M & L for Repair / maintenance of Air conditioner of any type with replacement of defective minor spare parts such as connector, burn contol copper cable, copper thimbles,cutting, grinding and welding etc or if any other required major components/spares if required to be replaced and after repair fixing to its original location complete with making electical connection and testing complete all as specified and directed. Note:- Defective major components/spares if required to be replaced shall be measured as S&F in replacement under respective item 1.02 to 1.34 here-in-after.

Supply and fix in repair/replacement PVC/aluminium impeller for Split /window AC blower as per existing sample testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement suction/Discharge service Valve as per sample for Split AC of any type testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement Cooling / condenser coil suitable for split type AC of any type testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement PCB upto 1.5/2.0 Ton with remote as per existing sample for split type AC testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement PCB 3.5 to upto 15 Ton with remote as per existing sample for inverter split type AC testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement 230V, AC, 50Hz, 25 Amp with cyclic timer 3-999 minute programmable interval between two AC (programmable alternate operation of AC-01 and AC-02) AC ON indication for AC-01 and AC-02 power on indication single phase and two input terminal etc testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement indoor unit of split AC 1.5 Ton with heat exchange coil, filter, evoporator motor with blower, PCB with display , swing motor etc testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement split AC 1.5 Ton outdoor unit condensor coil, condensor motor with blower, compressor , suction & discharge service Valve etc testing complete all as specified and directed by Engr-in-Charge.

M & L for disconnecting & taking out of split AC indoor and out door unit by cutting of copper tube and disconnecting of electric cable & shifting of indoor/outdoor unit to another or same location with refilling refrigerant gas and fixing & testing after connecting all the parts in position complete all as directed by Engr-in-Charge

Supply and fix in repair/replacement of factory made MS bracket duly painted suitable for split AC outdoor unit of any type including nut & bolt complete all as directed by Engr-in-Charge

M & L for cleaning & washing of window /split AC any type with air blower, brush, chemical, water etc. as required site incl taking down air filter , cleaning and refixing in position of AC testing complete all as specified and directed by Engr-in-Charge.

M&L for finding out the leakage with the pressure test of the condenser or cooling coil of window type AC's/split type AC's of 1.5/2.0 ton and dismantling the same for repair, reassembling the same after repair the leakage point by brazing/soldering including charging the gas R-22 or any and testing the AC to the entire satisfaction of Engineer-in-Charge.

Supply and fix in repair/replacement remote control suitable to existing window /split type ACs (as per sample) testing complete all as specified and directed by Engr-in-Charge.

S&F in repair copper tube of size 5/8, 1/4, 12.7, 6.3mm dia for any capacity of split type AC testing complete all as specified and directed by Engr-in-Charge.

Supply and fix in repair/replacement Foam armour for AC copper tubing along with taping complete all as specified and directed.

Supply and fix in repair/replacement complete indoor unit display card capacity 1.5 Ton including testing complete all as specified and directed by Engr-in-Charge.

S&F in repair split AC flexible drain pipe (PVC BRAIDED hose pipe) of size 15 mm dia, for split type AC any capacity complete all as specified and directed by Engineer-in-Charge. (as per sample)

S & F in replacement of round PVC insulated stranded copper conductor 3 core 1.0 Sq mm 1100 volt grade, connected & testing complete all as specified and directed.

AC PLANT (SECTION-II)

M & L for Comprehensive maintenance for chilling package of (80X3=240TR) Scroll type refrigeration Compressor Make-Voltas Ltd with R407C refrigerant with Microprocessor panel and suction and Discharge control valves including quaterly visits and monthly periodical inspection with any nos of vsits for attending emergency breakdowns of AC Plant during the contract period at approximately equal intervals by the OEM/Authorised dealer and the maintennace programme will proceed as and when required as per the inspection report provided by company reprenstative and servicing of complete power supply system of the AC Plant complete all as specified and directed by Engr-in-charge.

Descaling of condenser and chiller tubes to meet the designed specifications of flow of refrigerant in compressor and water in condenser. Descaling will be measured and paid under respective item of this schedule.

Check leakage and shortage of refrigerant in the machines with soap solution and rectify the system defect causing leakage including topping up of refrigerant. Cost of Refrigerant required for topping up will be measured and paid separately under respective item of this schedule.

Carry the proper functioning of microprocessor panel and take the control test quaterly and the report needs to be submitted at the time of RAR.

