Complete Cleaning Servicing of VRV Units and allied works for upcoming summer Season installed at New Emergency Block of GMCH Jammu
Complete Cleaning servicing of VRV units of air conditioning system installed at terrace of New Emergency Block of GMCH, Jammu by way of disconnecting all the incoming electrical connections and then chemical wet servicing for heating effectiveness of the whole unit and including all outdoor unit, indoor units, heating coils servicing, electrical servicing, greasing/oiling of motors etc. The job also includes identification of faults in the system i.e gas leakage etc for its further rectifications and also repairing thr damaged pipes by copper brezing method wherever required so as to make the complete system fully functional in the interest of patient care. The job further includes Complete cleaning/servicing and chemical cleaning of the evaporater/ heating coil by spraying chemical cleaner over the coil surface using jet cleaner pump on both sides of coil for at least 20 minutes and then spraying the coil with fresh water till the foam goes away or till the chemical is washed off and the cleaning process is repeated till the fins and cooling coil are totally cleaned. . Checking the refrigeration control system for operation and adjusting the settings and Checking the refrigeration system, motor and starters for performance and ensuring healthy condition of the plant.. Overhauling of all the required components of the equipment at site or in workshop as and when required. The job also involves refilling of refrigerant gas R410 as and whwn required and also replacement of the overheated/burnt/damaged MNX-A2-04 No’s, VSP Single phase preventer-02 No’s with new ones and also replacement of all the damaged wiring in the VRV units . The job further includes repair of control units of VRV’s wherever required The Job also involves repeated cleaning /servicing of all the units as and when required and also cost of technician when required throughout the season as per the recommendation and instructions of the site Engineer. Complete job includes cost of material, all kinds of taxes, labour charges, tools & tackles, other unforeseen materials & works required for execution of job .

A) Routine checking and servicing (Preventive maintenance). i) Checking & servicing of all mechanical & electrical parts of the A.C.Machine, refrigerant system, condenser & cooling system etc. three times in each month. ii) Checking of performance of each machine, Load Current (Amp) , CFM, grill temperature¸ room temperature etc. on daily basis & these shall be noted, in Log Book. All entries be countersigned by the Agency and the concerned Junior Engineer in the Log Book. iii) In every month, the Outdoor unit should be thoroughly cleaned and washed by vacuum cleaner and jet spray. iv) All machine shall be numbered according to their location, made and as per direction of E.I.C & Log book be maintained accordingly. v) Cleaning of filters twice in each month. vi) Lubricating the bearing of the motor & fan as and when required vii) Checking the electrical incomer upto incoming M.C.B incl. starter, switches etc. in each month. Any fault located should be brought to the notice of the Asstt. Engineer & Junior Engineer immediately. viii) Checking & repairing of all parts which have not been specified but necessary to keep the machine satisfactory running condition. ix) Agency must be provide a trained attender for operation of ductable type AC machine. x) If any fire hazard occurred due to poor maintenance of the Split/Window/ductable split Air Conditioning machine, the liability will goes to solely on the concerned maintenance agency.
