Comprehensive Maintenance, Repairs including AMC and Periodical Servicing of lift shall be done through OEMs/ Authorised agency, of following electrically operated Passenger and Goods lifts complete with Electrical / Control Panels and all connected Gadgets / Devices incl ARD's including removal/replacement of defective parts and sundry item viz grease, lubricant oil, cotton waste, small pieces of cable, lugs, including all spares like PCBs,Bearing,Relay,Door Motor repairing / replacement, COP Button,Din Rail,Contactor, SMPS,Door guide shoe, cabin fan,stop switch,indicator,Belt,Alarm Unit,pully, Hardware card, reed switch,Pushbutton,Auto door contact, car door skate, DC contactor, DC relay door guide shoe, Alarm unit, door latch , PVC vinyal sheet etc for running the lift smoothly as per user satisfaction except batteries /ARD/UPS/VVVF drive for different capacity lifts at various locations of satellite area kochi as per details given below:-

Note for item No.1 (i)Spare parts other than those included in item No.1 and incorporated in Sch 'A' Part II which required for lift maintenance / repair / replacement will be measured and paid separately. (ii)Customer Care Contact Number of the repairing / rescue agency is to be displayed at each lift. The firm should attend defects / breakdown calls of all lifts round the clock and repair rescue action to be initiated immediately with out delay. Record for the same is also to be maintained and updated telephonically to the Engineer in Charge. (iii)Well trained, Certified Technicians are to be employed at site for Lift Maintenance. The technicians employed by the firm should have thorough knowledge of all types / makes / models of lifts. Prior approval in this regard is to be obtained from accepting officer. (iv) The work will be of continuos in nature including Sundays, Holidays and irrespective of Strikes and the contractor must employ Lift Technicians for the Lift Maintenance round the clock as and when necessity arises. (v)The technician should ensure the serviceability of the Lifts for every odd situation. The contractor should ensure full safety and functionability of the assets being maintained by him. Any casualty or injury sustained by the technician during the currency of contact at the defence premises shall be sole liability of the contractor. No claim on this account shall be entertained by the Department. (vi)All Tools & Plants or Transport required for carrying out Comprehensive Maintenance and necessary stationary & documents (log books, test records etc.) for maintaining the recods at each lift installation will be arranged by the contractor and nothing extra will be admissible on this account. (vii)The quoted rates are deemed to be included for provision of communication facility by technician with JE / AGE / GE or with Testing agencies. (viii)The rate quoted by contractor shall deem to be included for cleaning of the Lift Machineries, Lift Panels, Lift Rooms, Lift Car Cabin, Lift Well, Lift Shaft etc. for keeping the lift installation neat and tidy in all the manners. (ix)The contractor should ensure all provisions as laid down by State / Central Govt. labour commissions, Employees Provident Fund, ESI and in Contract Labour Act 1970 such as payments of minimum fair wages, working conditions etc. are complied. (x) Contractor needs to carryout bimonthly (15 days), monthly, quarterly and half yearly tests as specified in Particular Specification of this CA and submit report for each lift in triplicate as per format attached. The Rates quoted shall be deemed to be included for all the tests stipulated and as directed by Inspecting Agency. During the currency of contract, one load test on each lift, other than required during lift breakdowns, is to be carried out and result to be submitted to the department. Load & other equipment required for the tests shall be arranged by the contractor at his own cost. Non attandance of break down/defects of lifts shall be charged @ Rs 2500/day per each break down. (xi) Necessary recovery will be made (proportionally) from the quoted rate, if comprehensive maintenance, repair and periodical service of any lift not required at site . (xii) ARD testing and alarm testing to be done once in a month in the presence of Engineer in charge. (xiii) Lift inspection shall be carried out by lift inspector / senior IEM / Rep of Accepting Officer once in a year. (xiv) Check list & testing to be prepared for serviceability of fan, light, alarm and safeties of lift once in a month in presence of Engineer in charge. (xv) Contractorhas to enter a valid AMC with OEM/ Authorised agency for the entire lifts in favour of GE (NW ) Kochi. Non attandance of break down/maintenance of lifts shall be charged @ Rs 2500/day per each break down.