Monthly Checking for proper working of all Ammeters, voltmeters, Hour mtrs, KWH Mtrs and overload relays etc and replacing the same if found unserviceable

Monthly Cleaning of electrical panels and chiller machine periodically.

Monthly Checking of functioning of water flow switch and interlock in the system.

Monthly Checking of all safety and operating controls for proper functioning and replace if the same is defective for proper sequence of operation of the machine

All the breakdowns including compressor failure will be attended and the visit shall not be counted in periodical inspection.

Monthly Checking of refrigerant filter and drier core, replace the same , if found necessary.

Monthly Checking of oil level and oil heater in the system and top-up the oil if found necessary.

Monthly Checking of chilled water flow by checking pressure drop across the chiller

Monthly Checking of evaporator and condenser approach and compare the chilled water temperature at full load with the chilled water temperature control

Seasonal adjustment of controls if required and software upgrade once during the contract period

Inspect entire system for any unusual condition such as noise, vibration etc Contractor should be responsible for providing the items to the operators such as cotton waste, grease, oil, insualtion tape, temperature record instruments for AC, tool kit Ref Mect , Hand gloves, discharge Rod upto 11000 Volts, pipe wrench up to 300mm, taflon tape, Earth tester, multimeter, tounge tester respectively,fiirst aid kit with standard kit , proper sitting arrangement to operator at installation, torch light with cell , cleaning material etc complete all as directed by Engr-in-Charge

Supply of electrical parts except electrical spares for incoming panel. (Electrical Spares Like:- fuses, incoming electrical controls, cables etc)

Material and labour for maintenance and servicing of the chilled water motor pump assembly complete of cap 10 HP including replacement of all worn out belts of specified size, replacement of motor/gaskets and greasing to moving parts all as specified and directed by Engr-In-Charge

Material and labour for maintenance and servicing of the condensor water motor pump assembly of cap 10 HP including replacement of all worn out belts of specified size, replacement of motor / gaskets and greasing to moving parts all as specified and directed by Engr-In-Charge

Material and labour for maintenance, servicing of motors of AHU's of Cap 10 HP with blowers including replacement of all worn out belts of specified size, replacement of motor / gaskets and greasing to moving parts complete all as specified and directed by Engr-In-Charge

Note for item No 3 to 5 (a) Check the alignment and conditions of coupling to prevent damage to shaft and impeller. (b) Lubricate bearings with grease guns. (c) Replace gland rope if required. (d) Check lubricant oil level and make up the oil if required. (e) Check packing and mechanical seals for leakage. (f) Half yearly inspection and service for pumps (g) Inspect shaft sleeves,shaft, bearings, bearing housing and overhauling of all pumps. (h) The impeller and shaft to be repaired and made functional. If they are found not repairable, then same will be replaced . (i) The packing, mechanical seal, bushs, bearings, Shaft sleeves, coupling etc. If found faulty to be replaced by the contractor with out any extra cost.

M&L for taking out & rewinding the existing unserviceable burnt motors of condensor/chiller water motors of Cap 10 HP,Three phase, 50 cycles by disconnecting electrically and mechanically and transporting to the locally workshop. Dismantling the motor and removing the old burnt copper winding & demoisturise, cleaning, rewinding the coils with same gauge supper enamelled copper wire, with suitable F class paper insulation, varnishing, and reassembling by replacing bearings reinstalling at the installation and testing, commissioning etc complete all as specified and directed by Engr-in-Charge

M & L for Cleaning and spray Painting the surface of motors, condenser pipes, chilled water pipes, cable duct supports of angle iron and all other rough surfaces including all valves and fittings including pumps and cooling Tower with two coats of synthetic enamel paint of existing colour over a neat coat of redoxide primer over 10 cm width of girth and making good to the surfaces of all pipe and valves connections at certain places all as specified and directed by Engr-In-Charge

Supply and fix in repair of puff insulation as per site requirement for chilled water piping and valves complete all as specified and diected by Engr-in-Charge

M & L for Descaling of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directyed by Engr-In-Charge

M & L for Nitrogen Pressure testing for water cooled screw chillers including refrigerant Recovery, vacummising and recommissioning of chillers of condenser tubes required to meet the designed pressure conditions and cooling specifications for desired rate of flow of refrigerant in compressor and water in condenser complete all as specified and directyed by Engr-In-Charge

S&F in repair Refrigerant R 407 C for topping up of refrigerant in the sytem to compensate any leakge qty of refrigerant complete all as specified and directed by Engr-in-Charge.

