M & L for annual servicing of Split Air conditioner cap 1.5/2.0 ton by disconnecting electric connection from its stabilizer or its electric board and remove the front cover or indoor AC unit and cleaning it with pressurized water and nylon brush , refixing the front cover of indoor unit . Remove the outer cover of out door unit and covered the condensing unit with ploythene/plastic cover so that water shall not be entered in the motor while cleaning the unit and filter with pressurized water then apply one coat of descaling solution and clean with wire mesh bursh/nylon brush to the condensing coil of out door unit and greasing of all moving parts. Cleaning........

.....of Cooling and condenser coil of indoor and outdoor unit shall be properly carried out without damaging other parts. Checking and making serviceable electrical connection of DBs, Stabilizer, wiring of ACs as per site condition and tightening all electrical connection Complete all as specified and directed . Note - Replacement of defective parts with new parts shall be measured and paid separately under respective items in the schedule.

Material and labour for Leak testing of cooling coils attached with indoor and outdoor unit of split air conditioner using CO2/Nitrogen gas, arrest of leakage with brazing of copper pipe and retest again for leakage complete all as specified and as directed.

M & L for charging of refrigerant R-410 gas to air conditioner or as per existing /manufacturer instructions suitable for split air conditioner cap 1.5 ton after flushing out the entire refrigerant , vacuum testing of entire closed loop system for 24hrs and charging the unit with specified quantity of gas , as per manufacturer instructions, as mentioned above complete all as specified and as directed.

All as per item no.3 above but for 2.0 ton capacity complete as per manufacturer instructions and as directed by Engr-in-Charge.

M & L for charging of refrigerant R-22 gas to air conditioner or as per existing /manufacturer instructions suitable for split air conditioner cap 1.5 ton after flushing out the entire refrigerant , vacuum testing of entire closed loop system for 24hrs and charging the unit with specified quantity of gas , as per manufacturer instructions, as mentioned above complete all as specified and as directed .

All as per item no.13 above but for 2.0 ton capacity complete as per manufacturer instructions and as directed by Engr-in-Charge.

Taking down / Dismantling carefully the indoor and outdoor unit of Split AC of capacity 1.5 TR / 2.0 TR with outdoor stand, plate for indoor unit and connected wiring, Transportation of complete set from old location to new location (with AF station Jamnagar), refixing of same AC at new location complete all as directed by Engr-in-Charge & detail as under:- (a) Fixing of indoor unit wall mounting type (to be installed inside the room) complete with, draining out arrangement for condensed water, fixing of inter connection pipe, all as directed. Fixing of cooling unit on wall shall be as per standard recommendation practice of manufacturers.

(b) Erection of condenser, compressor unit on outside of the building, fixed over old clamp / bracket, all as per standard practice of manufacturer.

(c) All civil work such as making hole in the wall for passing of pipe etc, to be done, as directed by Engr-in-Charge including making good disturbed surface. (d) concealing of refrigerant pipe with PVC flexible pipe. (e) Extension of pipe due to site condition if required shall be measured and paid separately under respective items taken before.

Material & Labour for sub main wiring with 2 run single core multistranded copper conductor cable, of size 4 Sqmm, PVC insulated, unsheathed, fire retardant, low smoke (FRLS) drawn through and including heavy duty PVC rigid conduit not less than 20 mm dia with all necessary fitting and including one run single core multistranded copper conductor cable, of size 4.0 Sqmm, PVC insulated, unsheathed, fire retardant low smoke as earth wire, fixed on wall / ceiling complete. Note: 2 Runs of main cable and one run earth wire with conduit will be measured as one RM for payment.

Supply and fix MCB’s single pole 6-32 Amps, 230 volts with ‘C’ curve, fixed in sheet metal board complete including connecting.

Supply and fix MCB’s triple pole, 63 Amps, 415 volts with ‘C’ curve, fixed in sheet metal board complete including connecting.

Supply and fix in repair metal clad single pole and earth enclosure with two pin and earth plugs and socket complete with one single pole MCB 20 Amps, 230 V, C type.

Comprehensive / Preventive maintenance of Industrial type Air conditioning of capacity 2.0 TR (Make: Emerson) with connected indoor and outdoor units, maintenance shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (a) Cleaning the evaporator coil of indoor unit with pressurized water then apply one coat of descaling solution and clean with nylon brush and then testing/ checking of evaporator coil for leakage and rectification of leakage by brazing including.

(b) Cleaning of condensing coil of outdoor unit with pressurised water and then testing/ checking of Cooling coil for leakage and rectification of leakage by brazing including. (c) Testing / Checking and Cleaning of Air filter. (d) Testing / Checking of compressor for its proper functioning and rectification of minor defect if any.

