M & L for Preventive maintenance of LT panel of any size including tightening the connections of cable from MCCB / Contactor / switches, replacing all lug with new of any size aluminium / copper, replacing the complete internal wiring, copper cable by 16 Sqmm single core FRLS multistranded connection between MCCBs and connector, contactors, painting of LT panels, replacing connector of size 40 Amps to 100 Ams, TPN set by new connectors complete all as specified and directed. Note: Material such as 16 Sqmm copper wire, connector, contactor, MCB, MCCBs, Starters, phase preventer will be measured and paid saperately.

S & F in repair thermal overload relay (Auto / manual reset) for power contactor type NO/ NC having variable relay range upto 25 Amps, 3 Phase, 415 Volt all as per existing installed on site and as specified and directed by Engineer-in-charge. Make: As per existing make and as approved by GE.

M & L for opening outdoor unit at site taking out unservisible condenser motor, S & F in repair burnt out unservisible condenser motor 0.37 Kw (0.5 HP), 230 V 50 HZ, 900 - 1000 rpm single phase from outdoor unit of package type AC plant complete all as specified and directed. Note: Make shall be provided as per existing make and as approved by GE.

M & L for opening outdoor unit at site taking out broken / defective condenser motor fan blade size 450 mm sweep , S & F in repair, testing condenser motor fan blade size 450 mm (3/ 4 blade) suitable for 0.37 Kw (0.45 HP), 230 V 50 HZ, IP 55 single phase condenser motor sweep package type AC plant all as specified and directed by engineer - in charge.

Suply and fix in repair Dry all liquid line filter drier , working temperature range (-) 40o C to 80o C, for respective capacity 5.5 TR to 12 TR AC plants with both end leak proof connection to liquid line all as per Engineer-in-charge.

S & F in repairs expansion valve of capacity 5.5 TR / 6 TR all as per Engineer-in-charge.

S & F in repairs expansion valve of capacity 8.5 TR / 9 TR complete all as specified and directed.

S & F in repairs expansion valve of capacity 10TR/11TR /12TR complete all as specified and directed. Note for item No.32 to 34: Make shall be provided as per existing make and as approved by GE.

S & F in repair remote control set with remot circuit panel and suitable cord for Tower / wall mounted room air conditioner 4TR capacity all as specified and directed by Engineer-in-charge.

S & F in repair remote control circuit set, electric panel and suitable cord including sensors , controller for package type AC plant 8.75 TR to 12 TR for controling temperature, cutoff compressor, on / off mode, fan swing with digital indicator / display by sensing all paremeters all as specified and directed by engineer in charge.

M & L for opening air handling unit in AHU room , taking out air blower coupled with 3HP to 10 HP electric motor, supply and fix in repair new central rotating shaft (impeller) along with new bearing pillow block on both side with respective ball bearing for bolwer shaft (impeller), on both side size inner dia 25 /65 mm, greasing, , testing and refixing same blower in air handling unit, closing air handling unit same as original all as specified and directed by Engineer-in-charge.

M & L for tracing out leakage location in AC plant refrigerant circuit ( suction /delivery line condenser line, valves, connection location) rectifying the leakage location by brazing / soldering and Supply and filling refrigerant gas R-22 lossed in leakage / repair/ maint work including testing of pressure level, leakage.

Note: Refrigerant gas will be measured and paid saperately. Note : Make shall be provided as per existing make and as approved by GE.

Note: Refrigerant gas will be measured and paid saperately.

M & L for disconnecting old unservisible compressor including electrical wire connection, suction and delivery line from installed location, supply and fix in repair of scroll compressor of 8.75 TR capacity model no SM120/SZ120 in air/water cooled chilled based split type AC plant/ package type AC including fixing, connection & out going pipe, pressure testing, welding, brazing connection basing etc all as originally fixed, specified and directed by Engineer-in -charge. Note: Refrigerant gas will be measured and paid saperately.

M & L for disconnecting old unservisible compressor including electrical wire connection , suction and delivery line from installed location, supply and fix in repair of scroll compressor having thread end (flare end) for suction and delivery of 12 TR capacity model no SM185/SZ185 in air/water cooled chilled based split type AC plant/ package type AC including fixing , connection & out going pipe, pressure testing, welding, brazing connection basing etc all as originally fixed, specified and directed by Engineer-in -charge. Note: Refrigerant gas will be measured and paid saperately.

