GENERAL-Annual Maintenance and Operation Contract for Electrical Installations, Diesel Generator Sets, Air Conditioning Systems, and Fire Protection Systems at Kerala House, New Delhi for the period of 2026 to 2027.

OD133164/2026-2027:1) Electrical Installation. Attend all break calls immediately on receipt of such complaints and attending other maintenance calls for all the system, cleaning of ceiling fans, exhaust fans, light fittings and attending fuse calls including rectifying minor complaints, renewing fusible materials which are covered in AMC such as LED bulbs, Led tube lights , Supplied by Kerala House authorities or to be supplied and renewed by the contractor himself if directed so, all other materials, components if any found defective shall be replaced immediately. 2) Operation and maintenance of DG set Conducting trial run of the DG sets for at least 5 minutes every day, operate the DG set during the period of power failure, check the water level, oil level and maintaining the safe level in the engine , clean and check the control panel boards and rectifying complaints if any immediately on occurrence. Servicing of DG set periodically as per company profile and maintain the system in proper working condition at all time. In addition to this the minor electrical works in Travancore House, Kapoorthala Plot premise are to also be attended as and when required/ as per direction. 3) Maintenance of Air condition system., check the performance of various components and ensure their proper working condition and rectifying complaints if any immediately on occurrence. Servicing of AC unit periodically as per company profile etc. and maintain the unit in proper working condition at all time. Periodic servicing of split Air conditioning systems, rectifying minor complaints, cleaning of filters, checking of refrigerant levels and reporting to officers concerned in case of malfunction or breakdown. 4) Kitchen equipment's and accessories. Attend and rectify complaints if any immediately on occurrence regarding kitchen equipment?s like, coffee machine, Mixer, Wet grinder, Chakki Atta, water boiler, electric oven, kitchen exhaust system etc. Servicing of kitchen equipment's periodically as per company profile and reporting to concerned officers in case of replacement of fused parts of kitchen equipments if arises. etc. and maintain system in proper working condition at all time. 5) Water Pumps. Operate the water pump daily according to the requirements and rectifying complaints if any immediately on occurrence. Servicing of water pump periodically as per company profile etc. and maintain the unit in proper working condition at all time. 6) Electrical system in the Quarters. Maintaining the electrical system in the quarters at Travancore House and Kapoorthala Plot in good condition including attending and rectifying complaints if any immediately in occurrence and maintain system in proper working condition at all time. (Private equipment's provided by inmates need not be attended.) 7) Fire Protection system. Periodically conducting trial run of fire fighting system at least once in month, and ensure its safe working condition and check all the electrical and mechanical items and report immediately and rectifying complaints if any and maintain system in proper working condition at all time. 8) Public Address System; Setting up of PA system (Speakers, microphones, cordless and stand mike amplifier ,mixer ), Projector in conference hall as and when the directed by Kerala House authorities . 9)Contractor must maintain a duty log register for accounting shift duty of staff and for recording complaints/works/maintenance/service etc. the register should kept in safe and duly signed by engineer in charge(weekly and monthly). 10) The contractor should be ensure proper tools for maintenance/work and service and should ensure safety of duty staff with providing safety shoe, jackets , belts and gloves etc as required . 11)The contractor shall be used material at Store in the absences material in store the contractor shall purchase new approved material for maintenance/ work as directed by engineer in charge , payment of supplied material will be made separately after sanctioning of separate estimate at the end of this contract period or monthly with considering the DSR rate at Delhi or market rate sanctioned by PWD. 12) The following minimum staff should be available in each shift in a day (3 shifts/day) and as per requirement and direction for overall supervision. 1) Skilled Assistant (Engineering Diploma certificate Holder issued from a Govt institutions) - 1 No.(Day shift only ) 2) Electrician/wireman/lineman (Electrical engineering Certificate holder issued from a Govt institutions or its equivalents)- 1No/shift. 3) AC Technician ( AC mechanic Certificate holder issued from a Govt institutions )-1 No.(Day shift only) 4) Wireman Helper -1 No/shift.

OD131027/2026-2027:Supply of 5W E26/E27 base LED bulb of approved make, suitable for general lighting applications. The bulb shall have an E27 screw cap, colour temperature in between 2700 K to 4000 K, and shall operate on 230 V AC, 50 Hz supply. The LED bulb shall have a minimum system efficacy of not less than 100 lm/W, power factor not less than 0.9, and shall be provided with an integral electronic driver. The bulb shall be energy-efficient, flicker-free, and compliant with relevant BIS/IEC standards.