(e) Testing / Checking & servicing of blower fan motor and rectification of minor defect if any. (f) Testing / Checking & servicing of condenser fan motor and rectification of minor defect if any. (g) Testing / Checking of control switch such as pressure cut outs, refrigerant flow switch, temperature sensor for proper functiong.

(h) Testing / Checking of refrigerant pipe for leakage and Rectification of leakage by brazing including cleaning of refrigerant pipe. (j) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of minor defect if any complete.

Material & labour for charging of refrigerant R-407 gas to 2.0 TR capacity industrial type intelle split AC after flushing the complete system, vacuum testing up to 24 hours and the repairing the leaking tube / lines by brazing, including charging the unit with appropriate qty of gas as per manufacture's instruction complete all as directed by Engineer-In-Charge.

Dismantling blower fan motor (HP-0.33 , V-415, RPM-920) of industrial type intelle split AC 2 TR and supply and fixing new fan motor along with fan of existing make and size and refixing in position, connecting and testing on load including taking down old one and depositing in AGE(E/M) store yard all as specified and directed by Engineer-in-charge. Make :- SPARTAN ELECTRICAL PVT LTD or any other make as per recommendation of OEM and approved by the GE.

Dismantling Condenser fan motor(KW-0.18,RPM-920,FRAME-S90, IP-44) of industrial type intelle Split AC 2.0 TR capacity and supply and fixing new fan motor along with fan of existing make and size and refixing in position, connecting and testing on load including taking down old one and depositing in AGE(E/M) store yard all as specified and directed by Engineer-in-charge. Make :- SPARTAN ELECTRICAL PVT LTD or any other make as per recommendation of OEM and approved by the GE.

Material and labour for maintenance of Industrial type air conditioner 2.0 ton capacity, Split type unit with replacement of old/unsv spare parts mentioned as under or as per manufacturer instructions including testing on load complete all as specified and as directed by Engr-in-charge

Comprehensive / Preventive maintenance of VRF based air conditioning shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (a) Testing / Checking of compressor for its proper functioning and rectification of minor defect if any. (b) Testing / Checking of control switch such as pressure cut outs, water flow switch, temperature sensor for proper functiong.

(c) Testing / Checking of PCBs of the Indoor unit & Outdoor unit for its proper functioning and rectification of minor defects if any. (e) Testing / Checking of Cooling coil for leakage and Rectification of leakage by brazing including cleaning of Cooling coil. (f) Testing / Checking & servicing of blower fan motor and rectification of minor defect if any. (g) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of minor defect if any complete.

(h) Testing / Checking & servicing of condenser fan motor and rectification of minor defect if any. (j) Testing / Checking of condenser coil for leakage and Rectification of leakage by brezing including cleaning of condenser coil. (k) Testing / Checking of refrigerant pipe for leakage and Rectification of leakage by brezing including cleaning of refrigerant pipe. (l) Cleaning of entire indoor & outdoor unit for removing all dirt dust, grease etc

Note:- Comprehensive / Preventive maintenance including servicing of VRF unit shall be carried out two times during contract period, and shall be measured two times, Contractor shall also be responsible to rectify any defect during break down without any extra cost during contract period.

(i) All defective speared parts & compressor etc if found unserviceable will be measured & paid separately as supply & fix in repair under respective items of This BOQ,. (ii) Topping of refrigerant gas will be measured & paid separately.

(iii) The rates quoted by the tenderer shall be deemed to include for any minor repair, which are obviously and fairly, intended which may not have been included in these documents, but which are essential for the execution and entire completion of works. The decision of the Accepting Officer as to what constitutes Minor details of the construction’ shall be final and binding. (iv) Comprehensive / Preventive maintenance including servicing of VRF unit, & repairing the VRF unit during breakdown / emergency shall be carried out through authorised representative of OEM. Contractor shall submit necessary documentary proof in support of the same

Supply & Fixing in repair of inverter compressor suitable for 12 HP capacity VRF type AC unit (Make Daikin, Model no - RXYQ12TRY69) with base frame & electrical Phase reversal protection comprising following JOB:- (i) Charging of nitrogen Gas in unit & complete system at 300 psi pressure and checking of any dropping of pressure / leakage up to 72 Hrs after replacement of compressor & rectification of leakage if any.

(ii) Vaccumisation of complete system for minimum 2 days for dropping of vacuum pressure & rectification of leakage if any. (iii) Charging of complete system with R410 / R407 gas for maintaining the system pressure up to HP - 175 psi & LP - 65 psi.... (iv) Measure the inlet and outdoor temperature of package unit. (v) Testing & commissioning of compressor after completion.
