COMPREHENSIVE MAINTENANCE OF AIR CONDITIONING PLANTS INSTALLED AT MSF, MMF,SMF AND LOGISTICS CENTER BUILDING AT AFS BHUJ

Material & labour for comprehensive maintenance of 2x100 TR (One working and one standby) Air Cooled Chiller plant as per under mentioned details for 09 Month period complete all as specified and as directed by Engr-in-charge : (i) Details of equipment/machinery includes for which comprehensive maintenance will be carried out include: (a) 02 Nos Chiller compressor of 100 TR each having Model No LCAX1-03750A, Ser No CRI 00006/CRI00007, Make- Blue star with all connected equipments of basic refrigeration cycle of chiller plant like evaporator/condenser/eaxpansion valve/ sensor/control panel etc.

Note :- (1) Comprehensive maintenance of air conditioning plant shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (a) Testing / Checking of compressor for its proper functioning and rectification of defects if any. (b) Testing / Checking of control switch such as pressure cut outs, water flow switch, temprature sensore for proper functiong. (c) Testing / Checking of PCBs, microprocessor control panel, control boards, transducers of chillers/condensing unit for their correctness and replace if necessary. for its proper functioning and rectification of defects if any. (d) Testing / Checking of refrigeration pipe line network for leakage and Rectification of leakage by brazing. (e) Testing / Checking & servicing of blower fan motor and rectification of defect if any. (f) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of defect if any complete. (g) Testing / Checking & servicing of condenser fan motor and rectification of defect if any. (h) Testing / Checking of condenser coil for leakage and Rectification of leakage by brazing including cleaning of condenser coil. (j) Testing / Checking of refrigerant pipe for leakage and Rectification of leakage by brazing including cleaning of refrigerant pipe. (k) Cleaning of entire chiller plant machinery/equipment of basic refrigeration cycle network.

(2) Contractor shall also be responsible to rectify any defect during break down without any extra cost during contract period. (i) Free replacing of defective/worn out parts with new or repaired parts for compressor/thermostat/cut outs as per site requirement will be deemed included in quoted rate. (ii) Topping of refrigerant gas will be deemed included in quoted rate. (iii) Charging of nitrogen Gas in unit & complete system at 300 psi pressure and checking of any dropping of pressure / leakage for suitable time period after rectification of leakage if any , Vaccumisation of complete system and charging of adequate quantity of refrigerant gas. (iv) The rates quoted by the tenderer shall be deemed to include for any repair, which are obviously and fairly, intended which may not have been included in these documents, but which are essential for the execution and entire completion of works. (v) Comprehensive maintenance including servicing/cleaning of of entire chiller plant machinery/equipment of basic refrigeration cycle networkt, & repairing the plant during breakdown / emergency shall be carried out through authorised representative of OEM. Contractor shall submit necessary documentary proof (MOU) in support of the same

(4) The unit rate quoted shall be deemed to include for carrying out servicing work three times during contract period. The time interval between each servicing will be intimated by Engineer -in-charge as per requirement. (5) Make of Chiller plant is Blue Star therefore spare part provided in the work shall be of make Blue star, contractor may use spare part of other make as recommended by the OEM and approved by the GE. (6) The under mentions material/services will not be covered in contract- (i) Any type of maintenance/repair of low side item of AC plant like AHUs, water pumps, calorifier,hot/chilled water pipe line with insulation, expansion/make up water tank, pressurization unit, electric supply cable & panel etc. (ii) Replacement of entire equipment like evaporator/cooler, condenser, compressor etc. (iii) Failure or deterioration of any equipment or parts due to atmospheric condition/corrosive atmosphere/ageing/damages due to the external influences. (7) If the defects are not rectified in stipulated time then 500 Rs/Hr will be recovered from contractor dues. (8) Timing of attending the complaint :- Complaint should be addressed and rectified within 24 hours from intimation of complaint. (9) Payment for the job shall be made on monthly basis as directed by Engr-in-charge. (10) A mail No from the contractor must be given to lodge the complaints.

Material & labour for comprehensive maintenance of VRF based air conditioning system with connected indoor and outdoor units as per detail given under for complete contract period of 09 months complete all as specified and as directed by Engr-in-charge.

