Annual Maintanance Charges / service charges for Air-Cooled ductable AC Plant with the following scope of work to undertake service and repairs to the AC plant for 36 months during normal working hours by carrying out the following of Voltas make.

Scope of work covered in AMC for AC Plants
1) Inspecting the plant and / or the system and carrying out preventive maintenance as per standard practice twelve times a year (once in a month).
2) Checking the refrigeration system, motor and starters for performance and ensuring the overall healthy condition of the plant.
3) Checking the system for leaks and then rectifying the leaks, if any.
4) Checking the refrigeration control system for operation and adjusting the settings if necessary.
5) Descaling the condensers for water- cooled units if considered necessary (Maximum two per year)
6) Cleaning the evaporator and condenser coils once/twice a year if considered necessary.
7) Lubricating the bearings of motors, pumps and fans as and when required.
8) Quarterly inspection of belts, which includes adjusting the tension and replacing the worn out belts if necessary.
9) Repairing the components of the equipment at site or at the service station as & when required.
10) Overhauling the components of the equipment at site or at the service station as and when required.
11) Replenishing the refrigerant as a result of a leak from the system arising out of standard wear and tear.
12) Attending to the plant when called upon.
13) Attending to complaints/ Breakdown calls whenever received.
14) Reporting the healthiness of the plant and suggesting improvements if any.
15) Painting of equipment once in three years.
16) Checking the electrical items and control wiring and rectifying the defects if any.
17) Rewinding of compressors (or replacing), fans, Motors etc. will be taken up as and when required.
18) Service reports should be submit to the concern DE(Elec) DYEE(Elec) and AE (Elec) soon after each service.

Scope of work covered in AMC for Exhaust system
1) Monthly inspection and servicing the system i.e., cleaning the filters of fresh air blower & exhaust blower.
2) Checking the alignment of pulleys and adjusting the same.
3) Checking the condition of the belts and replacing the worn out belts if any.
4) Checking the motor bearing and greasing the bearings and to replace the worn out bearings
5) Cleaning the grease filters monthly once
6) Checking the condition of the fresh airfilters and to replace if necessary.
7) Rewinding of motors of fresh blower and exhaust blower, if necessary.
8) Service reports should be submit to the concern DE(Elec)DYEE(Elec) and AE (Elec) soon after each service.
