REPAIR / MAINT OF CENTRAL AC PLANTS AT RALAWAS UNDER GE BANAR

Preventive maintenance/routine checking of central AC plant equipments like Chiller system, AHU, cooling tower items, motor/pump sets, LT control panel and other various connected machinery /equipments and rectify minor defects during checking by exeperienced high skilled refrizeration mechanic OR reported to concern JE /Engr-in-Charge if major defects noticed. Contractor shall be arranged/deployed a exeperienced high skilled refrizeration mechanic as on required for the above routine checking of central AC plant as directed by Engr-in-Charge. The following mechinary/equipments are to be checked during site visit for preventive maintance of central AC plant:-

A. EQUIPMENT DETAILS -

a) Chiller Sysem : 3 Nos. Capacity : 85 TR. Compressor Make & Model : Danfoss , SY300A4PBE (3x4 Nos.) Motor rating : (3x15)HP. b) Condensor Water pump : (3x4Nos). Make & Model : Mater Platt, 125*100-250, ET-150 19. Motor rating : 3Nosx9.3 KW. c) Chilled Water pump : 2 Nos. motor rating : 5.5 KW d) Air Handling Unit : 15 Nos. Make & Model : Blue star. e) Cooling Tower: 3 Nos. Make: Suthern f) Hot water Generator: 2 Nos (g) Other Connected Equipmets to all above Central AC plants as under- i) Refrigerant controls like Pressure Gauges, Pressure switches, Thermostats & Solenoid valves. ii) Chilled water pipe lines & its control valves. iii) Connected air ducting, dampers, grills, air diffusers and insulation both acoustic and thermal. iv) Connected instrumentation, controls & cabling and filling of refrigerant as existing.

Note:- Check list of above mentioned equipments are enclosed in PS clause.

(a) The quoted rate is deemed to be inclusive of Attending to emergency complaints/break-down by employing Ref Mechanic/trademan as required within the quoted rates.

(b) Contractor will be informed telephonic call /SMS/What's up chat for deployment of trademan. After getting information by contractor, trademan shall have to be deployed wihin 24 Hrs. If trademan will not report within one day, the recovey @Rs 650 per day (Maximum recovery 10000/- per event) for non providing of trademan services will be imposed against contractor.

(c) The corrective/breakdown maintenance is to be carried out any time inclusive of all Sundays & Holidays.

(e) Replacement of spare parts will be measured and paid seperately under relevant items of schedule.

M&L for strip opening of condenser cover of both sides including disconnecting of water pipe lines for inlet and outlet of the condenser of each plant. Removing scale/sludge precipitated in the copper tube by push and pull method with iron rod connected with steel wire brush of suitable size as per condenser copper tube size at the entire length of condenser and scraping down the sludge precipitated inside the tube. Closing both side of condenser and circulating the descaling solution, supplied in sealed containers, by mono block pump set after mixing it in water in ratio of 1:5 in all tubes of three condenser of each plant through the circulating pump and allow to hold it for 30 minutes for chemical reaction. Opening the condenser from both sides and clean with iron rod connected with nylon brush of suitable size as per condenser copper tube size at the entire length of condenser ensuring that descaling process has been complete; then closing the condenser at both ends and circulating clean water in all the tubes of three condensers of each plant and draining out the same. These processess have to be continued till the tubes are of scales to the complete satisfaction of Engr-in-Charge including fixing new gasket for both ends of the three condensers of each plant, tighten with new nut end bolts. The job also includes Material and labour for making leak proof refrigerent system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours; at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed by Engr-in-Charge for AC plants of 3X85TR capacity. Note :- (a) Supplying the chemical solution for descaling solution for descaling is included in the unit rate quoted. (b) Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling has to be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account.

Supply (company sealed cylinders of any capacity) and charging refrigerent gas R-407C for filling in 3 x 85 TR AC compressor as per requirment complete all as specified and directed by Engr-in-Charge. Note: If the recharged refrigerent gas is leaked within 45 days of running of AC plant, the contractor shall recharge gas (including supply) without any extra cost to department.

M&L for topping up/charging compressor oil non freezing type in factory sealed containers in compressor units complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement 'V' Belt of size A-26 complete of existing specifications all as specified and directed by Engr-in-Charge.

