Comprehensive, preventive and periodical maintenance and repairs micro processor based controlled VVV frequency drive, electric driven lift with ARD following capacity incl examining, adjusting, lubricating, greasing and replacement of u/s parts like gear box oil, hooter, fire switches, indication, emergency light, low voltage relay complete all or directed by Engr-in-charge :- (a) 26 passenger - 3 Nos with serving basement, ground plus 3 floors. (b) 15 passenger- 02 Nos with serving basement, ground plus 3 floors. (c) 08 passenger- 02 Nos with serving ground plus 3 floors.

Note: (i) Gear box oil, door drive, VFVR card, Hooter/ floor sensor/ All type of electronic cards/ floor indicator/ power contactor/ VFD /wire rope/ DO Card /LOP/ emergency light/ inverter/UPS etc shall be measured & paid separately under relevant items of the schedule. Make and model of part to be replaced shall be same as existing at site or as per OEM recommendation. (ii) Comprehensive maintenance, repair and replacement of spare parts shall be carried out only by OEM or their accredited/ authorised agencies under strict supervision of well experienced and qualified staff. (ii) The make of spares shall be shown as suitable for the existing system and shall be provided by authorized manufacturer's. (iii) Contractor will periodically (monthly) examine safety devices and governor of the equipment to ensure user safety. In addition, OTIS will conduct an annual no load safety test on the equipment. (iv) The rates deemed to include for all items which are not considered in schedule but the same is essential for smooth & efficient functioning of the lift costing less then Rs 500/- i.e. fuse, thimbles, connectors, insulation tapes etc. (v) The contractor shall keep all spares reqd for routine maintenance and attend the defects immediately. In case of major defect, it shall be attended within 24 hrs failing which penal recovery @ 5000/- per day will be charged. The decision of GE will be final & binding. Note :- The fixing charges of items included in Sch 'A' (item No 2 to 40) are not included in the AMC charges.

It should be functional to converts mechanical motion into electrical signals that the lift control system can interpret, ensuring smooth and accurate operation. By continuously measuring the car’s speed, the encoder to be ensures the elevator maintains a safe, controlled speed throughout its movement. It should be helps the system adjust acceleration and deceleration, providing a smooth ride experience.

Supply and fixing Mother Board as per existing panel specification to control lift logic , signal processing like call, floor, door, control unit, and display indicators

Supply and fixing in replacement microprocessor based control panel full upto 5 stop suitable for ECE make lift including VVVF drive of capacity 15 KW with LOP & COP suitable for VVVF system, centre opening auto door and speed of lift 1.0/1.5 mtr per second complete all as per existing make of OEM or other accredited/ authorised agencies including taking out old underviceable panel complete all as directed.

Supply and fix in repairs fire hose cabinet to house 02 Nos hose pipe, Nozzle, branch pipe and fire mean axes, including all other related accessories fabricated from 16 gauge M.S. sheet of fully welded construction of size 800x600x250 mm min having front 4 mm thick glass door written with "BREAK IN CASE OF FIRE" painted with two coat of signal red paint over a coat of red oxide primer and two coat of brilliant white paint over one coat of red oxide primer internally with locking arrangement complete all as specified and directed.

Supply and fix in repairs first aid hose reel (swinging type) including 30 meter long 20 mm internal dia rubber lined hose reel tubing,25 mm dia stainless steel stop valve, shut off nozzle of sufficient length incl fixing of one end with hose real nozzle and other end to hose real pipe with wet riser with suitable arrangement ISI marked complete all as specified and directed.