OD131029/2026-2027:Supply of 9 W B22 base LED cool day white bulb with a minimum three-star energy rating, of approved make, suitable for general lighting applications. The bulb shall have a B22 bayonet-type base and cool day white colour temperature, and shall be suitable for operation on 230 V AC, 50 Hz, single-phase supply. The LED bulb shall have a minimum system efficacy of not less than 100 lm/W, power factor not less than 0.90, and shall be provided with an integral electronic driver. The bulb shall be energy-efficient, flicker-free, and shall comply with relevant BIS/IEC standards.

OD131016/2026-2027:Supply of 2-feet LED mirror light of approved make, suitable for wall mounting above mirrors in toilets, wash basins, and similar areas. The luminaire shall be of slim and compact design with housing made of corrosion-resistant material such as aluminium or high-quality polycarbonate, with a suitable diffuser to provide uniform and glare-free illumination. The LED mirror light shall have a minimum system efficacy of not less than 100 lm/W, THD is <10%, Surge Protection up to 2.5KV and shall provide uniform illumination suitable for grooming applications. The luminaire shall be complete with an integral electronic LED driver and shall be suitable for operation on 230 V AC, 50 Hz single-phase supply. The fitting shall have a minimum protection of IP20 for indoor use. The fitting shall be complete in all respects, including mounting accessories, internal wiring, and connectors, and shall comply with relevant BIS/IEC standards. The product shall be provided with a minimum warranty of Two to Three year.

OD131014/2026-2027:Supply of 1200mm 20 W LED linear batten light fitting suitable for surface mounting. The luminaire shall be a lightweight, screwless design suitable for modern commercial applications, comprising an extruded aluminium housing with superior surface finish for enhanced heat dissipation and long service life. The luminaire shall be provided with a high-transmittance polycarbonate diffuser to ensure high system efficacy and uniform, glare-controlled illumination. The LED batten shall have a minimum system efficacy of 110 lm/W, power factor not less than 0.95, and total harmonic distortion (THD) less than or equal to 10%. The LED module shall be of long-life type with reliable thermal management, and the luminaire shall be complete with an integral electronic LED driver. The luminaire shall be suitable for operation on 230 V AC ±10%, 50 Hz single-phase supply. The fitting shall be complete in all respects, including necessary mounting accessories, internal wiring, and connectors, and shall comply with relevant BIS/IEC standards. The luminaire shall be provided with a minimum warranty of three (3) years. The original warranty card and relevant documents shall be submitted to the Officer concerned.

OD131012/2026-2027:Supply of 1200mm T8 LED tube light with pins on both ends (double-ended power input type), of approved make, suitable for replacement of conventional fluorescent tube lights. The tube shall be of standard T8 size with G13 bi-pin base at both ends and shall be suitable for operation on 230 V AC, 50 Hz single-phase supply. The LED tube shall have a minimum system efficacy of not less than 100 lm/W, power factor not less than 0.90, and shall be provided with an integral electronic driver. The tube shall provide uniform illumination, be flicker-free, and shall have a shatter-proof polycarbonate body with suitable diffuser. The LED tube shall be compatible with rewired fittings by bypassing the existing choke and starter, as per manufacturer?s instructions. The product shall be energy-efficient and shall comply with relevant BIS/IEC standards. The tube light shall be supplied complete in all respects and shall carry a minimum warranty of one (1) year from the date of supply.

OD131020/2026-2027:Supply of two-pin type LED PL lamp of 18 W, including testing and commissioning, complete as required and as directed by the Engineer-in-Charge.

OD130969/2026-2027:Supply of LED Bulkhead Light Fitting having a power rating of 10 W with a minimum luminous efficacy of 100 lumens per watt, providing cool white illumination with CRI>80. The luminaire shall be suitable for outdoor mounting locations with environmental protection of IP65 and impact resistance rating of IK08. The optical cover shall be made of high-quality polycarbonate or equivalent vandal-resistant material, ensuring uniform and glare-free light distribution. The housing shall be corrosion-resistant, made of UV-stabilized polycarbonate or die-cast aluminium with suitable finish for enhanced durability. The driver shall be constant current, high-efficiency type with minimum 4 kV surge voltage protection and shall comply with relevant BIS/IS safety standards. The luminaire shall be suitable for continuous duty operation with stable performance under varying supply conditions. The fitting shall be supplied complete with necessary mounting hardware suitable for wall/ceiling installation.
