The entire system to be checked for quarterly interval up to contract duration and breakdown attention by suitable technician to made serviceable in case of any breakdown observed during the routine check and made functional the AC plant entire contract execution period installed at Pegasus Bldg, NAY(K).

Material & Labour for Quarterly Cleaning 03 Nos of shell and tube condenser capacity of 120 TR by chemical and mechanical process using maic / hydride decaling compound/cleaning rod etc, after opening with both sides of condensers brushing and reconnecting with suitable size of packing /gasket in same position including testing as directed by Engineer-in-Charge.

Material & labour for Quarterly servicing of cooling tower of cap 240 TR capacity AC Plant including removing of top Metal grill cover and cleaning the PVC Fills , alignment in proper way, replacement of rusted nuts, bolts with washers etc and clearing bottom tank to remove mud and dust complete all as directed by Engineer-in-charge.

Supply and replacement of Fan blade of 2400 mm length, 6 leaf , aluminium alloy, dynamically balanced fan Tie rod assembly for 240 TR capacity cooling tower including branch pipes, circular HUB, Flaps, Fittings MS clamps etc complete all as specified and directed.

M & L for dismantling of unserviceable condenser coil from air cooled condensing unit and replace with new condenser coil of length up to 50 cm, Height upto 70 cm, with 3/8'' copper pipe (number of rows as per existing coil) with aluminium fins including brazing/welding and re fixing all accessories including testing all as specified and directed . Preventive maintenance and check up of Dehumidifier Installed at FATS Garuda, capacity of 4850/5000 CFM including complete accessories and controls, and the entire system to be checked and servicing by OEM or their authorised service agency for every month interval throughout CA duration and incase of any breakdown occurs at any time, the tenderer shall be attend the complaint and made serviceable with in time including minor spares such as fuses, wires, nut, bolts etc. for above mentioned all as specified and directed by Engineer-in-charge. Comprehensive maintenance and Monthly routine checkup of the VRF unit of capacity 78 HP having 05 outdoor units, 8 Ceiling Suspended AHU'S and 5 Nos cassette type indoor units installed at Diving school on monthly basis including all kind of replacement of spare parts. Make: LG 1. The comprehensive maintenance contract shall be done through OEM or its authorised agency of OEM (LG) .The Contractor shall enter into a MOU (Memorandum of understanding) for Comprehensive maintenance contract with the OEM agency for the complete VRF AC plant equipments. 2. The above comprehensive AMC certificate shall be provided by the contractor in favour of GE (NS) Kochi before commencement of work, after acceptance of CA. 3. The parts shall be genuine and from original Equipment manufacturer (OEM) and approved by GE. 4. The contractor is responsible to carried out minimum one routine check up through OEM (Once in a month) or as per the direction of Engineer- in - charge to ensure the serviceability and proper functioning of the AC Plant in all respect ( each month will be consider as 01 Job) 5. The quoted rate including replacement of any kind of spares and labour cost. 6. Any Breakdown complaints shall be attended within the same day with in 24 Hrs of complaint lodged by MES.

Material and labour for Bi-Monthly services of outdoor unit of VRF system make Blue star with capacity 12 HP at ASR complex, cleaning and servicing the entire unit as per manufactures specification and reassembling the same at original position, testing the functioning all as specified and directed by Engineer in charge.

Material and Labour for Bi-monthly Servicing of VRF system, indoor units-02 nos of cassette type of having capacity 12 HP, Make Blue star at ASR complex, clean with mild Air blower in the coil side and remove the inside fine filter, cleaned with Soap solution after cleaning process fix in proper place, check the drainage water tank and cleaned, replace the communication cables and sensor if found defective all as specified and directed.

Material and labour for Bi-Monthly services of outdoor unit- 02 nos of VRF system make Voltas with capacity 24 HP at Command Ref Library bldg, cleaning and servicing the entire unit as per manufactures specification and reassembling the same at original position, testing the functioning all as specified and directed by Engineer in charge.

Material and Labour for Bi-monthly Servicing of VRF system, indoor units -05 Nos of cassette type of having capacity of 24 HP at Command Ref Library bldg, clean with mild Air blower in the coil side and remove the inside fine filter, cleaned with Soap solution after cleaning process fix in proper place, check the drainage water tank and cleaned, replace the communication cables and sensor if found defective all as specified and directed.

Supply and replacement of catch all core as suitable in existing pipe line for VRF suction/discharge line all as specified and directed

Supply only VFD controller for VRF AC of 12 HP capacity all as specified and directed. Make: Recommended by OEM blue star/Voltas.

Taking down unserviceable Digital compressor unit of VRF AC of 6 HP/5.5TR capacity and replace with new compressor unit in the existing unserviceable sealed compressor unit with and including initial charging of gas and oil all as specified and directed by Engineer in charge. MODEL :ZRD72KCTFD-433 OF VOLTAS.

Taking down unserviceable fixed compressor unit of VRF ACs of 6 HP/5.5TR capacity and replace with new compressor unit in exchange of the existing unserviceable sealed compressor unit with and including initial charging of gas and oil all as specified and directed by Engineer in charge. Supply only Liquid line solenoid valve for VRF system. Make: Recommended by OEM blue star.

Supply and fixing of thermal insulation class "O" nitrile rubber insulation density 45-55 kg/m3, for suction/discharge piping of VRF pipe lines suitable size of dia as per site, complete all as specified and directed.

Checking of existing condition for DUCT area making the arrangement of visualization and the process for disinfection for indoor air quality of AC ducts of inside , connection in between plenum and branches and main plenum with mechanical machine /Manual entry, air compressor, various type of air nozzles for maintain standard indoor air quality complete all as specified and as directed.
