c) Keeping the area neat and clean and free from vegetation growth all over ground in solar plant(Note: Recovery to be deducted at the rate of Rs 1000/day if not found clean during visit) d) Material and Labour for replacement of defective power condition units(PCU)/Inverters /String invertor with maximum power point tracker/Tracking (MPPT) feature,cable and other electrical works shall be included in the O&M Quoted Cost. e) Cost of equipment and spare parts shall be included in the O&M quoted Cost. f)The Operator shall operate and maintain the Plant in accordance with the provisions of this O&M Plan/O&M Procedures and Good Industry Practices. g) Operator shall observe and strictly comply with the Applicable Laws for the operation and maintenance of the Plant in accordance with the provisions of this O&M . h) Measurement & monitoring of the electricity production through appropraite monitoring systems for the period of the Term of the contract. A) Operations j) The following will be monitored : i) Measurement and calculations of the Plant current and nominal performance . ii) Any unusual conditions found during operations/inspections. iii) Any system disturbances/outages iv) Monthly report of the solar plant generation is to be provided by Contractor.

Providing fully comprehensive annual maintenance of TOSHIBA make VRF System installed at Mazgaon Court Building, Mazgaon, Mumbai. The VRF system includes Outdoor units as ( 24 HP x 1 + 26HP x 1 + 42 HP x 2 + 44 HP x 2 + 46 HP x 3 + 50 HP x 3 + 52 HP x 4 = 718 HP). The VRF system ncludes Indoor Units of Cassette type as ( 1.28 TR x 51 + 1.59 TR x 32 + 2.0 TR x 79 + 2.56 TR x 81 + 3.18 TR x 52 + 3.98 Tr x 10 + 3.98 x 7.96 x 2 TR Ducted IDU 1 + 1.3 TR One way cassette 47 Nos + 1.5 TR Hi-wall 1 Nos) total Indoors=347 Nos. There are Conventional 12 nos of Spilt Ac AC units. The Hybrid, thermal solar panel connected with all VRF outdoor units to use solar energy to superheat the compressed gas by ODU. Total 67 HTS panels are used (1 job Per Month Hence for 12 Months = 1 Job x 12 Months = 12 jobs ) The scope of work includes: 1. Carrying out Routine Inspection,checking & servicing of the units Monthly to keep the air conditioning system in healthy working condition & cleaning filters once in a month. 2. Replacement and repairs of all spares and material, compressor, motor, all kind of conectors& electrical parts, all panel switchgeras , remote control panel, & their control cables, wire or cable leads of compressor & motor, condenser pumps,have to be done whenever necessary or as per instruction of Engineer in charge. All copper control cables in between indoor units/outdoor units and remote control, will have to be maintained or replaced by the contractor as & when required. 3. Attending breakdown call within 2 hrs. after prior intimation of Engineer in charge or any other competant authority of user departments. 4. Condenser coil will be inspected and cleaned with air blower. Every year anti corrosive treatment is to be done by the contractor. 5. Cleaning and replacement of Air Filters of the units once in every month or as and when required. 6. Cleaning and replacement of drain pipe of the units or as and when reqired . 7. Gas charging should be done as & when required . VRF circuit replacement, sensors replacement, blower replacement, air filters replacement and cleaning, heater and its controller repairs and replacement shall be included in the AMC. Technician should be present on site for VIP meetings and conferences