M&L for disconnecting, strip opening, taking down burnt out motor of following capacity from its base and transporting the motor to the Contractor's workshop and back. Refixing, testing and commissioning the same on full load, after carrying out the following repairs - (i) opening the side covers and removing the rotor and cutting/ removing the burnt coils / winding from stator, (ii) Cleaning the slots carefully, (iii) Rewinding the stator using super enamelled copper conductor wire with same size, number of coils, number of turns / coils as per data acquired from the old burnt motor, including varnishing of two coats, drying using electric furnace, (iv) Testing the coils for there continuity and no current passing through the stator core, (v) Dynamic testing of the rotor and alignment of the main shaft and ensure that no imbalance vibtrations, (vi) Re-assembling the rotor and connecting the end terminals to the terminal plate of the motor, closing the ends with side covers. (vii) Testing and commissioing the electric motor connecting to the electric supply to its full load by connecting the compressor, (viii) Renewal of Bolts, nuts and washers for motors of following size - Note :- Spare parts renewed i.e Ball bearing shall be measured and paid separately. However filling of grease and oiling extra shall be deemed to be included in Unit rates.

M&L for Strip opening of existing Monoblock pump set with motor 1.5 HP to 15 HP, 3 Phase, 415 Volts, servicing of pump by opening of pump, machining of pump shaft, renewal of gaskets, gland packing, Gun metal bushes, greasing of bearing complete all as specified. Note:- Ball bearing renewed and motor winding shall only be measured and paid separately.

Taking out unserviceable pipes, Supply and fixing Mild Steel medium grade pipe of following sizes connecting, welding, smoothing and making leak proof all as per site requirment and as directed by Engr-in-Charge including testing complete.

(a) 40mm dia MS pipe

(b) 65mm dia MS pipe

(c) 100mm dia MS pipe

M&L for strip opening of blower shaft of AHU of existing capacity by removing the belt and pulley, blower drum, dismantling the shaft and carrying out the necessary jobs including transportatons to & fro like welding, turning, grinding, etc. to have it's original dimension including balancing of the shaft and refitting it in AHU and including reassembling the blower, pulley, etc with new bearing of existing size, testing and commissioning the AHU for satisfactory operation complete all as specified and as directed. NOTE - Bearing to be replaced will be paid and measured under the relevant item of this schedule.

Removing of all Alpha filters of AHU from their positions and laying out the filters at site for refixing after cleaning them including cleaning of AHU cooling coil using chemical with water jet/ brass brush in-order to remove all type of sludge/dust precipitated on the coil and filter without any damage to the copper cooling coil and then washing the cooling coil with fresh water and then air blowing the same to the complete satisfaction of Engr-in-Charge. Cooling coil drain water line shall be clean, if any type of obstacle is there in the flow of water, iron body of the AHU inside and outside shall be scrapped down and rubbed out with sand paper including applying one coat primer over a coat of synthetic enamel paint including part of duct portion in the AHU all to the complete satisfaction of Engr-in-Charge.

M&L for Painting on all chiller & condenser pipes with colour code & Marking of flow of fluids/gas on Chillar plant/pipes inside the pump room complete for 3 unit as specified and directed.

M&L for Servicing of exisiting various size of motors & pump sets of capacity upto 20 HP and compressors of central AC plant including greesing of DE/NDE side & cleaning to remove any scales, dust particles, grease, oil marks etc complete all as specified and directed.

M&L for Pressure testing of entire system of AC plant comprising of three set of condenser, compressor and circulating system with CO2/Nitrogen gas and retain the gas in the system for three days. After three days checking the system to check for any leakage or reduction in the scale of pressure. If any leakage(s) is (are) found, it(they) shall be located and arrested by soldering or by taking an appropriate measure(s) to stop the leakage permenantly.

Dismantling inlet & outlet connection of water pipe lines, wiremesh all-around the cooling tower, PVC fins, CT fan and motor, PVC water storage tank and incoming connection of electric supply and other related items all as per site requirement complete for cleaning works and replacement of the wiremesh all around the cooling tower as per directed by EIC .

Cleaning the cooling tower by scraping with wire brush, washing powder and other solvent by removing the deposited impurities such as silt, dust particles mud/sand inside the dome and around the fins, on wiremesh, main shaft, etc and other connected items all as specified and directed by Engineer-in-Charge.

S&F in replacement fresh air ventilator made out of grill and angle iron frame with louvers on AHU without any damage to the existing wall and finishing the surfaces to match with existing one, complete all as specified and directed by Engr-in-Charge.

Servicing and maintenance of Rapid cool cap 110 KW Hot water generator (total- 2 Nos) complete by opening the existing assy and draining out complete water including cleaning of the connected components like container, checking of serviceability of heating element, pressure gauge, etc. and reassembling and testing the same after replacement of unserviceable spares all as specified and as directed. NOTE - Spares to be replaced will be measured and paid separately under the relavant items of this schedule.

