Construction of Office Building for Comptroller and Auditor General of India (CAG) at Amaravati, Guntur District, A.P. SH. Providing Comprehensive Architectural and Engineering Consultancy Services for the work involving Preparation of Master Plan, Detailed Architectural, Structural land scaping and Good for Construction drawings for all Engineering designs of Mechanical Electrical and Plumbing services including proof checking BIM modelling, obtaining all required local body permissions and statutory approvals, green building certification and also Assistance during construction period till completion of main works.

Preparation, submission and obtaining approval for Concept Designs, Preliminary Master Layout Plan, Detailed Master Layout Plan and Detailed Project Report (DPR) as specified below: (a) Concept Stage: Preparation and submission of not less than three (03) conceptually distinct planning and architectural design options satisfying the functional requirements, site conditions, statutory regulations and applicable local building bye laws, Latest National Building Code (NBC) with up-to-date amendments, Energy Conservation and Sustainable Building Code (ECSBC) 2024, target green building requirements and Barrier free and accessible norms. The scope shall include site planning, building planning, functional zoning, circulation planning, façade concepts, sustainability concepts, passive design strategies, ECSBC considerations, green building concepts, High resolution 3D visualizations (not less than 1 no. for each concept), renderings, presentation drawings, comparative analysis of options and walkthroughs for each option including incorporation of all necessary modifications, refinements or redesigns till approval of one concept.

Architectural Consultancy for Buildings: Preparation, submission and obtaining approval for Architectural Designs, Drawings, Design Calculations and related documents for all buildings (including all service buildings and structures) covering the following stages: (i) Concept Designs (3 Options per Building): Preparation and submission of not less than three (03) distinct architectural design options for each building, incorporating site planning, building planning, functional zoning, space utilization, circulation planning, façade concepts, sustainability concepts, passive design strategies, accessibility provisions, green building considerations, High resolution 3D visualizations and renderings for each option. All observations, modifications and refinements shall be incorporated till approval of one design option per building.

Architectural Consultancy for External Development and Landscaping: Preparation, submission and obtaining approval for Architectural and Landscaping Designs, Design Calculations and related documents for all external development works covering the following: (i) Preliminary Designs: Site layout, roads, pathways, walkways, par The drawings shall invariably bear the plinth areas table (building wise, floor wise), provision of vertical future extension if any, green building standards of design - giving key values of important design parameters adopted, Safe bearing capacity & other key parameters adopted etc.king areas, landscaping concepts, horticulture works, boundary treatment, entry plazas, site furniture, signage and external architectural features.

Structural Engineering Consultancy for Buildings (including Proof Checking): Preparation, submission and obtaining approval for Structural Designs, Design Calculations, Drawings and Reports for all buildings and structures covering the following: (i) Design Basis Report (DBR): Structural DBR covering design criteria, assumptions, applicable IS codes, load combinations, material specifications, foundation philosophy, design values of Safe Bearing Capacity adopted, provisions for future extension floors if any, seismic zone considerations, design live loads for each floor type, wind load calculations and all structural design parameters.

Structural Engineering Consultancy for External Utility Structures and External Civil Works (including Proof Checking): Preparation, submission and obtaining approval for Structural Designs, Design Calculations, Drawings and Reports for all external utility structures and common external civil works including the following: (i) External Utility Structures: Structural design of Sewage Treatment Plant (STP) structure, Effluent Treatment Plant (ETP) structure if any, Underground Sumps, Overhead Tanks, Pump House structures, Substation Building, DG Set Enclosure, Chiller Plant Room structure, Cooling Tower foundations, Fire Pump Room structure, Compound Wall, Gate Pillars and any other external utility structures required to complete the project as per the approved Master Plan. All structural designs shall be as per the construction technology approved by the Department.

Plumbing and Sanitation Engineering Consultancy for Buildings: Preparation, submission and obtaining approval for Plumbing and Sanitation Designs, Design Calculations, Drawings and related documents for all buildings covering the following: (i) Design Basis Report (DBR): Plumbing DBR covering design criteria, design standards, water demand assessment, fixture unit calculations, pressure zone design, material specifications, pipe sizing criteria and applicable IS codes for water supply, sanitary, drainage and plumbing works. (ii) Preliminary Designs: Preliminary water supply and sanitation service plans, riser diagrams, preliminary equipment sizing and utility assessment for all buildings.

Plumbing and Sanitation Engineering Consultancy for External Services: Preparation, submission and obtaining approval for Plumbing and Sanitation Designs, Design Calculations, Drawings and related documents for all external plumbing and sanitation infrastructure covering the following: (i) External Water Supply and Distribution: External water supply mains, distribution networks, water meters and isolating valves. (ii) Underground Sump and Pump Room: Complete plumbing design for Underground Sump including sizing calculations, inlet, outlet and overflow arrangements; Pump Room design including selection and sizing of water transfer pumps (raw water pumps, treated water pumps, pressure boosting pumps), pump capacities, motor ratings, pump house piping layout, valve arrangement, manifold design, flowmeters and all associated plumbing equipment required in the pump room with complete technical data sheets and equipment schedules.

E&M Services Engineering Consultancy for Buildings: Preparation, submission and obtaining approval for Electrical and Mechanical Services Designs, Design Calculations, Drawings and related documents for all buildings covering all of the following services: (i) Design Basis Reports (DBRs): Discipline-wise DBRs for Electrical Systems, HVAC Systems, Fire Fighting Systems, Fire Alarm Systems, ELV Systems, UPS Systems, Solar Power Systems, BMS and Vertical Transportation Systems, covering design criteria, load calculations, system philosophy and applicable codes and standards.

E&M Services Engineering Consultancy for External Services: Preparation, submission and obtaining approval for Electrical and Mechanical Services Designs, Design Calculations, Drawings and related documents for all external E&M infrastructure covering the following: (i) Outdoor Substation: Complete electrical design for Outdoor Substation including Single Line Diagram (SLD) for HT and LT systems; Ring Main Unit (RMU) or compact substation design; selection and sizing of Power Transformers with technical data sheets; HT Panel design and equipment placement drawing showing physical layout of RMU, transformers, HT panels and associated equipment in the substation area; Outdoor Feeder Pillars — design, location layout and SLD for LT feeder pillars distributing power to various external loads; earthing system for substation; lightning protection for substation; and all protection relay coordination. All equipment including transformers, panels and switchgear shall comply with energy efficiency standards and Bureau of Energy Efficiency (BEE) star rating norms wherever applicable.

BIM for Buildings: Preparation, submission and obtaining approval of Integrated BIM Model (minimum LOD-350) for all buildings based on approved detailed engineering designs and drawings of all disciplines. The scope shall include the following: (i) BIM Modelling: Development of discipline-wise BIM models for Architecture, Structure, Civil Engineering Services, Electrical Systems (including HT/LT distribution, panels, earthing, solar), HVAC Systems (including ductwork, equipment, piping), Fire Fighting Systems, Plumbing Systems (including all pipework and equipment), Drainage Systems, ELV Systems, UPS, BMS, Vertical Transportation and all other building components as per detailed designs and drawings prepared by respective discipline consultants under respective Items.
