Operation and upkeeping of HVAC system i/c BMS of NITB involving operation minor repair & maintenance , maintaining records/ documentation for the above works as per the scope of work and terms & conditions of contract on all days including Sundays & holidays of the month on round the clock basis etc complete all as required. The details of man power to be deployed in each shift of 8 hrs and the list of Equipment's to be operated and upkeeped shall be as per special condition of contract.

All inclusive comprehensive maintenance of 3 x 350 TR water cooled HVAC System including BMS consisting of CARRIER make centrifugal type chillers ,cooling towers, Primary /Secondary / Condenser pumps, fan coil units, AHU's Exhaust System , MV cubical panels etc. and all other associated electrical system and equipment's including periodical checks, carrying preventive maintenance as per manufacturer's & AAI guidelines, attending break down which includes repair, replacement of defective components, painting of systems as per special conditions of contract, maintaining records/ documentation, supplying consumables for electrical and mechanical maintenance i/c chemical dosing to keep condenser water quality within permissible limit as per OEM standard etc. complete as per detailed specification, terms & conditions of contract.

All inclusive comprehensive maintenance of following capacity of VRV Cassettes AC indoor and outdoor unit including periodical checks, carrying preventive maintenance as per manufacturer's & AAI guidelines, attending break down which includes repair, replacement of defective components, maintaining records/documentation, supplying consumables for electrical and mechanical maintenance complete all as required. The work shall be carried out as per the detailed specification, terms & conditions of contract. Quarterly Inspection of CARRIER make 3 Nos X 350 TR water cooled centrifugal type chillers from OEM / authorised OEM Service dealer/ Authorized system Integrator for checking chillers performance periodically. SCOPE OF WORK QUARTERLY INSPECTION OF CHILLRES as belows:- a) To check oil level in the compressor. b) To check liquid sight glasses for determining refrigerant shortage. c) To inspect the unit for leaks with a soap solution. d) To inspect entire system for any unusual conditions such as noise, vibration, etc. e) To check the system operating pressure and temperatures to ensure proper operating conditions. f) To check Evaporator and Condenser Approach. g) To check chilled water flow by checking pressure drop across the chiller. h) To compare the chilled water temperature at full load with the chilled water temperature control. i) To inspect all safety controls and adjust if required. j) To inspect all operating control and sequence of operation. k) To review daily operating log maintained by Customers operating personnel and instruct operating personal as required. l) To give suggestions for improvement of chiller performance. m) To carryout calibrations of transducer & sensors. n) To check Motor Insulation. o) To carryout adjustments of controls if required. p) To clean, tight and checking of soft starter & accessories. q) To carryout software checking & verifications, if there is any minor work then it will be attended and provide recommendations for replacement of hardware if any. r) To generate the report of all units during visit and same will be handed over to the agency for onward submission to AAI.

Carrying out Quarterly Inspection of Honeywell make BMS installed for the HVAC system of NITB from Original Equipment Manufacturer (OEM) / authorised OEM Service dealer/ Authorized system Integrator and submission of Quarterly Inspection Reports to Engineer-In-Charge The work shall be carried out as per the detailed specification, terms & conditions of contract. SCOPE OF WORK QUARTERLY INSPECTION OF BMS as belows:- a)Power connectivity to all DDC panels. b) Soft points integrations to DDC controllers. c) Hard points and sensors connectivity to the DDC controllers. d) Check soft inputs and hard inputs outputs in BMS Software. e) MSTP connectivity from DDC controllers to main controller. f) LAN connectivity from main controller to software. g) Generate the report for troubleshooting and material requirements will be handed over to the agency for onward submission to AAI.

Dismantling of all type of air conditioning system Up to 2 TR and safely handed over to AAI store including finishing of wall properly with cement plaster, Putty, Color etc. as per site requirement.
