SCOPE OF WORK:- a) The primary objectives of preventive and corrective maintenance are to minimize electrical breakdowns and faults, prevent fire hazards arising from electrical short circuits and faults, and reduce downtime. Any fire hazard incidents resulting from short circuits, or the falling of ceiling fans, luminaries, etc., due to inadequate maintenance will be treated with utmost seriousness. The maintenance agency shall be held accountable for such incidents. b) The electrical installation includes entire cabling network and wirings, BDB’s, PDB’s power & distribution cables, O.H. Lines, Compound lights, fittings & fixture. LT panels, FDA systems, UPS system, Sub-Stations etc. c) The time span of maintenance are as specified in specification on holidays and workingdays. d) The maintenace service includes : 1.Specified schedule maintenance of entire electrical installation as prescribed in point (a)of above said buildings 2. Operation of DG sets as and when required & checking and maintenance of AMF panel including checking the condition of fuel level, Lubricating oil & battery connection etc, carrying & pouring of Fuel if necessary and maintaining the log book. 3. Cleaning and dusting of detectors and devices of Fire Detectection and annunciation system periodically, once in a month 4. Quarterly inspection, testing and cleaning of all HT & LT substation equipments by deployment of separate legally authorized qualified personnel having SCC/Workman’s permit as mentioned elsewhere in this contract with submission of IR/Earth Test Reports (once in six months) in the format prescribed by the Engineer-in- Charge. Log books/Call books/Materials Register/Attendance Register are to be maintained at each substation/office in the format prescribed by the EIC. 5. One(01) Skilled/ competent person of 1st shift (or as per the direction EIC) to assist the JE in maintaining registers and Log book records as required in addition to his original work.
