M&L for preventive and comprehensive maintenance of central AC chiller Plant of capacity 3x120 TR Water cooled screw chiller type Model – PFS 1351 DBRY at 106 Sqn through the OEM of Daikin (As per MOU) for following plants and equipments by Checking the functioning of Chiller unit/Air Handling unit/Pumps/Cooling tower/Controls and all such equipment covered installed, Descaling of condensers/chemical cleaning of evaporator coils/replacement of pre filters based as per requirement and Replenishing refrigerant gas R134a and compressor oil in the system as per requirement respectively, servicing/replacing and descaling of chiller plant any type of spare parts of chiller unit as and when required related to compressors, thermostat, cut outs, micro processor unit control modules of the plant, control boards, pressure transducer, sensors, capacity transducer, phase protector, timer, chillers/condensing unit water cooled screw chiller compressors, evaporators, expansion valves, water cooled condensers, oil cooler, oil pipings, oil filters, refrigerant pipings, refrigerant filters, solenoid and automatic control valves etc for under mentioned models of Make - Daikin, complete with the following all as specified and directed : - [a] Water cooled screw chiller type Model – PFS 1351 DBRY – 3 x 120 TR capacity including the operations specified.

M&L for preventive maintenance /cleaning of cooling tower =02 Nos of capacity 150 TR at 106 Sqn fitted with CT fan motor cap 5.5KW/7.5HP the bottom tub shall be cleaned thoroughly by necessary cleaning agent including checking of serviceability of CT fan tightness and bearing smoothness,fan blade tightness, ,correctness of alignment of circular type sprinkler branch line and ensuring periodical cleaning / proper supply of water from and cleaning and maint of 10 Nos AHUs (AHU capacity 6500 CFM qty - 03, AHU capacity 8500 CFM qty - 02, AHU capacity 11000 CFM qty - 05) with cleaning agent of all AHU Filters all as directed by Engr-in-charge. Note : (i) Cleaning /servicing activities to be carried out quarterly by a qualified technician/helper (ii) Any type of T&P and cleaning agent such as detergent,wire brush etc required shall be arranged by the contractor and rate for the same shall be included in the quoted rate.

M&L for disconnecting and taking down mechanically and electrically unserviceable primary water pump motor 4 HP capacity for chiller unit, head 10 mtrs and shifting to civil workshop, dismantling the electric motor and removing burnt out windings, cleaning the slots, rewinding with super enemelled copper winding wire as per existing gauge and size varnishing and drying complete, reassembling, replacing the ball bearings as per existing size and make and transporting to site and re-fixing at original position, connecting electrically and mechanically, testing for satisfactory working all as directed.

All as per item No.7 here-in-before but of secondary water pump motor 30 HP capacity for chiller unit complete all as specified and as directed.

M/L repair to internal wiring / burnt out wiring of LT panel and supply and rewiring with suitable size single core PVC insulated, unsheathed multi stranded 1100 volts grade copper conductor cable of required sizes from bus bar to outgoing feeders/ starters properly lugged at end terminals , cleaning of panel board , tightening of all connections removing old burnt lugs etc complete all as directed.

Supply and fixing Pump set Rocker assy of any sizecomplete all as specified and as directed

Supply and fixing Pump set coupling assy with connector of any size complete all as specified and as directed

Supply and fixing as in repair 15 KW 20 HP 3 phase variable frequency drive complete all as specified as directed.

Disconnecting mechanically and electrically cooling tower fan motor from the system, shifting to civil workshop, dismantling the electric motor and removing burnt out windings, cleaning the slots, rewinding with super enemelled copper winding wire as per existing gauge and size varnishing and drying complete, reassembling, replacing the ball bearings as per existing size and make, transporting to site and re-fixing at original position, connecting electrically and mechanically, properly matching of blades, testing for satisfactory working all as directed for 7.5 HP/ 5.5 KW/ 720 RPM 415 volts 3 phase AC induction motor of any make complete all as directed.

M&L flushing out the condenser, cooling coil and pipe line of the system with CO2/N2 Gas and complete removal of dust and oil brazing the pipe connection of compressor, condenser, cooling coil, pressure testing, checking of leaks, dehydrating and vacuamising to the standard charging of adequate quantity of referigerant and testing & commissioning of the window type AC of capacity 2 Ton capacity. Note :- Spare parts and gas will be measured and paid seprately under relevant items.
