Periodical, preventive and comprehensive maintenance of central air conditioning plant of capacity 3 x150 TR installed at site-III,under Air Force Stn Ambala ,as per manufacturer's manual of preventives and comprehensive maintenance with periodicity mentioned there in as per particular specifications including services for Manning & Operation by deploying Two skilled operator on each shift for three shifts each of 08 hours i.e. from 0600 to 1400hrs, from1400hrs to 2200hrs and from 2200hrs to 0600hrs on all days including sundays and holidays through OEM i.e. BLUE STAR for equipments as listed below:- (A) (a) Package chiller units each consisting of 3 x 150 semi-hermetic/open type compressor along with motor and its condenser, flooded chiller, microprocessor based control panel system through OEM with and including submission of preventive periodical service reports from OEM -03 Nos. (b) Preventive, comprehensive and routine maintenance of the following equipments:- (i) Condensing pump sets along with motors of 600 USGPM -03 Nos.

(ii) Chiller pump sets along with motors of 400 UPGPM -03 Nos. (iii) Pumping set for hot water circulation 25 HP-02 Nos. (iv) FRP cooling towers complete with motor,fan,gear box-03 Nos. (v) Condenser water pipe lines and its control valves -01 lot. (vi) Chiller water pipe lines and its control valves-01lot. (vii) AHUs with accessories such as casing, chilled water coil, hot water coil,air filters, drive motors control panel etc-46 Nos AHUs. (viii) Expansion tanks including their insulation for chilled water and hot water system-02 Nos. (ix) Electrical operated hot water generator of Cap 60 KW with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-04 Nos. (x) Hot water pump set along with motor and control valves controls provided at each pump set-04 Nos. (xi) Hot water piping, insulation, fittings control valves connected between hot water unit to pump set and pump set to various AHUs-01 lot. (xii) Controls for AHUs comprising of three way mixing valves with modulating motor, thermostat and humidistat-46 Nos. (xiii) Winter humidification package consisting of humidifier tank, valve controls sight glass, two bank water heater electrical panel, safety controls etc-46 Nos.

(xiv) Supply air ducting complete, aluminum section grills/diffusers its dampers, fire dampers (xv) Cubical type floor mounted main LT panel consisting control switch gear, starters of pump sets,cooling towers and its single phase preventers, no volt and under volt protection system, meters indication lamps -01 No. (xvi) Sub control panel provided for AHUs including controls starter meters andprotection system -46 Nos. (xvii) Central control console panel comprising of ON/OFF push buttons and ON/OFF indication lights -01 No. (xviii) LT cables from main electrical panel to compressor motor, Pump motors, cooling tower motors, sub panels of AHUs units and control cables of central console panel -01 lot. (xix) Windows based graphical user software, web based with GUI, Alarming, reporting software as per specifications with minimum one multi user facility,Building Management System,Siemens -01 lot. (xx) Descaling of 150 TR condensing units of the condenser by recommended chemical, Cleaning agent by soaking methods disconnecting of condenser from system by taking out nut, bolts studs, 2 valves and MS/GI pipe line from both side cover, cleaning with nylon brush to each tubes for the AC plants. (B) Comprehensive and running maintenance of DG sets 500 KVA, 02 Nos ,1000 KVA Transformer 01 No, VCB and LT panel at TP, at Site - III (Baknour) under Air force station Ambala comprising of the following :- (a) Timing of shift of 08 hours may be changed .

(b) General cleaning of sub stn DG set bldg with cleaning of plant machinery and connected items shall be carrried out by the contractor on the regular basis (c) Cost of preipherals and petty items such as oiling / greasing to moving parts of DG sets, PVC insulation tap , broom sticks, cotton waste etc shall be deemed to be inlcuded in the unit rate quoted (d) Cost of log sheet for DG sets etc for daily running records as per sample shall also be deemed to be inlcuded in the unit rate quoted (e) General check up and preventive maint and to fill up preventive check up to schedule all as recommended in manufacturer's manual and B check (every 300 hrs of engine operation or 6 month whichever is earlier) for silent DG sets 500KVA make Sudhir. (f) Servicing of DG set, check up of nut/ bolts, pressure gauge all type and change of engine oil etc (Engine oil shall be measured and paid separately as supply only) Notes:- 1. The maintenance & operation as specified shall be done through OEM ie Blue Star limited and the contractor will have to submit MoU on stamp paper duly notarized as per specified performa and copy of Annual Maintenance Contract from Blue Star limited within ten days of acceptance of tender, failing which the contract will be liable to be cancelled and work shall be executed at risk & cost of the defaulty contractor.