Supply only heating element for 110KW hot water gen approved by EIC

Supply only timer and other connected accessories.-01set for hot water gen approved by EIC

Supply only thermostat for 110KW hot gen approved by EIC

Taking out the defective dehumidification pump set alongwith motor from the AHU ( CSU Type) by disconnecting electrically and mechanically, shifting of motor to civil workshop, dismantling the same to remove burnt out windings and defective parts, rewinding the motor with super enemelled copper winding wire including all insulating materials all as per existing, varnishing,drying etc complete and replacing the bearings,bushes as per existing size replacing the pump impeller, reassembling the same shifting to original site, reconnecting electrically and mechanically and testing for proper working complete all as specified and directed for the 1.5 to 2.5 HP 230 voltscomplete as per directed by EIC .

Taking down unserviceable AC duct and Supply ,fabricating, assembly and erection of galvanised sheet of 24 gauge with C & SS rectangular/ square duct made out of 'L' shaped hollow profile, duly factory boxed, incl all accessories such as Corner, Cleat, Carriage bolt, gasket and appropriate seal to make leake proof and on longitudinal joints including complete insulation etc complete all as directed by Engr-in-charge.

Supply & fix replacement of water pressure gauge 0-150 Kg/sq cm suitable for fixing with 150 mm dia water circulating inlet & out let pipe by means of proper welding and connection with checking the running water pressure as per specification all as directed by engineer in charge. Make H Guru or equivalent of approved make complete all as specified and directed.

M&L for replacement of water temp gauge dial type 0-120 degree F make H Guru or equivalent of approved make complete all as specified and directed

Supply and fix replacement of flexible rubber coupling for & upto 20HP elecric motor, 415volts, 3 phase of existing specification complete all as specified and directed by Engr-in-Charge, Make Unique.

Supply & fix CT coil rating 250/5 amps, 415 volts of as per existing specification and make including taking down complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement ON/OFF Push button switch with two push buttons of existing specification complete all as specified and directed by Engr-in-Charge.

Supply and fix Replacement of pre- filter, pleated EU4/G4 type, GI frame, media-non wooen synthetic media + alluminium jalli, efficiency 90% down to 10 Micron size 590mm x 590mm x 50mm for central AC plant AHU in case of worn out U/S filter component at the descreation of Engr-in-Charge, tendered will replace the said filter with new one without any price adjustment complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement indicator holder copmplete with lamps for RYB phase, 415 volts, 50 HZ AC complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement Electronic sensor suitable for 85 TR compressor unit (for chiller & condenser unit) of existing specifications and make complete all as specified and directed by Engr-in-Charge.

Supply and fix in replacement of microprocessor electronic control card chiller PCB suitable for 85 TR Scroll chiller Cat part No EACOZ0060 of existing specifications and make complete all as specified and directed by Engr-in-Charge.

S&F replacement of thermostatic expansion valve of 3x85 TR working on R-407C ( Ecofriendly) suitable for AC plant ( Make - Blue Star) including collecting the refrigerent in the empty cylinders arranged by Contractor at his own resources by any means , cutting, welding, brazing, renewal of gasket, nuts, bolts and washers etc. complete all as specified and directed.by Engr-in-Charge.

Supply and fix in repair of High pressure and low pressure control (HP&LP) switch suitable for water Cooled central type AC unit as per sample complete all as specified and directed.by Engr-in-Charge.

Supply and fix in repair Thermometer 0-60 Degree centrigrade suitable for fixing with 150 mm dia water circulating pipe by means of proper welding and connection with checking the running water temperature as per specification all as directed.by Engr-in-Charge.

M&L for digital type electronic temperature meter sensing the temperature from in side the user room and display on outside the AHU including wiring for sensing cable in case and copping, complete all as specified and directed.

Complete removing of paint from old painted surfaces of steel and preparation of steel surfaces of AC plant cooling tower of 85 TR complete including all pipe lines of any dia or size with accessories, and applying two coasts of synthetic enamel paint over a coat of red oxide primer by spray painting to protect extra spreading paint from manufacturers stickers and plates complete all as specified and directed.

S&F First Aid box and chart with clear glass cover & wooden frame complete all as specified and directed and as per sample.

Supply and fix in replacement solinoid coil suitable for 3x85 TR compressor complete all as specified and directed by Engr-in-Charge.

Service of servo auto manual voltage stabilizer of capacity 300KVA 415 V 3 phase opening the existing ssy and cleaning of the connected components,Checking electrical wiring connection,checking of serviceability of Contactor ,coil etc. and reassembling and testing the same after replacement of unserviceable spares all as specified and as directed. NOTE - Spares to be replaced will be measured and paid separately under the relavant items of this schedule.as directed by Engr-in-Charge.