(ii) The unit rate quoted shall be deemed to include for carrying out servicing work three times during contract period. The time interval between both servicing will be intimated by Engineer -in-charge as per requirement. (iii) Preventive maintenance of AHUs can be carried out by any agency (OEM not necessary)

(iv) Combination unit of 20 HP (12+8) capacity VRF unit of Make Hitachi, Model No - RAS12FSXNK1,RAS8FSXNK Ser No 180G15499, 180M21759 with following indoor unit. Note :- (1) Comprehensive maintenance of VRF based air conditioning shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (f) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of defect if any complete. (g) Testing / Checking & servicing of condenser fan motor and rectification of defect if any. (h) Testing / Checking of condenser coil for leakage and Rectification of leakage by brazing including cleaning of condenser coil. (j) Testing / Checking of refrigerant pipe for leakage and Rectification of leakage by brazing including cleaning of refrigerant pipe. (k) Cleaning of entire indoor & outdoor unit for removing all dirt dust, grease etc

(2) Servicing of VRF unit shall be carried out three times during contract period. Contractor shall also be responsible to rectify any defect during break down without any extra cost during contract period. (i) All defective spare parts like pressure switch, Thermistor & sensor,PCB & transformer, contractor,overcurrent relay , current sensor, refrigerant gas, fan motor & capacitor, oil heater , solenoid valve, expansion valve, stop valve, refrigerant oil and compressor etc if found unserviceable will be deemed included in quoted rate.. (ii) Topping of refrigerant gas will be deemed included in quoted rate. (iii) The rates quoted by the tenderer shall be deemed to include for any repair, which are obviously and fairly, intended which may not have been included in these documents, but which are essential for the execution and entire completion of works. (iv) Comprehensive maintenance including servicing of VRF unit, & repairing the VRF unit during breakdown / emergency shall be carried out through authorised representative of OEM. Contractor shall submit necessary documentary proof (MOU) in support of the same. (v) The under mentions material/services will not be covered in contract- (a) Sheet metal. (b) Complete replacement of condenser coil. (c) Electrcal work. (d) Plastic parts of units. (e) Cooling coil. (f) Civil work.

(3) Comprehensive maintenance shall be carried out as per manufacturer standard check list and detailed as under all as directed by Engineer-in-Charge. (a) Testing / Checking & servicing of blower fan motor and rectification of defect if any. (b) Testing / Checking of blower fan blade for proper functioning. (c) Cleaning of cooling coil of AHU unit with pressurised water and then testing/ checking of Cooling coil for leakage and rectification of leakage by brazing including. (d) Testing / Checking of all electrical connection and control wiring tighting of electrical connection and rectification of defect if any complete. (e) Testing / Checking and Cleaning the moisture drain pipe. (f) Cleaning of entire AHU unit for removing all dirt dust, grease etc (4) The unit rate quoted shall be deemed to include for carrying out servicing work three times during contract period. The time interval between both servicing will be intimated by Engineer -in-charge as per requirement (5) Make of VRF unit is Hitachi therefore spare part provided in the work shall be of make Hitachi, contractor may use spare part of other make as recommended by the OEM and approved by the GE . (6) Timing of attending the complaint :- Complaint should be addressed and rectified within 24 hours from intimation of complaint. Fabricating, supplying, installing and testing / balancing GI sheet with TDF flange rectangular/ square duct made out of ' L' shaped hollow profile , duly factory boxed , including all accessories such as corner, cleat, carriage bolt,support,suspender, tie rod ,Gasket and appropriate sealant on longitudinal joints etc complete of size 20 Gauge. complete all as specified and as directed by Engr-in-charge.

Supply & erection of 25 mm thick nitrile duct insulation with Aluminum foil. The thermal insulation shall be 25 mm thick non-fibrous, fire retardant, closed cell, tri- dimensional chemically cross linked polyethylene foam, conforms to class O' for fire propagation and class 1 for surface spread of flame & factory laminated aluminum foil complete all as specified and as directed by Engr-in-charge.. Note :-(1) After fixing of insulation the complete insulation should be tied with vergin PVC tape duly climped with clamps at an equal interval of 30 cm. (2) Amount of PVC tape deemed to be included in rate quoted by contractor. (3) M & L for applying rubber based adhesive CPRX compound deemed to be included in rate quoted by contractor.

Material & labour for structural steel work for supports of ducting work complete all as specified and directed by Engineer-in-charge.

Material & labour for rough excavation not exceeding 1.5 m deep and getting out in Soft/loose soil complete all as specified and directed by engineer in charge

Material & labour for Cement concrete in type C2, (1:3:6) (40mm graded stone aggregate) in foudation filling and mass concrete etc complete all as specified and directed by Engr-In-Charge.

Material & labour for aluminium sheet 0.8 mm thick as in covering/cladding of rubber insulation of hot water piping/GI sheet ducting including grouving, screwing etc complete all as specified and directed by engineer in charge.