M & L for disconnecting old unservisible compressor including electrical wire connection , suction and delivery line from installed location, supply and fix in repair of scroll compressor having thread end (flare end) for suction and delivery of 11 TR capacity model no SM147/SZ147 in air/water cooled chilled based split type AC plant/ package type AC including fixing , connection & out going pipe, pressure testing, welding, brazing connection basing etc all as originally fixed, specified and directed by Engineer-in -charge. Note: Refrigerant gas will be measured and paid saperately.

M & L for disconnecting old unservisible compressor including electrical wire connection , suction and delivery line from installed location, supply and fix in repair of scroll compressor of 5.5 TR capacity model no HLJ072 as in air/water cooled chilled based split type AC plant/ package type AC including fixing , connection & out going pipe, pressure testing, welding, brazing connection basing etc all as originally fixed, specified and directed by Engineer-in -charge. Note: Refrigerant gas will be measured and paid saperately.

M & L for disconnecting old unservisible compressor including electrical wire connection , suction and delivery line from installed location, supply and fix in repair of scroll compressor of 5.5TR capacity model no CSB453H8A in air/water cooled chilled based split type AC plant/ package type AC including fixing , connection & out going pipe, pressure testing, welding, brazing connection basing etc all as originally fixed, specified and directed by Engineer-in-charge. Note: Material such as Compressor and Refrigerant gas will be measured and paid saperately.

Disconnecting the electric connection of the defective motor of any make from panel board, dismentling from centrifugal pumping set/ ceiling suspended AHU/floor mounted AHU/ cooling tower, transporting to workshop and dismentling motor, taking out burnt copper winding of motor, cleaning the casing, pump with wire brush, rewinding the motor using PVC insulated copper wire of existing gauge, re-assembling the motor to its original form, after repair of defective parts as its original parts, bringing back to site of work, reconnecting electrical connection , recoupling with centrifugal pumping set/ ceiling suspended AHU/floor mounted AHU/ colling tower for satisfaction running to the satisfactory of Engineer-in-charge for the capacities 7.5 HP to 10 HP of motors.

M & L for descaling of condenser shell and tube using suitable chemical solution and feeding in a cyclic way by high pressure pump for 30 min and cleaning outer part with brush and rod by suitable method including supply and fixing rubber gasket all as directed by engineer in charge.

M & L for descaling of condenser/chiller pipes/hot water pipes using suitable chemical solution and feeding in a cyclic way by high pressure pump suitable no of times for complete cleaning of pipes by suitable method including replacement of rubber gasket all as directed by engineer in charge.

S & F in repair PVC fills (Half / Full) to its original quantity and position of cooling tower modular construction FRP type of capacity 30TR-50TR all as directed by engineer in charge.

S & F in repair of Copper condenser installed in outdoor of 11TR / 12TR (77x45x2) Package/Central type AC plant including connection of suction and delivery line, pressure testing all as directed by engineer in charge.

M & L for cleaning and removal of the dust from Outdoor unit/Air handling unit/ Cooling coil of central/Package Type AC plant of 5.0 to 50.0 TR by washing with water or by suitable method including cleaning of air filter, supply and replacement of damaged wires with copper wire PVC insulated of existing size, tightening of loose wire, nuts, bolts, servicing of condenser motor by oiling, greasing, setting of grills alignment complete including refixing in original position including provision of thermocol for air tightness, testing and commissioning to the entire satisfaction complete all as specified and directed by Engr-In-Charge.

S & F in repair thermister temperature sensor suitable for 22.0 TR/24.0 TR aircooled chiller. Note : Make shall be provided as per existing make and as approved by GE.

