Annual comprehensive maintenence & servicing and petty repair of 4 Nos 8 passenger lift (Make- BHARAT ELEVATOR- 02 Nos. & LT ELEVATOR- 02 Nos.) at Commercial Taxes Building Siliguri with the help of skilled mechanic equipped with all sorts of tools and tackles for restoring breakdown call and maintenence incl. supply and fixing of petty mechanical items as and when require and as per Direction of EIC. (No of Lift- 4 Nos. Lift for 12 months, Total Quantity= 4 x12= 48).

Scope of work and Terms & Conditions: 1. The rate for maintenance of Lift should be quoted per month basis in figure and works. The agency will be required to observe strictly minimum wages to the workers shall be paid according to the rates notified and / or revised by the State Government from time to time under the minimum Wages Act, 1948 in respect of scheduled employments, within the specified time as per law. Payment of bonus, wherever applicable, has to be made.

2. The staff will be allowed to perform his duties at site with proper identity card which is to be issued by the agency and agency will be help responsible for any untoward situation occurred for violation of contract.

3. The maintenance personnel deputed by the agency preferably should be a permanent resident of WB. With the valid voter ID/ Adhaar card and should possess valid workman permit/ License as mentioned below, issued by directorate of Electricity , Govt of west bengal. Skilled Workman Having electrical/workman permit i(b), ii, iii, iv, & V issued by by directorate of Electricity, west Bengal, Preferably ITI / Equivalent certificate Holder Semi-Skilled Workman Workman Permit i(b) and (ii) issued by directorate of electricity West Bengal Un-Skilled Workman Basic knowledge of Electrical works

4. Agency’s contact telephone number shall be given to the Sub- Assistant Engineer & Assistant Engineer and the Authorities. 5. The agency must have there offices in local office with phone no. 6. Cess Charges @ 1% on Bill value will be deducted as per Govt. rule. 7. The report is to be submitted periodically about the condition of the lift & all of its accessories with safety devices to the concerned AE/SAE. 8. The Executive Engineer, reserves the right to terminate the contract with one month notice to the Agency for non satisfactory performance or other administrative reasons. 9. The agency will be responsible for easy and smooth running of the lift under the safe operating condition. 10. The lift to be attended by the agency’s trained mechanic / supervisor once in a month or as and when called for and it is to be recorded in the log book with date & putting signature.

11. a) To examine and systematically adjust, lubricating, repair and renew the motors and controlling parts including worn gears, Thrusts bearings, magnet coils brake, brake shoes, Brushes, windings, commentators, rotating elements, Contracts coils resistance for operating, magnet frames and other mechanical parts for smooth operation. b) No extra cost will be paid for replacement of above spare parts if and when required only genuine parts for the purpose to be used. c) Annual comprehensive maintenance will cover the maintenance of hoist way, gate and gate locks, car enclosure, door frame etc. 12. To renew free of cost all the wire ropes as required the maintain adequate factory of safety and repair and replacement of conductor cable and windings. 13. Proper cleaning and enclosure, hoist way and pit as and when required.

14. Decisive report of the Lift Inspector, PWD during maintenance period will be treated as final and authentic and will be binding of the agency not withstanding anything contained in the terms and conditions. 15. If the agency fails to comply the scope of works maintained above then no payment would be made for that period. In addition a some equivalents 5% of the charge per day will be deducted for not functioning of the lift, beyond three days against major breakdown from the date of intimation as, the lift, service is an emergent nature. The agency will be held responsible for any damage of the equipments due to improper maintenance or lapses by him or his staff. 16. The following items will not be included in the maintenance contract:- a) Painting / polishing of doors & lift cage & mirror. b) Checking and repairing of electrical installation prior to main incoming switch in the lift machine room. c) In respect of any loss or damage or delay caused by strikes, fire, explosions, theft, flood, riots, civil commotion war or any other circumstances outside the control of agency. 17. Satisfactory performance of ARD must be assured during every maintenance visit.
