Monthly Activities: (i) Cleaning of cooling coils & air filters with water & detergent (ii) Cleaning of water strainers (iii) Checking of “V” Belts of AHU Fan, its tension , replacement of “V” Belt including supply if found damaged (iv) Thorough cleaning of AHU room, grills inside office rooms of each floor
Once in 04 months Activities: (i) Draining out old water from the chilled pipes, refilling fresh water & venting out air if required (ii) Checking of alignment between AHU Motor & Pulley, making it right in case of mis-alignment (iii) Greasing of AHU Wheel/fan Bearings
Servicing /overhauling of AHU motor(Once in two years): Servicing/Overhauling of AHU Motors (4 Nos) including supply of bearings & all consumables (once during the 2-years contract).
Maintenance of Cooling water pump motor & pipe line valves Once in 04 months Activities: (i) To check the gland packing of water pump & changing the same including supply of Gland packing, nuts, bolts, washers, etc. (ii) To check the water pump motor terminations in motor TB & local MCB. Making good the termination, if found defective, including supply of al materials like glands, lugs, TB, MCB & all consumables. (iii) To check the water pipe line butterfly valves for proper closing/opening & greasing of valves
Cooling Water Pumps (Once in a Year): Cooling Water Pump Motor:3-Ph, 7.5KW, 2900rpm, monobloc with pump, Kirloskar make Servicing/overhauling of Motor & Pump including supply of motor bearings, application of red insulating varnish & painting of motor(Once during the contract).(All the materials to Party’s account)
Maintenance of Electrical panel board Once in 04 months Activities: (i) Cleaning of electrical panel board complete & tightening of all terminations (ii) Checking of main switches, DOL Starters, cable terminations, MCBs of AHU rooms/local controls & replacement of the defective components, if any, is including supply.
PART-B ON REQUIREMENT BASIS ONLY IN CASE OF BREAKDOWN):- OPTIONAL WORKS
Rewinding & complete overhauling of motors including supply of bearings, painting, all consumables, etc
Supply & Replacement of AHU Blower Wheel
Supply & replacement of defective butterfly valves of water pipeline including breaking & making of pipe line insulation (Cement plaster, chicken wire mesh, Thermo cool, bitumen, etc)