2. The contractor shall be carry out all major and minor break down/repairs pertains to all the machineries of central AC Plant , connected cooling tower,RO plant installed for pure water supply after filtration through passing plant,fire hydrant system with Jocky pump, LT panel, Starter of motor and connected items & AHUs and the rates quoted is deemed to be included for all these aspects except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc. 3. The contractor shall maintain indoor design condition as dry bulb 23 degree celsius plus/minus 2 degree, if the above said temp and relative humidity as specified is not achieved a penalty of Rs 5000/- per hour shall be imposed on the contractor dues as and when becomes due. 4. The contractor shall quote his rates for services of deputing manpower daily for three shifts of 08 hrs each . 5. Daily log book/running record of AC plant shall be made and kept on record and shall be produced at the time of technical check/visit by the rep of the Accepting Officer" and/or at the time of payment. 6.The rates quoted are deemed to be included the labour factor for fixing supply only items in replacement unless otherwise specified in respective item.

Maintenance of compressor 150 TR (Make:- HANBELL) along with its connected accessories from repuated authorised service centre comprising for the following parts :- (i) Dismantling of existing solenoid valve,solenoid coil,of any type,size and Supply and fixing assembled solenoid valve along with solenoid coil as per existing type,size duly aligned the holes of solenoid valve with the oil-line holes of compressor casing,Installation of all solenoid valves on compressor casing, put all bolts on,tighten them and Install solenoid coil on solenoid valve. (ii) Dismantling of existing change step control after releasing pressure inside the compressor before replacement of each compressor part to prevent any accident and Material and labour for fixing new step control of same size, type along with gasket,nuts,bolt & washers etc. (iii) Removing carefully unserviceable oil filter after draining the lubricant inside the compressor and after cleaning flange with pressurize air or wipe it with a piece of cloth and Supplying, Installing oil filter on oil filter flange duly apply loctite sealant and tighten it using a torque wrench duly installing the oil filter on the compressor assembly. (iv) Removing carefully unserviceable suction filter and Supplying ,Installing suction filter along with inner and out gasket, nuts, bolts etc.

(v) Cleaning oil separator/oil tank with the help of overhead crane, loosen all bolts of oil tank,clean wire mesh inside oil separator, wipe the inner portion of oil separator/oil tank by using oil stone and with a piece of cloth or rag, reassemble oil separator/oil tank on the compressor dully putting teflon gasket gas kit and filling of lubricant all as per the design of manufacturer. (vi) Replacing motor assembly and motor stator after dismantling terminal cover plate,taking out terminal cover plate with gasket by using a rope,overhead crane ,removing all screws, bolts and pull out motor assembly slowly, pull out motor stator by removing it rotor, taking out burnt copper winding from the stator and re-winding it with super enameled copper conductor winding wire of same gauge,weight, insulating varnishing, baking, keeping its pole,sequence same and after re-winding refixing the motor stator in motor assembly duly aligned the motor stator and motor casing properly, fixing of new O ring two holes in motor stator and motor casing must be aligned, use of loctite sealant duly assembled terminal cover plate with all necessary connections,gaskets and making all necessary cable connections for any type of sensor instrument ,check alignment of motor rotor using a dial gauge all as per manufacturer's manual.

(vii) Taking down/out of old unserviceable piston and piston rod by carefully taking out disc springs,discharge bearings modulation spring, cylinder and bearing seat cover, copper washers,nuts, bolts etc and Supplying, fixing piston and piston rod including assembling slide valve in compressor, re-installing bearing seat on the compressor casing by fixing piston pins, teflon ring, copper washer, piston O-ring , piston ring ,piston guide ring, press tool piston, assemble discharge cover plate including discharge bearing fixed rings both male and female, screw surface machining and grinding and making distance ring, body metalizing, surfacing of screw houzy, guide ring ,disc springs,male and female, discharge cover plate with new gasket all as per compressor manufacturer's manual/standard. Notes : (a) While maintenance compressor release high pressure inside the compressor before removing or replacing any parts for servicing to prevent any accident . (b) Company manual be refer for torque value setting and for tighten any compressor accessories.

(c) The rate quoted deemed to includes the charges for lifting/shifting compressor at site. (d) After reparing the compressor contractor will provide the test certificate from the authorised service centre for records like hydrolic pressure test, and pneumatic pressure test, locked rotor current, max continuous current,N2 testing, vacuumization,insulation of motor stator between phases, from terminal to the ground, from terminal to sensor terminal furnishing etc and the value test result should match with the value of original manufacture design.