Supply & filling Compressor Oil of AC Plant complete all as specified and directed by Engr-in Charge.

S&F in repair thermometers as per site requirement to be fixed in chiller lines and condensor pipe lines complete all as specified and directed by Engr-In-Charge

S&F in repair automatic star delta starters in sheet steel enclosure AC-3 duty, 415 V, 10 HP,with ralay range 15-30 A complete all as specified and directed by Engr-In-Charge. Make:- Make- L&T/ ENGLISH ELECTRIC/ STANDARD/ SIEMENS/ CROMPTON GREAVES or equivalent as approved by GE.

Supply & fix in repair Contactor type- MCX13 of AC3 80 Amp, 415V, 50 Hz complete all as specified and directed by Eng-In-Charge.

S&F in repair single phasing preventor, Type-ESP-2, 415 Volt, 50 Hz complete all as specified and directed by Eng-In-Charge.

S&F in repair electronic timer of Make-Ellico or equivalent as approved by GE, Type-S/D-C-100 , 230/415 Volt, Complete all as specified and directed by Eng-In-Charge

M & L for Repairing / Servicing of complete all electric supply panels for AHU Rooms by cleaning all MCCB Connections and Bus bars with anti rust spray, replacing of nuts & bolts,washers, with suitable lugs of burnt/rust contacts & fitting of screws & rewiring with suitable guage copper conductor/flexible wires, all as required as per ground condition, with tightening of all loose connections, with testing complete on load all as directed by Engr-in-charge.

S&F in repair pressure gauges 100 mm dia for condensor water lines and chiller water lines, complete all as specified and directed by Eng-In-Charge

S&F in repair ON load change over switch 4 pole of 400 Amp Capacity with Steel sheet enclosure complete all as specified and directed by Eng-In- Charge.

WATER COOLER (Section - III)

M & L for Repair / maintenance / Servicing of Water coolers of any type with replacement of defective minor spare parts such as connector, burn contol copper cable, copper thimbles etc or if any other required minor spares at AF Stn Wadsar including taking out old u/s water cooler with disconnecting electrical / mechanical connection and transporting to workshop for repairing if reqd & testing after repair entire satisfaction of Engineer-in-Charge and transporting back , fixing to its original location complete with making electical connection complete all as specified and directed. Note:- Defective major components/spares if required to be replaced shall be measured as S&F in replacement under respective item 24.02 to 24.15 here-in-after.

Suppy and replacement 15mm dia PTMT float ball valve for water cooler and desert cooler complete all as directed by Engr-in-Charge.

M & L for Repair to water cooler body by replacing worn out metal sheet, with S/S metal sheet and frame of existing thickness at bottom and side including welding/soldering where ever applicable. Painting with one coat of anti corrosive paint and two coats of synthetic paint complete all as specified and directed by Engr-in-Charge.

REFRIGERATORS/DEEP FREEZER (Section - IV)

M & L for Repair / maintenance / Servicing of Refrigerator or Deep freezer of any type with replacement of defective minor spare parts such as connector, burn contol copper cable, copper thimbles,cutting, grinding and welding etc or if any other required minor spares at AF Stn Wadsar including taking out old u/s Refrigerator or Deep freezer with disconnecting electrical / mechanical connection and transporting to workshop for repairing & testing after repair entire satisfaction of Engineer-in-Charge and transporting back , fixing to its original location complete with making electical connection complete all as specified and directed. Note:- Defective major components/spares if required to be replaced shall be measured as S&F in replacement under respective item 25.02 to 25.17 here-in-after.

S&F in replacement compressor unit for refrigerator 165 to 250 Ltr capacity of any type complete all as specified and directed.

S&F in replacement compressor unit for Deep freezer 400 to 500 Ltr capacity of any type complete all as specified and directed.

M & L for Taking out desert cooler of any size and capacity from existing site for repair with replacement of defective minor spare parts such as PVC water distributor, tee , bend, elbow, holding clamp, nut, bolt, washer, connector, burn contol copper cable, copper thimbles etc or if any other required minor spares at Wadsar including transporting to workshop for repairing & testing after repair entire satisfaction of Engineer-in-Charge and transporting back , fixing to its original location complete with making electical connection complete all as specified and directed. Note:- Defective major components/spares if required to be replaced shall be measured as S&F in replacement under respective item 26.02 to 26.16 here-in-after.
