Operation & Maintenance of existing Central Air Cooling system (make Kirloskar- 04 nos. & CG – 02 nos.):- For only 06 months (01st April, 2022 to 30th September, 2022 or as per weather conditions).

(a) Providing operation and maintenance service for Air cooling system including centrifugal Pumps, fans Air washers, panels, accessories, piping work installed at Prasaran Bhawan, Heerapura, Jaipur as per attached scope of work and conditions including cost of consumable as specified in special condition of contaract as per Section-III (w.e.f. 01st April, 2022 to 30th September, 2022).(b)Changing of fan belt, pulley, blower, pumps, air washers, bearings, connectors, relays, pads, burnt pump and motors, rewinding and other accessories item required to maintain any air cooling system properly whose cost is included in this AMC. (c)Maintenance work with testing of equipments and system once a week regularly (w.e.f. 01st April, 2022 to 30th September, 2022).

Upkeeping & Maintenance work with testing of equipments and system once in a 15 days regularly (w.e.f. 01st October, 2022 to 31st March, 2023.)

Replacement of Cooling pads 8” Thick in all existing 6 Nos Central Air cooling System with New Cooling pads whose cost is included in this AMC with fixing charge.GI sheet Duct repairing, 2 Nos New CG mono block pump 1/2 hp,Cooler service pant of 6 unit cooling plant.

Maintenance of electrical work of the TCC Building (Prasaran Bhawan):- For 12 months (From 01st April, 2022 to 31st March, 2023)

(a)Maintenance of all Air Conditioner (A.C.) systems (Split:- 07 nos. & Window:- 02 nos., Total:- 09 nos.) with materials like repair of compressors, motors, switches, I.C. circuits, cards, tube and any materials (cost included) required for outdoors, indoor unit of A.C. etc.(b)Maintenance of 2 no. water purifier (RO) and 2 nos. water coolers with purifier and filter candle changing twice in a year with materials like repair of compressors, motors, switches, I.C. circuits, relays, inner power supply system, I.C., cards, tube and any materials (cost included) required for all water coolers etc. (c)Switches, fans, tube lights, LED tube lights, LED bulb, light bulbs, road/outdoor/garden lights-Mercury and Sodium Lamps, chokes, starter, all power points , control panel, bells, CFL, FL, Porch Lights, water submersible pumps and conventional pumps for watering in gardens and all PVC tanks (on roof) etc. the cost of all required items and materials and repairs and rewinding of coils of motors (submersible and conventional both) and winding of fans etc. included in this AMC with material cost as per attached scope of work and conditions including cost of consumable as specified in special condition of contract as per Section-III. (d)Up-keeping and routine maintenance of various electrical installations, fittings for illumination outside building including outer lightings, telephone cable, data cable. Aluminum and wooden partitions, drinking water supply, water cooler and purifier etc. fixed in the office New TCC building Prasaran Bhawan, Heerapura, Jaipur with labour charges for replacement of damaged/broken fixtures and fasteners like screw, washers, nut-bolts, C.P. taps and sockets, call bells and data cable accessories, MCB’s ceiling fan, rewinding of exhaust fans/fresh air fans, replacement of condensers CFL light, tube rods, chokes and starter of tube lights/mercury/sodium lamps, air cooling system, A.C. starter etc. with timely, oiling and greasing as per requirement with all T&P consumables and labour as per attached scope of work and conditions including cost of consumable as specified in special condition of contract as per Section-III.The contract also covers to ensure timely filling of overhead water tanks daily by operating submersible pump and motor. No extra payment on any ground what so ever shall be made on account of executing this job. The bidder shall maintain a complaint register to record the complaint as received from various rooms and offices working in the building. He shall also deploy a staff for recording various complaints. He has to rectify the various complaints so received or otherwise observed in the building within 12 hours of complaint / observation.

Maintenance of 01 no. lift system (For 12 months) for the period (From 01st April, 2022 to 31st March, 2023)

Maintenance of 01 no. lift system (For 12 months) for the period (From 01st April, 2022 to 31st March, 2023).(a)Repair and maintenance of lift system with compressor unit and assembly, chain and wheel pulley system, and cost of all items and repair and maintenance accessories of all equipment’s related to lift system, relays, switches, lift chain pulleys, mechanism etc. included in this AMC. Maintenance and replacement of Inner Fans and all lights of cabin of lift included in this AMC works. (b)Maintenance and routine checking of lift system properly in every week in holidays.

Maintenance of minor Civil Work Complete Building of New TCC Building, Heerapura (For 12 months) (From 01st April, 2022 to 31st March, 2023)

(a)Repair and maintenance of doors, Godrej inbuilt Almirah in walls of all rooms with their locks and handles and other items, glass steel windows handles, steel gates of main gates, steel gate lockers, curtains, palmate, windows, glasses, door closer, steel railing of steps and corridors, minor breakages of any civil related, the cost of all required items, materials, accessories including in this AMC.