Supplying and charging of refrigerernt R-134a gas (MEFRON / REFRON / FLORON ) in plant after detection/ rectification of any leakages in the system by using CO2 gas and flushing the complete system thoroughly with nitrogen gas including pressure test complete all as specified and as directed. (for Central AC plant Screw type compressor of capacity 150 TR at site-III of Make :- Voltas,screw type compressor of Make Hanbell Notes :-. (i) Gas shall be brought by the contractor at Site from authorised dealer/ manufacturer company in sealed cylinder of standard packing with test certificate and purchase Vrs and charging shall be done through OEM only. (ii) Re-filling/charging shall be done in the presence of Engr-in-charge/GE. (iii) The empty cylinder after use shall be returned to the contractor. (iv) Only gas used/filled shall be considered for payment purposes. (v) While filling/charging, if any leakage of gas noticed/occured, payment for that qty shall not be accounted for. (vi) The unit rate quoted is includes leakage test to pressure test.

Replacement of compressor oil including drain out existing oil, vacuum testing & labour for filling oil ,non freezing in AC plant at site-III including vaccum testing complete all as specified and as directed. Note :- Compressor oil shall be brought by the contractor in sealed canes from the authorised dealer alongwith the test certificate of Grade CPI120 WC with purchase Vrs. Notes:- (i) Replacement of compressor oil will be carried out in presence of the authorised rep of company. (ii) Service report of authorised rep of the OEM shall be kept on record and shall be produced during routine inspection/technical check by the rep of Accepting Officer. (iii) Only qty of filled oil accounted as per compressor capacity shall be considered for payment purposes. (iv) While filling , if any leakage/wastage of oil noticed/occured, payment for that qty shall not be accounted for.

Dismantling the 15KW/20 HP 3 Phase Induction motor from a PCC structure after disconnection of pump and carry it to the authorised wksp for the following repair/replacement :- (a) Replacement of both the bearing of existing size and type- 01 Job (b) Replacement of cooling fan of existing size and type-01 (c) Removing rotor, taking out burnt copper winding from the stator and re- winding it with super enamelled copper conductor winding wire of same gauge,weight,insulating varnishing, baking, keeping its pole and sequence same - 01 Job (d) Re-metalling the shaft made out of HCS - 01 No (e) Repacement of carbon brushes of existing thickness,length. (f) Repacement of slip rings with its end shield . (g) Cleaning &greasing and re-assembling the stator,rotor along with its other components, rubber gasket and transporting the same,fixing and testing at site

Dismantling,disconnecting 20 HP/15 KW centrifugal pump set from the electric motor,re-assembling the pump after testing on existing foundation with motor after repair / overhauling the following :- (a) Replacement of new bearing of exisintg metal and size - 02 Nos (b) Re-metalling the pump shaft made out of HCS - 01 No (c) Replacement of sleeve nut as per existing duly fabricated -01 No (d) Replacement of gun metal shaft sleeves duly fabricated - 01 No (e) Replacement of neck ring/impeller wear ring of gun metal duly fabricated - 02 Nos (f) Replacement of seal gland cup of gun metal along with mechanical seal. (g) Cleaning, Greasing and re-assembling all its parts along with rubber gasket and transporting the same, fixing and testing at site

Servicing of ACB with any type and range between 800 Amp to 1600 Amp, 415V, 50Hz, 50 KA, category 'B' and electrical panel including replacing minor parts like springs, levers, terminals, packing etc and re-connecting, calibrating and testing complete to match with the present system comprising of the following:-. (i) Cleaning of breaker with CRC-226 ,part of service /maintenance kit. (ii) Removal of old grease and re-greasing the same with recommended grease. (iii) Checking condition of arcing contact and gap between fixed and moving arcing contacts (iv) Checking the reset mechanism, tripping of breaker through push button. (v) Checking tripping of ACB through protection release. (vi) Tripping of ACB manually through volt metric release.. (vii) Checking and adjust freeness of DN and volt metric release trip rod. (viii) Checking presence and proper tightening of hardware. (ix) Checking presence of all clips.

(x) Checking condition and alignment of jaw contact with cradle terminals. (xi) Checking condition of ACB wiring. (xii) Checking and adjusting gap between hylum sheet and side plate. (xiii) Checking proper closing of all poles together. (xiv) Checking working of anti pumping device of EDO ACB. (xv) Checking alignment of SIC and it’s operation. (xvi) Checking scrapping earth alignment. (xvii) Checking condition of arc chutes. (xix) Checking U/V release pick up and drop off. (xx) Checking ACB tripping through shunt release. (xxi) Checking motor operation in case of EDO ACB. (xxii) Checking closing coil operation of EDO ACB . (xxiii) Checking continuity and proper changeover of aux contact block. (xxiv) Checking of release by secondary injection for O/L, S/C, E/F . (xxv) Setting of release as per the load. (xxv) Checking the healthiness of C.T’s.

