Annual Maintenance contract for Civil Maintenance and Housekeeping works at IREL Chavara Plant

Carrying out masonry works, cement plastering, patch repair works, touch-up maintenance works, minor civil repair works, finishing works, and other allied masonry activities, including surface preparation, mixing, laying, curing, alignment, and finishing, complete with mason as directed by the Engineer-in-Charge, including all tools, tackles, and safety equipment.

Carrying out carpentry and maintenance works, including repairing, fixing, dismantling, installation, and maintenance of wooden doors, windows, partitions, false ceiling framework, furniture, and other allied carpentry works, complete as directed by the Engineer-in-Charge, including all tools, tackles, and safety equipment

Carrying out plumbing and maintenance works, including leakage rectification, fixing/replacement of water supply lines, sanitary fittings, valves, taps, GI/CPVC/UPVC/PVC pipes, drains, hand wash pipes, plumbing fixtures, and other allied plumbing maintenance works, complete with plumber as directed by the Engineer-in-Charge, including all tools, tackles, and safety equipment

Carrying out cleaning and housekeeping works in plant buildings, office premises, common areas, and allied locations, including sweeping, cleaning, collection and disposal of waste materials, removal of dust, and other allied housekeeping activities, complete with Housekeeping Staffs / Cleaning Workers (Unskilled) as directed by the Engineer-in-Charge, including all tools, tackles, and safety equipment.

Cleaning of factory roof sheets, valley gutters, and rainwater channels, including removal of accumulated sand, dust, sludge, leaves, and other waste materials, complete with skilled worker as directed by the Engineer-in-Charge, including all tools, tackles, and safety equipment.

Providing 4-Wheel Mini Tipper with Hydraulic Discharge, such as Tata Ace Gold Tipper or Ashok Leyland Dost Tipper, of minimum 2 cum carrying capacity with Mild Steel (MS) body and factory-fitted hydraulic tipping/discharging arrangement, for transportation of scrap, equipment, waste materials, and other allied materials inside and outside the plant premises, including licensed driver, fuel, lubricants, consumables, operation, routine maintenance, and compliance with plant safety and statutory requirements, complete as directed by the Engineer-in-Charge. The vehicle shall be deployed for one shift of 8 working hours per day.

Disposal of moorum, building rubbish, malba, scrap, dismantled materials, plastic waste, and other similar unserviceable or waste materials from plant premises by mechanical transport of minimum 3.5 cum capacity per trip, including segregation of waste based on its nature, loading, transportation, unloading, and disposal at approved municipal dumping yards or other approved locations, for a lead up to 15 km and for all lifts, complete as directed by the Engineer-in-Charge. The item shall be applicable in areas having restrictions on the movement or operating timings of load-carrying vehicles

Clearing jungle including uprooting of rank vegetation, grass, bushes, wood trees and saplings of girth up to 30 cm measured at a height of 1 m above ground level and removal of rubbish up to a distance of 50 m outside the periphery of the area cleared.

Repairs to plaster of thickness 12 mm to 20 mm in patches of area 2.5 sq. metres and under, including all materials , cutting the patch in proper shape, raking out joints and preparing and plastering the surface of the walls complete, including disposal of rubbish to the dumping ground, all complete as per direction of Engineer-in-Charge. With cement mortar 1:4 (1 cement : 4 fine sand).

Providing and fixing double scaffolding system (cup lock type) on the exterior side, up to seven storey height made with 40 mm dia M.S. tube 1.5 mm centre to centre, horizontal & vertical tubes joining with cup & lock system with M.S. tubes, M.S. tube challies, M.S. clamps and M.S. staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for the required duration as approved and removing it there after. The scaffolding system shall be stiffened with bracings, runners, connection with the building etc. wherever required for inspection of work at required locations with essential safety features for the workmen etc. complete as per directions and approval of Engineer-in-charge. The elevational area of the scaffolding shall be measured for payment purpose. The payment will be made once irrespective of duration of scaffolding. Note:- This item to be used for maintenance work facility, necessary deduction for scaffolding in the existing item to be done.
