinding the same by existing size and gauge of super enamalled copper wire including varnishing, heating, repairing the insulating materials, repalcing bearings, bushes and remetalling the shaft including necessary heat treatment. Reassembling the motor and pump with new gland packing, supply and fix new gland nuts, bolts, with gland mounting nuts & bolts washers complete , painting the motor and pumps with two coats of synthetic enamel paint after preparing the surfaces all as directed by Engineer-in-charge. fixing the motor & pump on their own base and connecting the suction and delivery water pipes and testing with proper working condition complete all as directed .

Pressure testing / leak arresting , vaccuming with dry nitrogen gas at the maximum pressure of 300 to 400 PSI / oil charging, including replacing the unserviceable strainers all as required and testing complete for the Central type AC plant of capacity 25 to 100 TR Capacity at various locations/buildings of tech area and all as specified and directed . Note :- (I) Refregerant Gas R-22/407/410 and strainers shall be measured and paid seperately under suply only items (II) The Nitrigen gas pressure should be not less then 350 PSI during leak arresting of the plants and it will hold the same pressure upto 24 hours and vaccum pressure should not be less then (-30 micron Pressure) during the vaccuming of plants.

Pressure testing / leak arresting , vaccuming with dry nitrogen gas at the maximum pressure of 300 to 400 PSI / oil charging, incl replacing the unserviceable strainers all as required and testing complete for the Package type AC plant of capacity 5.5 TR to 22 TR at any location/building of tech area and all as specified and directed. Note :- (I) Refregerant Gas R-22/407/410/403 will be measured and paid seperately under suply only items (II) The Nitrigen gas pressure should be not less then 350 PSI during Leak arresting of the plants and it will hold the same pressure upto 24 hours and vaccum pressure should not be less then (-30 micron Pressure) during the vaccuming of plants.

Material and Labour for leak testing of AHU unit cooling/heating coil of AC plant after pumping down the complete system, isolating the cooling coil from both ends and charging the dry nitrogen gas for pressure leak test, after detecting leak point, release the nitrogen gas, repairing the leak point by means of soldering/brazing and connecting the cooling coil with system, vaccumised the complete system and re-charge the system by refrigerant, testing and commissioning upto satisfactory cooling performance of the plant complete all as specified and as directed.

NOTEs:- (i) The Plant Maintenance includes complete maintenance of existing plants by regular and systematically examining for smooth and efficient funtioning of the plants. The contracter shall provide skill trademen with helper to attend to the plant for any problems with the Laundry plant during 0600 to 1800 Hrs as directed. The same shall be rectified within 8 Hours failing which a penalty of Rs 500/ Per day shall be imposed and no payment of work done shall be measured during the period when plant is not workable. (ii) The rates include for replacement of spares in plant if required to be replaced during fortnightly maintenance. (iii) Contractor shall arrange to attend the plant for any problems with the laundry through OEM only.(iv) The above Maintenace shall be carried out through M/s Spectrum Laundry Equipment Company. The requisite agreement in this regard shall be produced to GE. (vi) Replacement of all major/minor defective/spares parts if damaged during AMC period and maintenace items required during AMC period are deemed to be included in the above rate.