Repair of supervising control and data acquisition (SCADA) with unlimited tags software including programming of graphical disaplay of all the plants,chiller,condenser motor,AHU's for hourly report generation including controlling parameters of temperature, humidity of different location from main controlling room etc in formats, of 150 TR including repair of damaged electronic cards and communication system with testing alongwith test certificate complete all as specified and as directed. Make:- Siemens/ Rectronic Devices System/ RS View/ Cimplycity/ Indus. Note:- One year warrenty becomes valid from the date of installation, communication system of electronic AC Plant 150 TR including repairing of digital cards & communication cables, programming as per existing company including testing is deemed to included in the quoted rates.

Disconnecting the HT & LT connections of existing Indoor/Outdoor type transformer of capacity upto 315 KVA mounted on 2/4 pole structure/on plinth/indoor station, transporting of transformer of any size and make from site III to the reputed firm/workshop for repair,opening the transformer including draining out oil, taking out coil and core assembly for the repairs/damaged parts, cleaning /washing of tank, removing the dirt, sludge and sticky materials from all parts of the trasformer including core tank,cooling tubes, removal of damaged parts, re-assembling and replacing damaged parts ,making the transformer ready for use including refilling the dehydrated oil, transporting back to site, fixing in position,testing and commissioning complete all as specified and as directed. Notes : - (i) Spare parts and transformer oil required for topping up shall be measured and paid for separately. (ii) Performance test shall be carried out at factory premises before despatch of repaired transformer to site in presence of GE/EIC.

Taking out burnt HT/LV winding of transformer up to 315 KVA capacity,cleaning all the limbs and rewinding with super enemelled copper wire of same gauge/size/type data,DPC winding wire including insulating materials such as cotton tape, packing and sleeves etc varnishing by vacuum impregnation,baking of coil core assembly for copper wound transformer complete all as specified and as directed.

Disconnecting HT & LT connections of existing Indoor/Outdoor type transformer of any capacity mounted on 2/4 pole structure and platform, repairing of platform including PCC & brick work as exsist, arragement of manpower,T&P,vehicle & Crane for transport,re-fixing including electric connections properly, transport to stote or safe place near site for repair the transformer platform and fixing the transformer back to platform complete all as specified and as directed.

Taking down/out radiator assembly of DG set of capacity upto 500 KVA from engine mounting by opening water hose,nuts & bolts, cleaning of radiator inside and out side with anti rust solution, checking the radiator by filling water, repairing any leakage by brazing the radiator to ensure for no leakage,re- fixing the radiator at place including water hoses and other connected accessories afrter testing complete all as specified and as directed..

Taking down/out alternator from engine of DG set of capacity upto 500 KVA for servicing with and including, replacing carbon brushes, PCB and refixing after servicing of other parts and testing complete all as specified and as directed.

Taking down/out self starter 12 Volts from DG set of capacity upto 500 KVA for servicing,replacing carbon brushes, benteak, bearing,contact blades etc and re-fixing after servicing and replacement of other parts complete all as specified and as directed.

Cleaning & utility servicing of HT Vacuum Circuit Breaker (VCB), 11KV ,outdoor/indoor type, 400/630Amp, 3 phase, checking of each moving parts, spring charging system, triping system, indication system, metering system, remote operation, closing & trip coil assembly and proper oiling, greasing and proper adjustment of trip bars, closing bar including testings complete all as specified and as directed comprising of the following:- (i) ON/OFF testing in local and remote position (ii) Spring charge system (iii) Tripping test in overload and earth fault position by external current injecting Kit on both primary & secondary sides (iv) Meggar testing between phase to phase and phase to earth in ON/ OFF position both Notes: All the test reports shall be submitted by the contractor and shall be made part of RAR / FB.

Desludging/desilting of semi underground water reservoir of 50000 glns capacity,removing and depositing the sludge to a distance not exc 500 mtr ,cleaning walls by wire brush,disinfecting the reservior with approved chemical solution using at the rate of 0.20 Kg per sqm for making surface bacteria free ,finally cleaning with fresh water including painting for MS plates, manhole covers, suction pipe, rungs etc with two coats of anti-corresive paint and writing outside the tank as 'tank cleaned on date with capacity of tank on black painted surface including removing all dirt outside MD land complete all as specified and as directed..

