Taking down fan of any type/make and size carefully from fan hook, dismantling of blades and transporting from any location in side army area to MES E/M store yard for washing throughly of bearing/bush by petrol , washing and cleaning the fan blades , body , canopy etc throughly , provision of new greasing , replacement of worn out/ defective unserviceable parts including fan rod (wherever necessary ) reassembling the same and testing the fan to entire satisfaction of Engr-in-Charge, complete all as specified and directed. [Note:- (i) Replacement of defective / unserviceable parts will be paid separately under relevent items of this schedule. (ii) The cost for labour to taking out and refixing the new material is deemed to be inclusive of quoted rates. (iii) Any type of petty items which are not included in this schedule will deemed to be inclusive of quoted rates.]

Taking down burnt out Ceiling fan 1200/1400mm sweep working on 230 volts AC supply, dismantling the fan blades ,opening the cover to cutting the existing copper winding and rewinding the armature (Rotor) with super enamelled copper wire of suitable gauge incl all insulating materials complete and re-assembling the fan, fan blades and hanging in fan hook to the same location by providing three core copper (FRLSH) cable not less than 0.75 sqmm from ceiling rose or connector to fan and satisfactory testing on full speed to entire satisfaction of Engineer-in-Charge, complete all as specified and directed. [Note:- (i) Contractor will produce guarntee letter for rewinding of fan minimum 1 year from the date of installation and testing (ii) The cost of transportation will deemed to be inclusive of quoted rates. (iii) Cost of labour for taking down and refixing will deemed to be inclusive of quoted rates. (iv) Any petty items required for fixing will deemed to be inclusive of quoted rates.]

Takingdown unsv LED luminaire 600 mm x 600 mm,35/36 watt, 220 V AC recessed type fitting and M&L defective driver replace with new one and refix fitting again same place in serviceable condition complete all as specified and directed.

S & F LED based security light 35 W in aluminium pressure die cast housing with touched glass cover having IP 66 Protection and with aluminium bracket including taking down of old unservicable security light complete all as specified and directed.

NOTES : Contractor shall quote the rate considering the effect of following notes in BoQ Item both B/R & E/M Item :- (a) The above work is comprehensive maintenance, upkeep of all internal & external assets of all Qtrs, MES Service Centre, Shelter, OTM Accn under AGE (I) Nabagram complete including attending and rectifying day to day complaints, repairs / replacement of parts by deploying minimum work force / manpower e.g. Carpenter, Mason, Plumber, Sewer man, Electrician, Welder / Blacksmith with adequate helper from 09:00 am to 05:00 pm. (b) Contractor shall establish a site office where One Supervisor / Engineer will present all days to record complaint from JE / AGE (I) (Engr-in-Charge) at B/R / E/M Complaint Cell day to day basis and comply all complaint within 48 hours by using necessary work force required after receiving the complaint & completion report to be submitted to AGE (I) / JE (B/R) or AGE (I) / JE (E/M) duly signed and entire satisfaction of users for claiming the payment. (c) Supervisor shall downloading the complaint received from cell centre on daily basis for assigning the work to the workers of respective trade.

NOTES (contd.....) (d) Uploading all the complaint received at the service centre by any mode in the MES e-Complaint System / Manual register system and uploading the status of attending the complaints on daily basis so that the back log is not more than one day / as per required complaint as per time / agreement. (e) Preparing abstract for unattended complaint on daily, weekly & monthly basis and submitting the same to concerned Engr-in-Charge. (f) A penalty of not attending / rectifying the complaint even after 48 hours are as under :- (i) Upto 48 Hrs = Nil (ii) 48 Hrs to 72 Hrs = 100 / Complaint (iii) 72 Hrs to 120 Hrs = 200 / Complaint (iv) 120 Hrs to 7 Day = 300 / Complaint Decision of penalty will be rest on AGE (I) Nabagram considering the situation of work & availability of material & labour. (g) Contractor shall store sufficient raw materials, spare parts & labour forces to meet the day to day requirement. No objection will entertain in later on.

NOTES (contd.....) (h) The contractor shall take immediate action to attend all complaint lodged on MES e-Complaint system or any complaint assigned to him through site order book / verbal instructions from Engr-in-Charge / AGE (I) / JE concerned on telephones / through call centre of MES e-Complaint system or through any mode, from occupants. In all cases he shall attend the complaints in the specified duration. (j) The daily complaint monitoring system on the web based portal MES e-Complaint System App will be used for lodging and attending complaints will be provided by MES to the contractor. (k) The expenditure on account of internet for using app and infrastructure shall be done by the contractor. Nothing extra shall be paid on this account.