M & L for comprehensive maintenance of 2x100 TR (One working and one standby) Air Cooled Chiller plant as per under mentioned detaiils for 09 months period complete all as specified and directed by Engr-In-Charge. (i) Details of equipment/machinery includes for which comprehensive maintenance will be carried out include. (a) 02 Nos. Chiller compressor of 100TR each having model No.LCAX1-03750A, Ser No.CRI00006/CRI00007, Make-Bluestar with all connected equipments of basic refregeration cycle of chiller plant like evaporator/condenser/expansion valve/sensor/control panel etc. Note:- (1) Comprehensive maintenance of air conditioning plant shall be carried out as per manufacturer's standard check list and detailed as under all as directed by Engr-In-Charge. (a) Testing/Checking of compressor for its proper functioning and rectification of defects if any. (b) Testing/Checking of control switch such as pressure cut outs, water flow switch, temperature sensor for proper functioning. (c) Testing/Checking of PCBs, microprocessor, control panel, control boards, transducers of chillers/condensing unit for their correctness and replace if necessary for its proper functioning and rectification of defects if any. (d) Testing/Checking of refregeration pipe line network for leakage and rectification of leakage by brazing. (e) Testing/Checking & servicing of blower fan motor and rectification of defect if any. (f) Testing/Checking of all electrical connection and control wiring tighting of electrical connection and rectification of defect if any complete.

(g) Testing/Checking & servicing of condenser fan motor and rectification of defect if any complete. (h) Testing/Checking of condenser coil for leakage and rectification of leakage by brazing including cleaning of condenser coil. (j) Testing/Checking of refregerant pipe for leakage and rectification of leakage by brazing including cleaning of refregerant pipe. (k) Cleaning of entire chiller plant machinery/equipment of basic refregeration cycle network. (2) Contractor shall also be responsible to rectify any defect during break down without any extra cost during contract period. (i) Free replacing of defective/worn out parts with new or repaired parts for compressor/thermostat/cutouts as per site requirement will be deemed included in quoted rate. (ii) Topping of refregerant gas will be deemed included in quoted rate. (iii) Charging of nitrogen gas in unit & complete system at 300 psi pressure and checking of any dropping of pressure/leakage for suitable time period after rectification of leakage if any. Vaccumisation of complete system and charging of adequate quantity of refregerant gas. (iv) The rates quoted by the tenderer shall be deemed to include for any repair, which are obviously and fairly, intended which may not have been included in these documents but which are essential for the execution and entire completion of works. (v) Comprehensive maintenance including servicing/cleaning of entire chiller plant machinery/equipment of basic refregeration cycle network & repairing the plant during breakdown/emergency shall be carried out through authorised representative of OEM. Contractor shall submit necessary documentary proof (MOU) in support of the same. (3) The unit rate quoted shall be deemed to include for carrying out servicing work three times during contract period. The time interval between each servicing will be intimated by Engineer -in-charge as per requirement. (4) Make of Chiller plant is Blue Star therefore spare part provided in the work shall be of make Bluestar, contractor may use spare part of other make as recommended by the OEM and approved by the GE. (5) The under mentions material/services will not be covered in contract- (i) Any type of maintenance/repair of low side item of AC plant like AHUs, water pumps, calorifier, hot/chilled water pipe line with insulation, expansion/make up water tank, pressurization until electric supply cable & panel etc. (ii) Replacement of entire equipment like evaporator/cooler, condenser, compressor etc. (iii) Failure or deterioration of any equipment or parts due to atmospheric condition/corrosive atmosphere/ageing/damages due to the external influences. (6) If the defects are not rectified in stipulated time then 500 Rs/Hr will be recovered from contractor dues. (7) Timing of attending the complaint:- Complaint should be addressed and rectified within 24 hours from intimation of complaint. (8) Payment for the job shall be made on monthly basis as directed by Engr-in-charge. (9) A mail No from the contractor must be given to lodge the complaints.

S & F with replacement of monoblock capacity 3 HP three phase available head 6-14 mtr with suitable delivery size to existing all as specified and directed by Engineer-in-charge.

PRESSURE GAUGE & PLUG S & F in replacement of Pressure Gauges complete with fittings , cock valve, syphon and pressure gauge etc. complete as reqd 100 mm dia for chilled water pipe. Make:- Feibig, H Guru/Emrald/DS Engg.

TEMPERATURE GAUGE S & F in replacement of Thermometer gauge with thermowell complete with fitting etc. as regd. Make:- Feibig, H Guru/Emrald/DS Engg.

Supply, installation and testing with replacement of LP Switch/ HP switch along with connection wire and flexible conduit complete with fitting etc. as reqd and directed by Engineer-in-charge.

M & L for preparation of old painted surfaces of LT panels of any size and shape and applying two coats of synthetic enamel paint all as directed.