Material and labour for spray painting to central AC plant including cooling tower compressor, compressor motors, electric panel, AHU, discharge pipe line, suction pipe line, condenser pump, chiller pump,induction motor, C channels, valves with & including outer body of plant and mechinries by removing peeled old paint with scrapper and applying two coats of synthetic enamel paint of 1st quality, any tint, over a coat of primer with different colour code system and writing SM No/ MES No as exists with black enamelled paint complete all as specified and as directed .

Excavation in trenches not exc 1.5m wide and exc 1.5m but not exc 3.0 mtr in depth for foundation etc or for walls, shafts, manholes not exc 10 Sqm on plan or for laying pipe or cables or for errection of poles etc and getting out, in soft/loose soil complete all as directed

Returning filling in including spreading leveling watering and well ramming in layers not exc 25 cm thick each complete all as specified and as directed.

Removal of surplus soil to a distance not exc 500 mtrs & depositing where directed at a level not exc 1.5 mtrs above the starting point complete all as specified and as directed.

Material and labour for Sand cushioning to cable with a layer of sand 8 cm deep before laying the cable and 15 cms deep after the cable ,punned down to 18 cms depth after laying and stretching of cable complete all as specified and as directed.

Supply and laying sub class 'B' bricks old sizes over the underground HT/LT cable, laid dry & flat abutting each other with width equal to length of bricks for protection of cable after taking down old cover as existing on site complete all as specified and as directed.

Supply and fixing Loading/unloading relay for 150 TR compressor,SMG-I,CY,12W,24 Volts,25/60 Hz after taking down/out relay as exists at site complete all as specified and as directed.

Supply and fixing in repair pipe line of AHU water flow switch moder WFS 6000 for 150 PSI ,100 degree centigrate, 15 Amp,250 Volts alongwith its paddle with and including making hole in the pipe to make it functional complete all as specified and as directed.

Supply and fixing in replacement gun metal gate valve with iron wheel head screwed both ends, for iron pipe 25 mm bore complete all as specified and as directed.

Supply and fixing in replacement gun metal gate valve with iron wheel head screwed both ends, for iron pipe 40 mm bore complete all as specified and as directed.

Supply and fixing in replacement gun metal gate valve with iron wheel head screwed both ends, for iron pipe 50 mm bore complete all as specified and as directed.

Supply and fixing 15 mm bore GI pipe, medium grade with & including GI fittings, fixed as in wall etc, with fixing arrangements after taking down/out pipe as existing at site complete all as specified and as directed.

Supply and fixing 65 mm bore GI pipe, medium grade with & including GI fittings, fixed as in wall etc, with fixing arrangements after taking down/out pipe as existing at site complete all as specified and as directed.

Supply and fixing in repairs insulation for the pipe line with 13mm thickness closed cell chemically cross linked fire retardant polythylene foam,W3CF2 of density 30 Kg per cum fixed with rubber based adhesive,covered with aluminum foil on 200-250mm dia pipe complete all as specified and as directed.

Supply and fixing in repairs underdeck insulation with 19mm thick Aluminum foil faced Nitreile rubber/ Aluminium foil faced ZLPE material complete all as specified and as directed.

Supplying and fixing self priming monoset pump KW/HP 1.1/1.5, Volts, 415 volt, speed 2780 RPM, connection star, Insulation class B , phase 3,suction and discharge 25mm,head 10/54,discharge 5200/1800 lph after taking down/out pump as existing at site complete all as specified and as directed.

Supplying and fixing self priming monoset pump KW/HP .372/.5, Volt 415 volt, speed 2780 RPM, connection Star, Insulation class B , phase 3 , suction and discharge 25mm, head 10/54, discharge 5200/1800 lph after taking down/out pump as existing at site complete all as specified and as directed.

Supplying, fixing and jointing Non return valve of cast iron for 150mm bore pipe Class-I (ISI marked) with brass flap and seat without by pass engagement, flanged both ends, joints and jointing material such as nuts,bolts,washers, rubber gasket etc after taking down valve as existing at site complete all as specified and as directed.

Supplying, fixing and jointing Cast iron sluice valve, ISI marked, Class PN-1 with flanged and drilled ends, suitable for 150mm nominal bore pipe/fittings with iron wheel high tensile steel spindle with & including joints and jointing materials such as bolt, nuts, washers and rubber gasket etc including taking down of old valve as exist at site complete all as specified & as directed.

(iv) Testing of the earth shall be carried out along the departmental rep and a report shall be submitted the cost of the same is deemed to be included in the quoted rates.
