Outsourcing of services for Central AC plant comprising of 170 TR (2 x 85 TR working and 1 x 85 TR as stand by),Chiller package units, Condenser water circulation system, Chilled water circulation sysytem, Air Treatment System, Electrical Distribution system (Main AC Panel, FCU Control panel at TIRC building etc. by employment of 01 x high skilled Refrigeration mechanical tradesman for smooth and trouble free operation of entire AC plant and control panel of AC plant all as specified and as directed by Engineer-in-Charge. The operation cosists of one (01) shift in a day on all working days except Sundays and holidays. An hour lunch break except Sundays and other public holidays as applicable to NPOL, Kochi for a period of one month complete all as specified and as directed by the Engineer-in-Charge. Note: The unit rate quoted shall be deemed to include the following:-

All as per the Item No 1 above but by employment of 01 x skilled Refrigeration mechanical tradesman for one shift (01) in Central AC Plant at Main Lab NPOL, Kochi. The operation cosists of one (01) shift in a day on all working days except Sundays and holidays. An hour lunch break except Sundays and other public holidays as applicable to NPOL, Kochi for a period of one month complete all as specified and as directed by the Engineer-in-Charge. The details of operation of installations also comprising the works as mentioned here-in after. Helper will assist the skilled trades man for all works as per Sl Item No. 1 above all as specified and as directed by Engineer-in-charge.

PS Clause for Item Ser No 1 & 2.

Plant shall be switched ON at 0930 hrs and switched OFF at 1730 hrs on all working days except Sundays and Holidays as applicable to NPOL, Kochi.

Inside temperature and RH shall be monitored every 30 min.

Providing stationary, safety equipment, tools, testing equipment, multimeter, spaner etc maintaining all records, log sheets, cleaning and upkeeping yard and surrounding of AC plant every day. The unit rate quoted shall be deemed to have include for the above.

Specimen of log sheets should be got approved from Engineer-in-Charge and providing the same in printed form. The expenditure to be born by the contractor.

Any minor spares costing upto Rs. 500.00 per month which required for smooth functioning of the plant is deemed to have include in the rates quoted.

Skilled trades man power shall be employed against outsourcing of services for Central AC Plant.

Spares and major repairs shall be measured and paid separately.

Any leakage in the system like condensors, compressors, cooling coil and refrigerant lines will be informed immediately to the MES authority and rectifying the leakage including brazing, replacing taflon washers, 'O' rings, gaskets etc. complete all as directed. The cost of minor items to be born by the contractor only.

Gas required for topping up shall be measured and paid separately. If on any account due to negligence the leakage of gas shall be topped by the contractor at no extra cost to the Department and decision of Engineer-in-Charge shall be final and binding.

Operators should attend to the emergency break downs in Central AC Palnt / equipment under his scope of work mentioned above and ensuring smooth functioning the AC plant as directed by using minimum spares costing less than or up to Rs. 500.00 /- Per Month.

Operator has to attend to the Telephonic calls from User's and MES authorities at plant and register the complaints / Instructions on complaint Slip / Register provided at the Plant round the duty hours.

Two sets of aprons with name plate i.e, overall combination of (Navy blue colour) protective clothing, protective shoe, helmets etc shall be arranged by the contractor for his men with own sources and cost of the same shall be deemed to be included in the unit rate.

The contractor shall be responsible to keep the installation premises i.e. AC Plant, LT Panel Boards and items mentioned in Item No 01 above neat and clean on every day including cutting of grass outside 3 meter around plant building of the complex.

In addition to the above operational services, the helper has to also perform the following duties: - Cleaning of Plants, LT Panel every day as directed as well as cleaning and up keep of all indoor E/M Installations under the scope of work mentioned in Item No. 1 using required tools like Air Blowers, Brooms & Brushes, etc., all as directed by Engineer-in-Charge.

The Trades men engaged on duty shall also attend Break Down / Assist the department staff to restore the cooling effects or make the System / Equipment functional all as directed.

Contractor has to ensure 02 x duty operators for shift, if not, necessary Penalty / Recovery as per relevant PS clause shall be imposed.

The Format / Sample of Log Book for 11 Months (Hard copy) will be given by the Department. The contractor has to print the same as per Sample provided and get it approved from the Engineer-in-Charge.
