Yearly operation , miNossr maintenance (repairing), Breakdown & servicing of different type & modal Central Air Conditioning plants at Library and Computer center building on a round the clock basis throughout the year on all the days of the year (including Sundays and public holidays) with related accessories comprising of routine servicing/preventive maintenance. The details of the Air Conditioning plants installed at Library & CAM Center at IIMC Campus are as below. (a) 2x 60 TR capacity central air conditioning plants installed at Library building. (b) 2x28 TR and 2x18 TR capacity central air conditioning plants and 5 Nosss split room AC and 2 Nosss Tower AC at CAM center building. Job includes servicing , cleaning , monitoring of system parameters like supply Voltage & current , day to day checkup of plants accessories like distribution panel, motors, cable end, fuse unit,etc. and the plants should be kept very cleaned in all respect. Nosste : 1).The work is to be done strictly adhering to all the points mentioned individually in the “special terms and conditions of the contract” “Terms and conditions”and “General scope of work” of this job. 2). Daily supervision of the site work is to be done by a supervisor engaged by the contractor and the supervisor should have five years’ experience in similar works with valid Electrical License. And the supervisor must follows the instruction of the Engineering Department or Engg.- In- Charge 3).Payment terms – Payment will be made on a quarterly basis after completion of every 3 months of the contract. 4).The both AC plants should never ever be kept un manned. It is mandatory for the vendor to make sure that both AC plants are always manned. In case the any AC plants is ever found unmanned at any time/instant or the scheduled work resource allotted for duty as operator / supervision Nosst being available on duty at AC plants for any instant , then for each of such instances found, half day payment ie. 50% of one Full day contract cost (24 hours) will be deducted from the vendor bill every single time. 5). The vender should have five years’ experience in similar works with valid Electrical License.

MOTOR SECTION SERVICING / HEAT VARNISHING : Opening, checking ,Cleaning, inspecting the insulation and bearing with housing condition, baking and varnishing, degreasing and greasing the bearings Including re-assembling and re-fixing the motor in proper alignment. The rate for overhauling each type of motor mentioned below to be quoted separately :

(A) : 55 KW/ 76 HP Compressor Motor ( Slip Ring type)

(B) : 13.5 KW/ 25 HP Compressor Motor

(C) : 30 KW/ 40 HP Compressor Motor

(D) : 7.5 KW/ 10 HP MoNossblock Pump Motor of condenser and Chiller Pump

(E) : 2.2 KW/3 HP MoNossblock Pump Motor of condenser Pump

(F) : 3.7 KW/5 HP A.H.U. Motor

(G) : 5.5 KW/7.5 HP A.H.U. Motor

(iv) Repairing of both side motor rotor shaft re- metalizing, machining / grinding polishing etc.

PUMP SECTION REPAIRING / OVERHAULING. Opening , checking and cleaning of all the pumps including descaling, replacement of gasket, gland paking , nut-bolt and washer, etc. re- metalizing, machining, grinding and polishing of pump shaft, bushing, casing etc. The impeller and gun metal bush allied other component are to be inspected and changed/ serviced as required. Dismantling, degreasing and greasing the bearing etc. re-fixing of all the pumps in existing position and proper aligment with the pipe line. The rate for overhauling/ repairing each type of pump-motor mentioned below to be quoted separately.

CONDENSER SECTION DESCALING AND CLEANING Descaling of shell and tube type water cooled condenser by passing a solution of commercial HCL Acid after making necessary blocking inter connection, etc. Taking all precaution against damage of other equipments through brushing the condenser tubes, neutralising the acidity by passing soda water solution etc. i/c. including changing of gaskets, worn-out nut-bolt and fitting the same etc. As required :

(A) : 60 TR Condenser

(B) : 28 TR Condenser

(C ): 18 TR Condenser

AIR HANDLING UNIT SECTION OVERHAULING Servicing of AHU :- Washing and cleaning of cooling coils and base tray allied water drain out pipe with special descaling chemical solution and hot water solution and followed by cleaning with high pressure air jet pumps. Scraping, cleaning & painting of blower housing etc. Degreasing and greasing, checking and changing of AHU bearings if required. Removal replacement / cleaning of the return air filters. Repair / replacement of canvas cloth connection, inspecting and checking of vibration level and Nossrmal sound level of AHU on running condition.

(A ) : AHU cooling coil and filter washing and cleaning

(B ) : Pillow type ball bearing as per existing size and requirement .

(C ) : Canvas connetion for AHU as per existing size and requirement .

(D ) : Providing and fixing of Air filter as per existing size and requirement .

(i) All materials and man power required for dismantling and cleaning and necessary machinery, tools, and tackles arrangements for transporting the parts to workshop for repairing or machining work.

COMPRESSOR SECTION OVERHAULING AND SERVICING ( 06 Nosss. ) Decounting refrigerant gas and lubricating oil from the entire system into the empty refrigerant cylinder and container. Complete Dismantling and opening compressor, cleaning, checking and adjusting internal external components and parts as per requirement. Flushing out and refilling the crankcase with fresh suitable refrigerant oil. Inspecting and checking / adjusting or changing, if required, thermostatic expansion valve. Assembling the compressor with replacement of necessary components, as required. The rate for overhauling each type of compressor mentioned below to be quoted separately :

( A ) : 60 TR , 28 TR , 18 TR. Reciprocating compressor (02 +02+02) , total = 6 Nosss.

(i) Providing and Re- charging compressor oil

(ii) Providing and Re- charging R22 refrigerant gas

COOLING TOWER OVERHAULING AND REPAIRING ( 03 Nosss. ) Dismantling the natural draft cooling tower wooden components, washing and cleaning of cooling tower sump with scrapping , cleaning of cooling tower wooden structure and wooden louvers. Descaling , cleaning of PVC Nosszzles, G.I short piece, branch pipe and header pipes with suction strainer. Changing the broken Nosszzels, worn out G.I short piece, Sealing the cooling tower hot water wooden basin with bitumen compound. Inspecting and checking of cooling tower structure body. The rate for overhauling each type of cooling tower mentioned below to be quoted separately :

MAIN SUPPLY CONTROL PNEL BUS-BAR OVERHAULING AND SERVICING ( 03 Nosss. ) Inspection, checking and overhauling and servicing of all the automatic star-delta staters, all switch gears , in electrical contral panel for compressor motor, condensor and chiller pump motors and AHU motors including checking and replacement of damaged contacts or replacement of stater contactors and associated electrical accessories etc. where ever necessary. All dilapidated cable and connecting wires in the panel / supply system are to be replaced with proper wires or cables. The HP/LP cutouts , oil pressure cut-out switch, thermostat cut-out along with their interlocking systems. All gauges, ammeters, volt meters, indicator lamps etc. are to checked / changed, The rate for overhauling each type of central A.C plant mentioned below to be quoted separately :

Painting of all equipment with their bases i.e compressors, motors condensers, pumps and all connecting pipe line etc. In the A.C. plant room and out side with approved enamel paint including prepairing the surface by scrapping re-moving scales etc. Painting to be done as and when required. ( One cote primar and 2 coat paints )
